Booked a specific room 3 MONTHS in advance due to personal reasons involving ptsd trauma. Even though I chose the option to pay upon arrival via expedia, the hotel charged me for a 3rd night in advance 'in case I would not show up' when I called to ensure the room reserved 3 weeks prior to departure.
When I arrived, they gave me a different room (also a downgrade) which completely defeated the whole purpose of my advance made reservation. I was clearly upset by this, and spoke to front desk and they told me that I could go and say somewhere else instead (after I had traveled for 2 days, completely exhausted and not familiar with the area). I was shocked by this, and then forced to stay there in a room I did not reserve.
The room also smelled like moldy wet carpet.
Only thing that was good here was the location, but if you try to make plans and receive what you book and pay for- do not stay here. In their words: Just go somewhere else.

Our stay was almost perfect from start to finish - friendly and welcoming staff, cool and quiet, considering it’s location. Our room was comfortable and clean and it was lovely to have breakfast outside on the terrace. The only problems we had were fairly minor - there was no seal between the shower screen and the bath, so the floor got quite wet. The lift stopped working, as did our key card and that of our neighbours. This was a minor inconvenience and was fairly quickly resolved. We would not hesitate to return!

The staff here are lovely, really, probably the friendliest I've met in Nice. The location is also great. However, the aircon is very old, and the room felt damp. There was constantly a moldy smell in the air, and the pillows, mattresses, towels etc felt damp at all times. A perfectly decent hotel, but I wouldn't recommend a prolonged stay here, especially if you plan on spending any amount of time in the room outside of sleep.

Staff were very helpful in providing activity and dining recommendations, and giving me another key when I locked myself out. The room had a stale cigarette smell and the shower was very small.

The location is perfect. The sheets were clean. The hotel smelled and looked so old and so dated, the bathroom door wouldn’t open all the way, the bathtub was dark with stains, the furniture was old and ripping and the curtains looked scary. The hallways were dingy and smelly. I would not return here. And it cost 250 euros! I guess you pay for location.

Excellent although somewhat noisy as our room was on the corner. Hotel is clean and our room was large even by US standards. Breakfast was ok, no decaf coffee though! Our only real complaint is the bed. The hardest thinnest mattresses. The pillows were nice the linens were of excellent quality room clean if a bit worn and decor leaves something to be desired. If you don’t mind a hard bed though this is an excellent value for the location.

We stayed for 3 nights in late May. We were on the top floor with a view overlooking the street. The streets were predominantly pedestrian although vehicles were allowed. All the narrow streets around us were lined we to stores and restaurants . We could walk to the beach in about 3 minutes and when there you could either rent beds or lie on the steeply sloped pebbles. The hotel lent out beach towels at no cost .
We are at different restaurants every night and found people friendly and approachable .
When we stayed it was a few days before the Monaco GP. We took a half day tour into Monaco, saw the Royal Palace and the Changing of the Guard and all the preparations for the race.
It rained one afternoon and I walked to the main shopping area which was extensive and had most of the large stores both inexpensive and luxury. My husband rented a bicycle and rode the paved trail along the seafront.
Off hotel was friendly and helpful . My husband was concerned about slipping in bath and the quickly provided him with a rubber mat. The room was clean but tired. The bathroom was tiny , very hard to close door. The laminate covering the door needs replacing .
We would stay again however . We had breakfast one day at the hotel and the buffet contained all choices for a continental or an English breakfast.

Excellent location, close to main train station, old town, the only non positive to mention is that by being close to restaurants, the noise ends late at night and starts really early. There was construction next to our room, they start at 6 am, not the hotel's fault though.

The property was absolutely in a central area, and very easy to get around. The staff were excellent, friendly, and very helpful.
However the hotel itself was simply average, and felt outdated. However it was exactly as pictures showed.

Although in great location but you cannot sleep d/t outside noise all night till 5 am. There are no even light curtains on the window for the privacy. No teapot or coffeemaker, no cups…. There are hairs from previous guests on bathtub. No tissues. The furniture is in poor condition. They offer you breakfast for 20 euro although you can eat outside for 9-10 euro. We wish front desk people to be more friendly to the guests. We will choose another hotel for next time in Nice

The hotel was clean and spacious, but while the location was central with easy access to the promenade and shops, it was very noisy at night with poor sound proofing to the point that we didn’t get much sleep during our stay. Our rooms air conditioner was very poor and seemed to randomly switch to also hot air throughout the night. We visited in March and it was already unbearably hot inside so I definitely wouldn’t recommend to stay during the summer.

This is my seventh visit to this Hotel.... it has a fantastic location, less than two minutes walk from the Promenade Des Anglais... the staff are friendly and polite... the rooms to the front of the are the best... I've stayed in several variety of rooms over the years.... the budget rooms can be a little dark, but have everything you need.... the breakfast room, which is a penthouse balcony room on the fifth floor, is spacious and has a great view of the City, and the breakfast choice is always extensive.... and , they also have a secure luggage storage room, if your flight is later in the day... overall a great value Hotel with a Great location..

Pros: Location is great, 5 min walk to the sea, right next to restaurants, tram not too far. Reception staff were friendly and helpful. Breakfast is good. It's right in the the thick of it so it's not quiet at night but the double glazing does a decent job, I'm a light sleeper and was okay.
Cons: Cold showers, I don't think there was 1 morning where all 3 of us got a hot shower. WiFi just doesn't work. I got it working for all of 20 minutes and even then it's unsecured and the security certificate expired 2 years ago. No plugs for bath or sink. There wouldn't be enough hot water for a bath anyway. Noisy aircon.

Hotel was perfectly situated both with a 2 minute walk to the seafront as well as a 5 minute walk to the airport tram line. My room was described as a standard single and I had anticipated a very small room but I was very pleasantly surprised to get a large recently refurbished with and spacious bathroom.
