A good location with parking, good bus links into town and helpful staff but overall the hotel is tired. The rooms are outdated, water pressure very low for the shower, poor wifi and uncomfortable beds.

Staff were great, room clean and comfy, the only thing I didn't like was a constant dripping, I couldn't find where it was coming from but kept me awake most of the night, it sounded like it was behind the bed but I couldn't see anything

Well to start with it's basically one of the more budget options in the Brighton area that has parking so you can't expect too much, however even booking a few months in advance it was still £100+ a night.
The customer service from front desk was actually very good and friendly. After checking in I asked for a fan and the lady got me one promptly.
Parking is off road and easy access, just need to put your reg in on the tablet at the front desk.
There is a bar and pool table, didn't try the food.
The room was pretty antiqued and although the sheets and general surfaces were clean there was still a lot to be desired in the cleanliness department. The bath plug hole was full of hair which would make your stomach churn. The toilets waste pipe that ran horizontal was covered in thick dust. More attention to detail is needed in this department.

Parking was a positive as were the transport links. The room was amazing; big bed and clean bathroom but in real need of investment. Very disappointed that there was no restaurant or bar open

Location was good for Brighton especially eith on site parking off site can be expensive. The hotel offers a continental breakfast, but this has to be booked by 21.00 the previous evening. We arrived late, due to traffic at 21.40 and were told that it was too late to book the breakfast. Not great. The room was hot and without no air-conditioning or a fan was stifling snd eith the window open quite a lot of traffic noise.

This hotel is very tired and worn out! It is a shame as it was once a very good hotel. The location is very good and the free parking a bonus. The room was basic and the bed clean and comfortable, but the ensuite was very dated and could have been cleaner. If this hotel was modernised it would be great.

Motorbikes felt safe parked outside. Bus stop out front to take you into centre of brighton.

Convenient location and parking is good. Dated hotel and could do with modernization. My window didn't close properly or lock as it's very old and needs replacing. Luckily it wasn't cold. I would stay again mainly for the location and parking, so good value for what it is

Had a nice weekend stay at the hotel. Staff friendly, everything I needed in the room and plenty of free parking. Like others have said, the rooms are a bit tired but still comfortable. Would certainly stay again 👍👍

Just needs a heck of a lot of money spent on it complete refurbishment. However did the job and a good nights sleep after nearby festival! £137 a night though is crazy for the state of the place. T and coffee but no bottles of water in room which should be standard and no shop nearby or vending machines! So woke up with a headache

It was awful, the whole place stunk of damp, the bed was so uncomfortable and hard that my back hurts after only 1 night, I’ve never had back problems, there were used toiletries in the bath so it probably hadn’t been cleaned it didn’t look cleaned. Everything was broken and old looking, no staff around ever probably so you cant complain.

The staff were friendly and welcoming. The room facilities were clean and in working order, but some elements of the hotel were dated and shabby.
Beware......the website boasts a restaurant with an extensive menu. This facility was, apparently, withdrawn some years ago and on ly a continental breakfast is now available.
The availability of dinner was a key reason for booking into the hotel, so we were disappointed and placed at a severe inconvenience upon arrival.

Sorry to say this but the beds were terrible. I was there for 4 nights was meant to be 5, but the mattress was very old springs broke I think… The breakfast was not very appealing or cost friendly.
In it’s favour It was very reasonable priced and all staff where lovely clean bedding and towels. Thank you.

The hotel was exactly what I wanted, a place to rest my head. It looks like it was Undergoing a bit of a refurbishment. Being that it was undergoing a reverb. The condition of the holes and the stairs was not perfect. The room however, was more than adequate and the location was good.

There was a wooden door l- basically they book out family adjoining rooms to two sets of complete strangers meaning you can hear everything going in and you don’t necessarily feel safe. They should show this in the first place but you don’t find out until you’ve arrived in the city.
The shower was lacking power.
Should be clear these adjoining rooms are for two groups in the same family (not compete strangers) as they had no spare rooms available.
Cheap and nasty- friendly staff but poorly trained and obs impervious and of limited help!

Was very basic only booked this as close to family, floor boards creaking rooms dated room looking on a back yard lots of squirrels to look at ,

We arrived late but there was a lovely lady on duty yo welcome us.
The room was large and was very clean but the bed was lumpy.
The room looked like it had been recently painted,plenty of tea and coffee.
the bathroom very dated but it was clean and had a large iron bath. Plenty of hot water.
They advertised a continental breakfast was available but we didn’t dine in the hotel as we were to go yo a funeral and so we stayed in the room as later as possible and went to Costa Coffee about 50yards away for something to eat and coffee.

The room was comfortable and clean, with all we needed for our stay. The decor in the hotel could do with updating, but the situation was excellent on the outskirts of the city, and free parking is a great bonus in Brighton.

I’ve stayed in past at Preston Park Hotel was really nice clean place, this time was in really poor condition & is in need of a good Refurb
& redecorating, I struggled up the stairs to then be confronted with a key that was not a snug fit to the lock, took a couple of minutes to get into my room, The English female member of staff that checked me in wasn’t particularly joyful but miserable to be honest,
The Ukrainian lady member of staff,
was more joyful friendly & talkative on the late shift,

Our room was absolutely freezing cold. Couldn’t have a bath or shower because it was so cold we had to use 2 other blankets on the bed

Didn't read reviews before booking in a hurry because it was in a convenient location. Experienced some of the poor conditions that others have shared but as I was staying for one night only and the room was clean and bed comfy the rest of the place didn't feature prominently.
It is ramshackle, eccentric and needs a good refurbishment. Wouldn't stay there again.
