-This is a family home, NO partying is permitted. No exceptions.
-Upon checkout, please be sure to clean your dishes and/or load and start the dishwasher, throw out all of the garbage, turn off all unused appliances, and turn off all lights.
-Please do not charge EV vehicles at the property. A $100 fee per day will be ensued if a vehicle is charged on the property.
EARLY CHECK-IN/LATE CHECK-OUT:
-Sometimes, early check-in or late check-out can arranged for your stay, below are the available options, please inquire with the host. Please note that availability of these options are not guaranteed:
-24+ hour notice of early check-in @ 2 pm - $200
-Within 24 hour notice of early check-in @ 2 pm - $250
-24+ hour notice of late check-out @ 12 pm - $200
-Within 24 hour notice of late check-out @ 12 pm - $250
-Guests remaining on the premises past check-out time without host approval will be charged an additional $500 fine.
HOUSE THERMOSTAT:
-The house is normally set at a temperature of 72 degrees, guests may request this to be adjusted during their stay as it is controlled remotely by the host.
FIRE PIT USE:
- Guests must request use of this feature prior to their stay.
- Hours of use for the fire pit are strictly from 6pm to 9 pm. Failure to comply with these hours will result in a $500 fine and an additional $100 per hour fine.
-The fire pit requires a key to turn on. Please be very sure to use this feature with care and to turn off completely when finished. Guests assume all responsibility using this amenity.
IMPORTANT: Unattended fire will result in a $500 fine and an additional $100 per hour fine should the fire be left on.
POOL WATER FEATURES USE:
-The pool water features (bubblers, fountains, slide, waterfall, etc) must be requested anytime between 10am and 9pm as they are turned on remotely by your host. Please also notify your host when these features are not in use and to turn off. Failure to notify host to turn off the pool features will result in a $100 per hour fine.
SPA USE:
-The spa features must be requested 30 minutes prior to use. Please also notify your host when these features are not in use and to turn off. Failure to notify host to turn off the spa features will result in a $100 per hour fine.
POOL HEATING:
The pool is heated solely by solar during the months of March to October. If desired, the use of additional pool heating features can be requested for an additional $200 per day for 8 hours max per day. The host does not guarantee a specified heat as the weather can sometimes determine how fast the pool can heat up completely.
POOL, SPA, GROTTO, AND SAUNA SAFETY:
-Do NOT leave children unsupervised in or around the pool.
-It is not recommended to allow children in the Sauna or the Spa and Sauna is a dry sauna, no water is permitted in Sauna at any time.
-Guests use the Pool, Spa, Grotto, and Sauna at their own risk.
-Do NOT climb on or jump off the waterfall. Failure to comply with this rule may result in cancelation of the reservation with no refund to the Guest.
-By booking this property, the Guest asserts that they have read and agree to the conditions regarding the risk of these amenities.
PETS: A $500 fine will be charged to Guest if there is any evidence of any pet on the property unless the Host has given express written consent and a pet fee has been paid by the Guest.
SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

The property was great for all ages of our family vacation together. The backyard was like a retreat. The little ones enjoyed the playground, everyone loved the pool, the slide and the hot tub. A few enjoyed the sauna and we made s'mores and enjoyed our time around the

This was a perfect place for a family of 6 adults and 3 children age 2 - 6.
The backyard has a wonderful pool with slide, a playground area that the kids loved, a terrific grill area, a fire pit and a large table for wonderful dinners on the cool evenings.
Inside, the arcade was a big hit with the kids, especially when it was hot outside.
The Host, Alvin was super responsive to requests to turn on the spa jets, adjust temperature, etc.
The home is well equipped for a family stay, and we found that Instacart, Doordash and Uber were readily available and arrived quickly.
No surprises, no problems, a great place to hang with family. This is VRBO at its best.

We had the absolute best time in Spring Valley celebrating my daughter’s 21st birthday with a group of my friends and many of hers. Comfortably slept and accommodated 20 women which is no easy feat. 😝 The house had every amenity you could imagine….abundance of towels, toiletries, spices, steamers, etc. Alvin was the most responsive host I’ve ever dealt with and responded immediately to every need we had. I would stay there again in a heart beat!

We found the house very. Comfortable and large enough for our family of 16 people. Not sure if it will be large enough for our family as the family grows larger. Very clean with sufficient linens and kitchen with typical pots pans and dishes. All appliances in excellent condition and worked great. Had a few items to text with the property manager which were all taken care of extremely promptly and courteously. If the house is 5 stars, the backyard and pool is 50 stars. Everyone in my family loved the pool and games in the yard. Spent most days enjoying San Diego sites in the morning and then chilling at the pool in the afternoon. Amazing family experience!!

This place was awesome! So much space in a quiet cul de sac. The pool was awesome for kids! It’s a quick drive to the beach. After a day at the beach we could come home and relax in the pool. The backyard amenities were amazing! Great place to spend time inside or out. We will definitely be staying here again when we come back!

We have stayed at many different homes in various locations and this one definitely stands out as one of the best! The home is a resort in itself. The house is very large and very comfortably fit our large extended family of 12 with plenty of space to spread out. The backyard was a dream! The kids enjoyed the pool, water slide, playground and arcade room. The home was well equipped for families on vacation. Host was extremely communicative and easy to work with. We look forward to coming back one day!

We stayed at Alvin's Villa with friends during our spring break college tour (4 families with teenagers). The home is very close to SDSU (about 10 mins), which made it a perfect location to stay.
All of the rooms were very spacious, clean and well kept. The back yard is a dream for hanging out, making it truly feel like we were on vacation. Would definitely recommend for a large group traveling in this area.

Alvin's attention to detail and thoughtfulness throughout the property is amazing. We rented this house for our family summer vacation, and I dare say it's the best vacation home we've stayed at.
And to top it off, Alvin made it easy and was very helpful when there were a couple of things we needed to work through.

We stayed here with another family for our son's baseball tournament. It was wonderful! Everything was just as listed and more. Alvin was great and his responses were immediate, we felt very welcome. The pool and playground were lovely and perfect for kids of all ages so noone was bored. The arcade room was perfect for the nights. We cant wait to come back!

We had children ranging from age 3-13 and mostly boys. There was so much for them to do with the awesome pool and slide, hot tub, awesome game room, swings and slide. The adults could relax because the kids were so entertained. Beautiful big backyard with lots of lounging chairs. We barbequed on the grill and ate outside, the lighting and fire pit at night were so awesome. It rained on and off but the kids didn't care and swam their little hearts out. The big Bar table was a lot of fun to play games around and eat and visit. The big house was super clean and modern with everything we could possibly need for our stay. Everything was a quick 15-20 minute drive from the house to good eats, Zoo, Mission Beach, LaJolla Beach and Cove and airport. Would stay there again! The washer and dryer were great for keeping all the towels clean and dry from all the swimming. The bunk bed rooms were perfect and the suites were huge, plenty of bathrooms also. Alvin is an awesome host and was super quick to answer our questions and reply back. He is very kind and easy to work with. This place was exactly perfect for our family vacation in San Diego. Would highly reccomend!

Had a wonderful time with our family of 16 ranging in age from toddlers, teens to adults. Pool and game room were perfect for the teens, playground was wonderful for the toddlers, and the hot tub was a great way to end the day for the adults!! Everyone had their own bed to sleep in and the house was generally clean! Alvin was awesome! He responded immediately to questions and concerns and took care of our family’s needs (rice cooker, baby bottle rack and can opener, etc.)! Outdoor grill and eating area were a plus! We would definitely stay here again! 👍🏽
