❤️ Efficient baseboard heating system and and "Evaporative Cooling System" - An Evaporative Cooler lowers the air temperature by passing outdoor air over water soaked pads and then pulling the cooled evaporated air into the home. Evaporative cooling systems can be used effectively in the dry desert air of Mesa County. Operating instructions are included in the home but does require a window or two to be cracked open to allow for circulation. This cooling effect will achieve similar home temperatures as other forms of cooling, however the air may feel more humid and be louder (due to the fan) than refrigerated air units.

Bedrooms include new mattresses, high Thread Count Bedding, Down-Alternative Comforters, fluffy pillows and extra blankets. The bathrooms have towels, wash cloths plus toiletries to get you started including toilet paper, facial tissue, bar and hand soap, shampoo, conditioner and lotion.

Everything was good except the beds were super uncomfortable and smelled dusty.

Enjoyed staying in this house. The bedrooms were a good size, nice living room, and kitchen. Took advantage of the fire pit. Close to downtown, conveniently across the street from a park.

The best part of this property was the location -- close to City Market, the bike shop and Hot Tomatos, the best pizza in town. Very nice to have a separate shed to safely store and lock our bikes. Special shout-out to Mary at Visit Fruita who was so helpful when a last minute work trip had us reschedule our plans, and to Aly who helped us get checked in and was able to respond quickly to our request for an extension cord so we could enjoy the lights in the back yard with the fire pit.

This place is beautiful and extremely clean and crisp. I loved the kitchen / living room area as it was extremely cozy and perfect after playing outside during the day. The beds were comfortable, not to hard and not too soft.... just perfect for me. The host was really responsive. As a follow-up, I let them know that the neighbor doesn't turn off the outside light at night and it was brighter than preferred in one of the rooms and they were really appreciative to know that to correct it.

Had no idea Fruita was such a cool little town. This property is within walking distance of a cute little downtown and minutes away from the Colorado National Monument. Comfortable, even with 98+ temps outside. I will come back!
