Comfortable friendly hotel with good restaurant. Pool looked good but didn’t get a chance to use it. Beautiful location and interesting property.

Such a shame that this hotel is old and smelly and worn out. The house has potential to be such a nice place. BUT is smells old and smells stuffy. The furniture is old and we wouldn’t even sit in the couch. The pool was kind of okay but the pavement very old and worn out too.

As good as I remember. Recommended.

Charming old premises with important historic background
Unable to delegate a decent room in the building for a 6 days stay from the start.
A lot of young servants that lack professional education (incl English), weak/unstable WLAN that prevented normal VC conferences for most of the days, large snake near house in garden was no issue to followed up, unable to borrow bottle opener for a day for the gifted red wine bottle in the room.
So I went to Lucca and bought them a second one for the house as a gift … many more “hidden camera moments”.

I can not tell you how amazing this hotel is. 12th century villa. Stunning. Grounds are gorgeous. Location is perfect. Close to both Lucca and Pisa and Florence. Free breakfest was great. Rooms comfortable. Bathroom newly renovated. 10-10

We spent 3 lovely days in Villa La Principessa. Location and old style hotel atmosphere was perfect! Very roomy hotel rooms, quiet sleeping on super matresses. Only bathroom was very tired and it calls for renovation.

Very beautiful and clean property. Breakfast was amazing. Was surprised it was a good ways from the walled city but the property was beautiful.

Returned here after staying last year. Different room this year. Could hear the adjoining rooms quite clearly. Need some sound proofing. Pool area also needs updating as the wooden panel flooring has seen better days. Overall a good experience and would recommend.

We stayed at Villa La Principesa for the first night of a 27-day-holiday in Europe. Arriving exhausted late in the evening in a rental car from Rome, we were warmly welcomed to the villa. While we were still in the car on the gravel drive, a female receptionist stepped out through the door frame and beckoned us indoors. Next, an amiable bellman took our bags to our lovely room on the top floor, where we slept peacefully on beautiful linens in a comfortable bed, with the window flung open to the night air and the sights and sounds of Tuscany. Our room and bathroom were spotless. The next morning we enjoyed a lavish buffet breakfast, served in an elegant dining room, waited on by several gentlemen. The food was so tasty; the variety, delightful. The villa is huge, and old, yet well maintained, with a marvellous history, as explained to us by a male front desk attendant. You will need plenty of time to meander through the massive rooms of this mansion, taking photos of all the salons, each with high coffered beamed ceilings, antique furniture, enormous fireplaces, and interesting artwork. Likewise, you can almost get lost while exploring and photographing the incredible gardens that surround the villa. If you enjoy history and appreciate the stately mansions of the past, while feeling pampered as the lord and lady of the villa, dont miss staying here. Lucca, a fantastic walled town, is just a short drive away.

From the old worldly charm of the building and the décor to the lemon trees and rose bushes in the gardens, we couldnt believe our luck at having chosen this hotel. The bedrooms are spacious and relaxing with high ceilings and large windows overlooking the Tuscan scenery. The downstairs lounge areas are furnished with inviting antique furniture which has a lived in feel making it all the more cosy. The staff were very charming and always available to give advice on local excursions or restaurants in Lucca centre. We would love to be back there now.

This hotel was fantastic. It is a little away from the city center so it is a little quieter than the bustle of the tourist area. Still very walkable. The staff are incredibly friendly and helpful. Breakfast was included and delicious. Many choices.

This hotel is old and quirky. The rooms are incredibly unique, large and comfortable! The front desk staff are also incredibly helpful and kind! The location is incredibly close to the Lucca Town Center as well as Pisa. But keep in mind that it’s best if you have access to your own vehicle to get to either of these places. There is a ton of parking available as well, so parking will not be an issue if you’ve rented a car. My only tip is to skip the hotel restaurant, as there are better way better options available in town (Lucca and Pisa)

The hotel is a stunning traditional building, with quirky rooms and a real individual feel. The rooms are all unique and ours was very comfortable and clean for our five night stay. The pool was gorgeous, and the poolside bar and staff were always attentive. We didn't eat at the restaurant so can't review that. Our one tip would be that a car is essential if you plan on getting into Lucca, and rental is very easy from Pisa airport - drove every day and had no issues whatsoever with wild traffic or the like

Good hotel set in lovely grounds, excellent setting for dining outside in the gardens..
Plenty of parking, the hotel looked and felt very quaint with old quality service, all the better for it.
Would use again if back in Tuscany.

Lovely old villa but well maintained. Friendly helpful staff. Good breakfast. Dinner a little overpriced. Easy journey to Lucca & Pisa. Would be happy to stay here again.

Excellent hotel in beautiful grounds with a lovely peaceful swimming pool. All the staff were very friendly and helpful. Our bed was very comfortable. The only downside was that we could hear quite a lot of noise from the bathroom of the room next door and also from the room above us. This didnt detract too much from our stay however and we would definitely stay here again.

Villa La Principessa is one of the best hotels we have had the pleasure of experiencing. From the comfort and cleanliness of the rooms to the friendly helpful nature of the staff, this was a memorable week spent in glorious surroundings. We ate breakfast there each morning and also had dinner on a number of occasions. In every instance, the food was excellent as was the service. We hope to return again to take advantage of all the wonderful amenities the hotel provides.

Good hotel near Lucca, and rail connections. Great for couples . Nice food but the evening menu could do with one special/different item per night

Impressed with friendliness and helpfulness of staff and grandeur of decor.
Short bus ride to city centre.

Excellent location in the hills just outside the city of the road in from Pisa. The grand old building had an old world charm. The decor is opulent if a little faded. The room wad spacious and the public areas welcoming. It actually felt like you had walked into the setting for a novel set in the belle epoque.

We stayed for one night, and spent time near the pool, and had drinks in the bar, and an excellent meal outside, as it was so warm. Very nice hotel, with lovely features. No other restaurants in the area, that were open, but we had a lovely meal.

Extravagance for a good price. Really nice property with lots of history. Garden is gorgeous and staff super friendly. Recommended good restaurants and gelaterias in the area.
