Very dated wobbly bed but was comfortable ,repair marks in room with pipes and wires showing didn’t realise the bathroom wouldn’t be in our room and had to walk along the hallway to use😱
Best thing about it was the cup of tea in the morning and a couple minutes walk to leaning tower

Perfectly located east of the Duomo Area. Check-In and -Out was a cinch, via message and emails, having received perfectly clear instructions.
The room was clean and comfortable with air conditioning and had a "private" separate bathroom for ourselves.
Highly recommended.

This is a beautiful "palazzo" from the late 1800, pristine, if a little worn out. It has parking in the middle Pisa. Owners are very courteous and efficient. They don't live on the property, so you need to be a little better organized than I was about communication.

I have been disappointed for three reasons:
(1) Internet does not work. Sometimes it does (and it is slow) and sometimes it does not at all. (2) at checking I arrived and nobody was there (may be excepted since it is a B&B place...), I called and the person said he would be there "immediately". After 12 minutes in the very hot weather I called another number and the owner replied implying that that behavior was ok. He even told me "if you do not like it you can pick another place"...(3) I got the single room, that is very nice, however it was advertised as 20 square meters, i.e., very large, and that's the reason why I picked it. However once I arrived I saw a much smaller room, may be around 12 sqm. I let them know but the answer was the same. "That's the way it is". I asked an upgrade but they wanted double money. Besides that the room was very nice (with a very old spring mattress), the location is excellent and the building is very nice. People serving breakfast are super nice.

We booked this place and could not comunicat with staff never answerd the phone, W dov to location only to find out it was closed and dark as if noone livd there, had to find another place to stay. Very disapointing and fustrating whn you have as family of 7 dark and cold

Gorgeous little Palazzo in the heart of Pisa. Nice staff, few private parking spaces (which cost EUR 8.-/night and not EUR 5.- as written on hotels.com). The room was big and had view on the garden and our car. Nice little terrace to have a drink and chill. Only big inconvenients were 1. the breakfast (worst we had in the whole italy, no fresh fruits other than bananas, only toast and creamy cheese or marmelade, only a very few slices of 2 type of meat, 2 types of sugary cereals, that's it.) Prob number 2 was that the wifi wasn't working in our room. I complained but the member of staff wouldn't believe me (it was working in the rest of the hotel, just not in the room). As we were staying just one night, I didn't complain any further.
Yet I would totally recommend booking that hotel since it was so well located and so gorgeous.

The hotel is walking distance from the leaning tower and in the middle of the city. You don't need a car there.
Check in ends at 22:00. I had arrived at 21:00 but there was no one in the whole hotel and the door was closed. I called the owner who sent his grandson 30 minute After!!!

The stay was overall very good.
The house is splendid, full of family valued items, pictures, antiques furniture etc.
There's even paintings on the walls and ceilings.
Wonderfull Italian villa.
The owner was very pleasant to deal with, gave lots of advices about visiting Pisa.
We had a great room, with one one bedroom leaning to another, good privacy.
We weren't bothered by some stains on the ceiling in our room, it looked like it's been renovated.
The air-conditioning worked well, was just too noisy so we switched it off as the weather wasn't hot for our stay.
The beds were very good, room very spacious, bathroom ok with toiletries and plenty of towels.
The shower cubicle however filled with water quickly so a bit unpleasant.
Make sure to contact the owner before your check-in, as they are limited hours for reception.
The breakfast is typical Italian/continental. Help yourself to few types of bread, some croissants, cookies, biscuits, fresh oranges, fruit juice, jams, honey, even some cheese. There is the choice of drinks, filter coffee, or, if you ask, the owner will prepare an espresso for you. Everything beautifully and elegantly presented.

The garden was a great addition, I am sure it's very useful to hide from city noises in the summer.
The house is right in the centre of Pisa, only few minutes walk from the famous Tower.
Don't be afraid to get lost in the old city streets, full of character everywhere.

The owner was very lovely providing a personalised experience for guests. The b&b has some lovely decor. Nice breakfast. Room was nice and comfortable. Good location too, not far from the leaning tower of Pisa and main piazza.

The hotel needs total restoration. I don't now why it has 3 stars...???? Inside was very dark, everything is old and dirty. Very expensive for the quality. The WiFi never worked. The only good thing was the owner who was very sweet and helpful.

Conveniently located - is ONLY a positive thing about this hotel.
Old, with dirty rooms and mold on the ceiling, with no working air conditioner.
The owner is the old man who is trying any possible way to take extra money from his clients. Breakfast is a joke, with the cheapest food you can find in Pisa.
Rooms are noisy and beds are so old and uncomfortable that next day you are not rested and not happy to see a Pisa.
Not recommend at any circumstances.

This old house is located next to the restaurant of the luniversity with a huge generator in the garden. We had a family suite on the ground floor as we were travelling with our son who is nearly 14. The bed in the living room was a camp bed and my son refused to sleep in it as the mattress was shabby with no proper lats but a cheap metallic spring bed frame and he was worried the bed would break. He had to sleep on the sofa.
We were kept awake from midnight until 2.30 am by next door generator. It was impossible to sleep due to the noise, my son could not sleep in the living room suite and at to sleep with us - he is 14 and 1 m80 cm. Nobody on site to do something about it. The air conditionning had a leak and a bucket under it on top of the wardrobe. we could hear a drip every few seconds. It may be nice in the winter when there is no need for the generator to kick in but is totally unsuitable to have guests in the summer. Breakfast was a joke. Nothing fresh, industrial croissant, carton of orange juice. I wish I had stayed elsewhere as it was a very bad start. I had already paid so I could not leave as I would have lost 120 euros.

