Surprisingly we seemed to be the only first timers at this establishment, which says a lot. Some were on their third visit this year. We found some staff have served for over 25 years which says a lot about the team.
It is in a beautiful setting outside of the local village, a very short walk from Studland beach.
We made good use of the plunge pool, Jacuzzi, steam room and sauna. An open air pool is available in the summer.
I am not sure about wheelchair accessible rooms, as ours was ground floor but had some steps. Rooms further away from reception (62) have very poor WiFi signal.
Its a lovely 30's style building that has been altered little, so expect it to be quaint and nostalgic. We are older so loved the style, yet younger families also had a lot of facilities such as a games room and cinema.
I could go on, but I am sure there are many other fantastic reviews. We will certainly return.

Knoll House Hotel offers a delightful retreat surrounded by nature, where the charm of old-world architecture meets the needs for a modern update.
Wifi - or should I say no wifi, Trying to stream anything was an exercise in patience and perseverance.
Room itself had a connecting door to the other guests... very noisy
The check-in process is test of patience - 4pm check in.

The hotel is great. It is old but and needs renovating but ambience, food, location, service are all top notch. The room we were given was 101, so called garden suite. The room was very old and smelled of mold. Our allergies flared up and we couldn’t sleep all night. There was no wi fi in the room. Bath drain was not working properly and it flooded while showering. The heat turned off at 9pm and it was cold during the night. This was a suite and the pricing was according to it status (actually quite expensive). We won’t stay in this room again even if they offer it for free. The hotel though; we might come back but make sure we don’t get this horrible room again.

Perfect stay.took our great dane there for the weekend.very dog friendly and made to feel right at home.very large garden with loads of seating inside and out.breakfast was spot on.

The property is rather quaint, but the service is excellent and nothing is too much trouble. Some areas are pretty dated, but it kind of adds to the charm of the place. An extremely good and friendly atmosphere with lots of repeat visitors. Short, easy walk to a lovely long beach.

We had a very enjoyable time at Knoll House Hotel. The setting is beautiful, very close to Studland beach. Every member of staff was friendly, cheerful and very helpful.

Lovely quirky hotel has so much history. Staff were wonderful and location couldn't be better. All round perfect for a quiet break just to get away from it all.

Lovely hotel, bit dated but that is more than made up by the service and food. The view is to be seen. The food packages are well worth the cost, the food is excellent and portions are huge.

We arrived not quite knowing what to expect after reading mixed reviews. First impression was the buildings were dated and a bit shabby. However we got a warm welcome and early check in to our room which, although not huge, had clearly been well refurbished not too long ago. As we started to settle in we became more accepting of the artexed walls and dated feel of the public areas and appreciated the stunning location, very freindly staff throughout and great food. We slept well thanks to a good quality mattress and the absence of howling dogs, which had been one of our concerns. We swam in the cold September sea, followed by the outdoor pool, which at 26' wasn't hot, but certainty a huge improvement on the 16' sea! We loved the steamroom, sauna and hot tub, which we had to ourselves and I don't think I've ever had a better full english breakfast despite numerous stays in 5 star accommodation. The Enid Blyton and other memorabilia was very interesting and we took one of the recommended walks through lovely moorland with stunning views. We did find it a bit pricey for a 3 star hotel, but taking into account the location and everything else, including the endless choice of both indoor outside places to sit and relax, we had a great 2 night stay and would recommend.

No robe in bedroom for spa use ( sea view room )
Dinner first night was excellent. Second night not so food was cold and not what ordered meat really tough struggled to cut it

We had unique and wonderful stay. Whilst it’s dated in places, it’s got real character and is well looked after. The pools, and spa facilities were all the right temperatures and very well cleaned, staffed and maintained. There was a slight issue with the room, but the staff rehoused us with no issue. The walks behind the hotel was utterly stunning- a very tranquil yet accessible spot.

