Our stay was short, but we were very happy with the communication and accommodations. My only complaint is that the bed (mattress) was really soft or just wore out.

This property was really cool — nice design and finishes in the room. Bathroom heater was great. Others talked about the noise from the road outside and I booked anyway because I thought I could overlook it. Just be aware that the property sits very close to a 5 lane road with traffic moving at 40 mph. There are traffic lights so the noise starts and stops. I stayed on a Wednesday night. There’s a train that goes by at 5:30 on Thursday morning. I had to leave about 6:45am and the stairs are the creakiest ever. Sorry neighbors. I wish I would have brought earplugs because I loved everything about the room but the noise at night.

This is the second time I've stayed at the Flats when in Fort Collins on business. The location is terrific and is close enough to restaurants, shopping and great spots for coffee in old town. The decor is stylish and upscale, plus rooms are meticulously clean.
I'll definitely be back again.

Adorable brick unit with modern amenities and contactless communication, check-in and check-out. Comfortable bed, nice linens and towels, food selection of TV options, hardwood floors, mini fridge with water and creamer for the free (shared) coffee station located in the foyer. We were afraid the on street location would be too loud but the brick building insulated it well and we slept very well. The only downside for us was there were no wine glasses or wine key in the room so we had to improvise. We stayed mid-week and found plenty of on street parking. It has a 2 hour limit from 8-5 but we didn't arrive until 4pm so it was perfect for us. Very well located to super cute downtown, maybe 4 minute drive. We only wish we had more time to enjoy the town. I guess we'll just have to come back again sometime. We would love to stay here again.

Other than having to park a ways a way, road noise and a couple of stains on the towels/ linen it was a great room. Comfy, great location, good communication, plenty of amenities within walking distance. I’d definitely recommend and will stay again.

Staying here was a terrible experience and its literally impossible to rest with the road noise, mini split AC and mini fridge running. TV did not work nothing could be done with no staff on site. The whole stay was terrible. Use caution when staying here.

The door entry system is a little "goofy" but, once you figure it out no problem.

This was a cute and cozy little rental! The location was perfect, an nice walk to campus one way, and a nice walk to food and shops the other way. The street parking was easy and shady. You can definitely hear the traffic at night but nothing a white noise app on your phone can't take care of. Well worth it for the location.

Overall the condition of the room was great and clean... our issue was how close it was to a very busy Street. Mulberry might as well be a highway and because they don't have insulated windows if you are a light sleeper I cannot recommend this place.. I was there for three nights and maybe got a few hours of sleep per night due to the loudness of cars/trucks/ poice etc. I had asked to move to an interior room but there were none available so if you're a light sleeper I might ask for units number one or number three overall place was nice with a good size fridge and free coffee downstairs

Overall good location in downtown Fort Collins. Close to restaurants & Spring Creek Gardens for a concert!
Coffee in entry of building not in room, no ice available, our Wi-Fi was sketchy at best could not watch any TV, wanting to catch some Olympics/news.

Nice property in good location in proximity to Old Town. Small but very nice and clean. Location is very noisy with busy road/traffic. Lots of noise from upstairs unit late at night and early in morning made it difficult to sleep

This was a great property! Fantastic location with easy access to campus and Old Town. I’m not sure if comprehended the parking situation when I booked it (there is no off street parking and everything on the adjacent Howes Street is 2 hr max M-F 8-5) but with us being there a Friday evening through Sunday it wasn’t a big deal at all. I’d definitely consider staying at this property again!!

Very well kept property in central Ft. Collins close to downtown. Room are comfortable and well decorated. Communication was easy through text that gave clear directions for entry to building and room. There is no good parking options at the hotel; street parking is timed and/or permit parking only. The option to park at the Target was good, albeit in bad weather, it may be more of a hassle. They allow you to unload your car at the hotel in their designated loading only parking spot. Parking was the only negative thing and wouldn’t prevent us from staying again!

Limited parking - on street only and there are restrictions but close to downtown FOCO. The space was nice, a little cramped staircase and noisy from being a block or so from a train tracks. All communication was via email or text though which was good I guess? since there were no check in issues... Would be good for a long term rental.

What a wonderful little find! This was the perfect place for our recent trip to FoCo and we will definitely try to book it again for our next visit up. Devon was super awesome and helpful and made everything a breeze. 10/10 would recommend!

Check-in was easy and friendly. Beautiful & clean building and room, loved the design. The ground-floor room was convenient and quiet, but be aware that there are a few stairs. Room was a bit smaller than expected, including the bathroom being a tight squeeze. Comfy bed! The in-floor power outlets didn't fit our phone chargers. This location is excellent for CSU and very walkable. There's currently roadwork on the street, making GPS directions a challenge, but we parked on a side street and we were fine (note the 2-hour restrictions).

Booked the day of and after driving for 7 hours it was heavenly to come into this space!! Big comfy bed, clean bathroom and a nice big bottle of cold water in the fridge. Very welcoming!

We liked the shower and the proximity to Old Town.
Unfortunately, the bed was very, very soft, to the point of making it hot, hard to sleep and and exasperating back pain.
There was dried, washed, blood on the sheets, which kind of gross. The fridge was filled with someone else's stuff, which smelled extremely ripe when we opened it and the floors seemed very thin and the people above us kept making noise and dropping things, which made it even harder to sleep.

The room was lovely and comfortable. It is easy to walk to many resturants, Oldtown, shops, and CSU campus. Parking is easy to the parking garage, but realize it's a two block walk. We did find close street parking, so do look at the hours you can park on the streets. The bed was super comfy, the local coffee provided was great. Very cute. Not a quiet neighborhood, but we slept well despite that. Great communication.

We had a lovely stay and enjoyed the location. Everything was easily walkable. The room itself while cozy was comfortable and exceptionally clean. The parking situation was a little less than ideal with the "designated lot" being public parking located 2 blocks away. However, there was plenty of street parking as long as one paid attention to the date/time. The coffee station outside the room was rather unusual but was fine. A microwave would have been a nice addition even if it was shared among the units like the coffee station. I'd absolutely stay again.