Not a nice place. Have to check in at owners convenience. Very hard to find, room was dirty, had to make our own bed, never got any fresh towels, little to nothing for breakfast. WORST air conditioner is on a timer and when we got back to our room in the evening it was OFF every night until the next day. If you open the windows you can't sleep cause of all the loud noise. Oh, one night we were out tell 11:30 and got locked out. Have a nice vacation spend a little more money and save yourself the misery,

It is a very old house converted in a bed and breakfast. The bedroom was very large with a lounge/2nd bedroom for the children and a direct access to a garden. We were not that pleased with the breakfast, not much choice and packaged croissants.... The breakfast room needs to be completely refurbished. It has the athmosphere of an old haunted house. The owner is a nice elderly person that wants you to have a good experience but we feel there is much to be improved in terms of cleanliness and tidyness in the breakfast room.

The location is really good. It's only 3mins from Duomo,2mins from the nearest bus stop.
The owner Frank is so sweet,like my real grandpa. He looks after all guest like family members. He makes coffee for us whenever he is around. And he speaks really good English.
The shared bathroom is brand new,so it's so clean. The room is clean too. The building looks very old but very pretty. Classical style.
There are water bottles,tea,coffee etc in the lobby,so we can have it anytime.
I really recommend this place.

This B&B is very well situated: five minutes walk in one direction to the Cathedral complex, five in another to the top end of the Borgo Stretto. Our room (no 7) was actually two rooms: a high-ceilinged bedroom with a bathroom carved out of one corner and, behind, a sitting room with a door out to a garden.
We stayed five nights in late April. Heating had been turned off, which made for a somewhat spartan start to the day in the bathroom. We asked for heating to be supplied to the towel rail so that towels could dry by the following day. During our stay the room was cleaned and towels replaced on only one day.
A few niggles. The lavatory is cramped between the shower partition and the corner. There is no shelf in the shower for soap, shampoo etc. And, despite assiduous hunting last thing before retiring, on every night mosquitos buzzed round our heads; we concluded that they were coming in between the frames of the garden door. Finally, breakfast is mere and, coffee apart, not of an acceptable quality at this price.
The check-out time being 10.00, il Padrone has an arrangement for luggage storage and retrieval at any time during the day of departure.

I got to the place rang the bell nobody came to the door it was raining and cold stayed outside for 40 minutes and never had a answers tonthe door. So I had to go yo another local hotel. And they still collected money from my credit card. Very POOR service not recommendable.

My husband and I had business planned in Livorno (about 30-45 mins from Pisa), so decided to arrive a couple days early in order to get over jetlag (after arriving from USA), and naturally chose Pisa.
After reviewing at least 50 other hotel or B&B options, I finally found this hotel online and was amazed, and definitely not let down after booking and arriving.
The characteristics of the property are "old world" and stunning. The Owners (we met Franko, the father and his son, whose name I cannot recall) are absolutely lovely and very welcoming.
The spaciousness of our suite and accessibility to walk out to the garden was a big plus. The furnishings, linens and actual room & bathroom were all clean and well kept.
It is located less than 5 minutes (walk) to The Tower and about 10-15 minutes to the river and center of town.
All in all we could not have been more pleased with our short visit to Pisa. Everything was well appointed, convenient, quiet and suited our needs for sleep-catch-up and a bit of site-seeing.

It's a nice B&B that's within a 5-minute walk of the Tower and Duomo, but set away from the busier areas. Trattorias and gelatterias are easily reached on foot. A stop for bus 4, which goes to the central train station, is between the B&B and the Tower.
WiFi is available, and the room that we got was very spacious, with high ceilings. We asked for a family room, for me and my husband, and my two daughters, aged 9 and 10. Our room consisted of a bedroom with a superking-sized bed, and another large room with a sofa bed (double), a table and chair, plus another single bed. The bathroom fixtures were very modern, but the water pressure at the shower head could have been stronger. Make sure you bring your own toiletries, though.
Each room had its own airconditioner, but only the bedroom proper, the one with the superking bed, had a TV (which we didn't use since we were out most of the time, plus we wouldn't be able to understand the Italian programs anyway).
The staff, Marco and Franco, spoke good English, and were very helpful, offering information not only about Pisa, but also about Firenze. They had printouts of the bus schedule, and can book tickets online for you if needed.
Tip: When you tell the taxi driver where to go, do not say Piazza dei Miracoli, as this is right in front of the tower. Give them the actual street and building number, with is Via Ferdinando Capolli, 1. On more than one occasion the taxi driver didn't know where to take us.

What a fantastic location and great people looking after us. Not easy to find as this B and B is right in the middle of the old part of Pisa near the Tower. Just amazing history in this place and to be so close to everything. Just brilliant.
With this place you are not paying for luxury, spear clean rooms or that stuff, you are getting location, location, location. Plus you get some great hosts and a wonderful stay.
