Location is perfect! Close to the square and attractions/shops. Hotel was run down, not very comfortable but clean.

We chose this hotel for the location, large living space, and that it had a kitchenette. The decor of our rooms were lovely and we even had a veranda. The daily room housekeeping was good too. The kitchenette came with a sink, cooking hob, fridge, microwave and lots of cupboards. But (there is a big but!), NO utensils, mugs, plates, pots, or kettle, making the kitchenette pointless. We asked for a kettle, and all we received was a lidless teapot!!! I would suggest that anyone going here should take a few of your own utensils. On arrival the fridge contained 6 bottles of water. There was no information to say that the fridge was actually a minibar and it’s contents had to be paid for. Other hotels provide water, tea and coffee for free.
When we arrived at the hotel we were escorted quite a distance away from the hotel to another building which made us feel quite detached from a hotel experience. Breakfast was situated by the main hotel, so we had to walk a distance to get to this every day.
The room didn’t contain any information about hotel amenities (room service, concierge services, minibar pricing, safety information, local amenities/attractions).
To sum up, the location couldn’t be better, but the hotel needs to provide what it is claiming to have. I wouldn’t rate it as four star either. More like a three star from what it actually provides.

First. I travel for a living. I have been to 85 countries.
When we arrived late, they did not help us with luggage. I was traveling with a woman who needed help. They said they had four hotels and walked us in the dark up stairs and down stairs, through hallways and alleys expecting us to remember the way. No map to help us find the way. Gave us 3 physical keys attached to a heavy key ring, with three keys and only one of the keys opened any door.
Pillows were super flat, when I called to get extra pillows they made us feel like we were burdening them.
Breakfast was from 7-11. As soon as it hit 11 they kicked us out
The photos on the site are deceiving, it looks amazing in photos. Walls are all scuffed up. The claim to have great views of St Marks Square. Our view was an old man in his whitey tighties.
I could say more but, I’m exhausted from the experience.
Side note this isn’t my first time to Venice, but my last this hotel.
The best part was it was spacious and quiet stay.

This property is in the heart of Venice, walkable to many sites. The room was a bit shabby. New couch and rug would help while still maintaining the old Venice atmosphere. The breakfast was outstanding and the staff were excellent. Transportation to and from Venice is extremely pricy and this is not the fault of the hotel. The staff always steered us to reasonable choices.

As close to St Marks square as you could stay. We stayed in a reasonably priced suite which was perfecto! Breakfast was fantastic. Location was a 30 second walk from the apartments. Great aircon was needed in the 35 degree heat and it was great. The only thing that was lacking was a kettle, however due to the fire risk I believe they're not supplied routinely.

I would definitely stay here again next time I'm in Venice. It's central, the rooms are clean and the hotel team are helpful and friendly. There is a small shop nearby for essentials, water etc.

Great location! The property has an old world feel that is lovely. If you are expecting American comfort/luxury this is not for you. Tha hotel is old and our room was spacious and clean and the AC was just what we needed. The breakfast was so much more that we expected. We would come again

Great location, right next to San Marco square. There is a grocery store next door with great prices. Stroll the square after dark and get back to room in one minute. One useful tip, you don’t have to take the water bus number 2 to Realto off the train as most people do. Take any water bus to San Zaccaria and avoid the long wait. It is also an easier walk with luggage.

It was conveniently located and included breakfast in one of two restaurants in/adjacent to the property. Our room was spacious and included a separate bedroom and den/sitting room with a kitchenette. Staff were courteous and helpful, and the price was reasonable.

Air conditioner didn't work. They supplied us with a portable air conditioner which could only cover living are and not the bedroom. They just said that they were fully booked and couldn't give us another room. Even though it stated on Expedia that we had to pay at the property, we were forced to pay 10 days in advance to hold the room. Sorry... Wouldn't recommend it.

Old outdated rooms even for Europe. Bed was terribly uncomfortable and the rooms could certainly use some updating. Location was great. That’s the only reason it got more than a one star rating.

Luxurious hotel in the heart of Venice. Service was exceptional as was the daily hot breakfast included in price. Also the boat trip to Murano island was an added surprise included in the price. We stayed 4 days.

The room was comfortable even more so once we worked the central heating out.
Breakfast selection was very good although the "hot" food was barely warm and consisted only of scrambled egg and small pieces of bacon.

Heat was switched off for the season and it was cold in our room. Uncomfortably cold. Desk staff was just Ok and helped with a water taxi to airport which worked out fine for $140 euros cash. Breakfast was adequate but nothing special. The best was that the hotel provided a free water taxi excursion to Morano for a glass blowing tour. Sales opportunity at the end of course as nothing is “free”. No pressure to buy but strongly encouraged. Over priced compared to shops near the square.

Great place to stay within touching distance of St Marks Square - wouldn't recommend in the hotter months however as AC is completely useless/broken. Also had small leaks in the bathroom throughout our stay however the location is amazing and outweighs these problems!!

The staff was wonderful. The location is amazing with only one small bridge to cross with luggage off St Marks Square. The restaurants in the area were fantastic. Found 4 we loved within a five minute walk. ( there is no restaurant at the hotel and the kitchenette advertised does not exist. The burners on counter disconnected and no plates, glassware, Silver or pots and pans in unit). The breakfast room was nice (was the old on-site restaurant) which no longer operates. The hotel was great in helping arrange porter help to aid arrival and departure with luggage- just call them directly.

What an amazing staff. Rooms were beautiful. Staff was so helpful and polite. I’ve stayed in other areas but this was the best. Took my 85 year old mom, and she was able to get around well. Close to so much dining, coffee, shopping. Easy to get to water taxis. Definitely a great hotel to stay at.

We love the hotel and the staff was super friendly, they give us a free ride to mirando by a private boat, was amazing. The breakfast at the hotel was super delicious. All you can eat for a super cheap price but the ingredients was super good. Thanks for having us. We hope to come back soon.

My only cautionary feedback is that It's a historic higgledy piggledy building and not ideal for Customers with mobility issues even though there are lifts. Otherwise it has the best location, a great breakfast, and comfortable rooms.

Its official name is Hotel Royal San Marco. Don’t map to San Marco Palace. It’s a great location with balconies overlooking a canal. Grocery next store, and 2 minute walk to St Mark Square. Very comfortable room, but beds are very firm. Only one bathroom, which was tough on American family of four.
Staff were very helpful. Breakfast Club runs until 11am, and has eggs, bacon, cold cuts, cereal, rolls, pastries and fruit with large selection of coffees, teas and juices. We didn’t realize, but with our reservation came a free tour to Murano Island.
Check out at 11, but free bag storage allowed us to do more sightseeing, and take 10 min walk to Rialto Bridge. Really 4.5 out of 5 because of firm beds. Everything else was great, and super deal for the price!
