I arrived at 10 pm from the airport and the person behind the front desk had no record of my reservation. She had no suggestions for me but did say she had a room still available. She charged me for a night's stay but said I had to contact Hotels.com to settle.

We only stayed two nights on our visit and were looking for something basic with a refrigerator near our destination. We’ve lived in places where bugs were a fact of life but it’s still a little hard to see cockroaches in a place near the nation’s capitol. How roaches survive when there is no sign of food is one of life’s mysteries. What was harder though was hearing someone in an adjacent room that sounded like he was sick all night, so there’s not much sound insulation. There is also zero eating utensils, pots, pans, or anything else. Just a sink, two-burner hot plate, and the fridge. We were on the third floor and the shower water pressure was very low. The breakfast was coffee, hot cocoa, nutrigrain bars, and some sort of individually wrapped muffin. This is a very low-budget option. I think we’ll try another place next time.

I stayed here because of the price but next time I'll pay the extra $ to stay somewhere else. Although the place was clean, it felt like a cheap motel..(not to disrespect all motels because there are some nice ones out there) but this one just had that "feel". Young adults walking around and loudly talking about drinking tequila and getting messed up tonight and that was in the tiny lobby...Fri night i guess they did because my bathroom wreaked off weed so much so i had to put a towel at the bottom of the door so it wouldn't come into the room!! It was late so calling the desk would've been useless. The location was great but my room comfort was the only thing i wanted from this place. Stay here if you want a cheap stay for the night/weekend and don't mind the childish antics around you...sorry but i expected way more from a holiday inn! Oh and when they say breakfast (manager said muffins and such) it's coffee, hot water for oatmeal (no bowels) and that's it...smh! Yeah pay extra to stay at the Marriot or Westin..(right down the street 2 lights)

Hotel staff is friendly. However, the room smelled bad, not sure if it was humidity or what. It was so late I didn’t bother to ask for another room. “Breakfast” was a muffin, fruit bar and coffee. The kitchen cabinets had spots that hadn’t been cleaned. The rooms are dated.

Hotel was overbooked, didn't get to stay there. Staff was extremely rude and unhelpful. They had no interest in being there or pleasant towards customers. I would never ever stay here again.

Room was not ready at 3pm. Room stunk and had bugs crawling on floor. Breakfast around 8:20am was three muffins, coffee, and hot water. Room was noisy. Never again!

My room smelled like smoke, there were holes in the walls, my key card randomly quit working, the window was cracked, the clock was set for the wrong time. The bed was made nicely, the room looked neat/clean.

The air in the room did not work, the towels in the room were dirty and when I checked in the front desk worker was very rude when I asked him questions about the hotel and what was around it.

No rooms were available when I arrived even though it was an hour after the hotel's 3 pm check-in time. The staff's reaction was that this was standard operationg procedure due to the high occupancy. The issue was resolved in a timely manner but be warmed this practice seemed very normal.

The pictures on the app do not show the true condition of the hotel. The hotel is completely worn down, the bed is like cardboard the cabinets are all lopsided. There is nothing close by and the hotel has no concessions. Very disappointed, we were supposed to stay 5 nights but checked out the next morning.

Spacious and very clean room. Kitchen with refrigerator, freezer, microwave, nice bathroom with tub. Recliner and ironing board and iron. Lovely view to the garden. Great grocery shopping next door. Easy commute to downtown DC and Dulles airport

No staff available in the morning at 6:30 AM for check out. Mentioned breakfast will be available for to go from 6:00 AM. But there isn’t any breakfast available. Other than that, it’s good.

Take the compliment in the title for what you may. It was above average based on my experience staying in locations both nearby and across the country. My stay was like any other at Extended Stay America locations across the country. More or less, no matter where I go, the experience is just about the same. At this location, the room I got was spacious and clean. I was very happy with it. As always, I took issue with the laundry being paid, the breakfast being called "breakfast" when they only really offer snacks, and the water pressure. The staff, like with most locations, were excellent and very friendly. The guy who I assume was the manager was incredibly active. Props to him. The location, though, suffers from a lot of the same problems that other locations do, some of which are already mentioned. Not stocking rooms with appliances is frustrating just because it adds an extra step to settling in, but having a full kitchen pretty much made up for that. It is a solid hotel, but I think that its prices are a bit high on average for what you get. At the very least, I wish that they added more breakfast options. Their coffee setup is elaborate, but not everyone just has coffee for breakfast.

A guy stomping all night. Police outside my door at 4am. I’ve never had a worse night sleep. Staff is disinterested in completing any requests in a timely manner. They will sit on the iPad and tap for 5 minutes straight before they can walk away and grab something 30 ft away. I’m not the type to even leave reviews but man. That was horrible in every way. I’m an easy going guy you really gotta push for me to say something. Here we are

We stayed here due to an emergency that arouse. It was good for it was used for. Sleep, showeting and bathroom and kitchen accommodations. It was clean, the AC and the heater works especially when we got snowed in. Overall great.

This is the worst hotel to stay. The manager was rude and unfriendly. The cockroaches were everywhere in the room. A terrible of food smell was in the room during my stay. Overall, this was a horrible stay.