Booked dinner, bed and breakfast for one adult and two kids. Was charged an outrageous amount for the children’s meals. They tried to charge me for my adult meals. They had done this to other guests. It’s a rip off hotel.

Me and my daughter love coming here great location. It doesn't really matter to us that it needs up dating here and there and the staff are brilliant.
The only thing i could say is that the cleaners could clean better using Viacal so the sinks and taps gleamand aprkly toilets. I clean in a manor house so i know alot about cleaning it does help and it doesnt take long first impressions count. The other thing would be more options on the dinner menu as its the same all the time so its not great if you're there for a week.
Other than that we love it there.

It was our first visit to knoll house as a family.
Outdoor activities are really good for kids ,swimming,golf,tennis as well as indoor poole table etc .
But there is vast difference picture of room on site and in reality .
Such a bad condition kettle,old carpet and blanket,
Old colour fading chairs and cupboards,2 plastic glasses for drinking water,smallest toilet ever and room!
Rooms are in worst old condition.We felt as claustrophobic inside .
Please tell truly room details (Expedia/Knoll house) so that when people book ,they know what they are paying.

The property is in an excellent position for the beach and has excellent sports facilities such as golf,tennis,indoor and outdoor swimming pools plus an inside games room . The staff are really friendly and helpful especially in the dining room. I would highly recommend this hotel for anyone wanting to stay in this area 😁

We chose this hotel last minute.
The hotel, although in need of a lick of paint outside is in an excellent location and very british!
The location of the hotel was amazing. Access to the beach was via a path across the road and there was a bus stop outside with frequent buses which went into swanage and bournemouth.
The hotel rooms and bathroom were of average size but had everything that we needed including tea/coffee facilities and toiletries.
The outside pool was heated to 26oC and was a great bonus. towels were provided. Downside was that there were only a handful of sun loungers and were always taken.
We did not have time to use the indoor pool, jacuzzi, steam room or sauna but they all looked good.
What could have made our stay better were the staff. Apart from the breakfast and cleaning staff, everyone else was dour and not very polite or obliging. There were not enough bar staff which meant lots of waiting around to be served.
This did not spoil our holiday and we will definitely be returning.

We stayed August 2024 for 5 nights. Quirky in a relaxing and calming old stylie kind of way. Don’t let the initial outside appearance which looks like it has seen better days fool you this place is a gem. Nice cool breeze and garden/sea facing views from the terrace is great for a drink or just to sit. Basic pools, sauna, steam room and jacuzzi all readily available and free. Food was of good quality both breakfast and dinner. Everything was very relaxing and the staff out to please.

It’s an amazing location with the hotel perfectly located close to Studland and surrounding areas. The hotel is tired and desperately needs renovating. That said it has an old world charm that’s captivating and we will definitely be back. The bonus for us are the grounds and the heated outdoor pool which was heated to 26 degrees and suck a delight for a swim before breakfast and then to set out to explore the coastline. It’s also v doggy friendly with an area set aside for dinning and breakfast with your four legged best friend. So all in all a real treat and highly recommended.

Location is the hotel biggest asset by far.
Hotel is very dated, pictures from the 1940 show not much has changed.
We had room 80. its was small, very old windows, chairs very old and uncomfortable and armrest show signs of being chewed by dog, room smelt stale and musty. Walls very thin. Could hear the couple next door coughing. TV tiny. Tea/coffee poor with one packet containing 3 biscuits.
Did ask to change rooms but told not possible.
A lot of this is not end of the world stuff but a shame that the photos of the hotel give a much inflated view, of I am sure what once was a beautiful hotel.
Great hotel for dog lovers. Lovely towels and toiletries,
breakfast really good. Games room, swimming pool, large wooden ship play area for children. Strange mixture of really good bits and really poor bits.
If you have good weather and use the hotel as a base then you probably will be ok. Bus stop right in front of hotel. 5 mins walk to brilliant Knoll beach.

in morning breakfast was as youd expect my wife had something not on show she really enjoyed it
