What a perfect little jewel in the heart of Venice. I loved the neighborhood- beautiful and quiet, but still close to everything. The room was small, but had everything we needed and was wonderfully clean.

The location of this property is perfect. Close to transportation, easy to navigate your bags to and from the water taxi/water bus. Note: no elevator.

My bedrrom was quite nicely decorated but there was no english tv which was a problem. The breakfast was dreadful- no fresh fruit and microwaved croissants. While the area was quite central I wouldn't have felt comfortable walking around on my own at night time. The staff were very pleasant.

We had a wonderful stay. Nice staff, great breakfast. I believe it is a family operated hotel by mother, son and daughter. My only notice is the shower is a little small, and could be an issue if a guest is quite large. Quite location, but prepare to walk to major sites like, Piazza San Marco, or called St Mark's Square in English. I thought a great value for a hotel on Venice island.

Everything about the stay was positive. From the staff to the room to the food and the decor , etc. We loved our time there. Welcoming voices at the reception, helping staff, kind and pleasant atmosphere. We are thoroughly satisfied.

The hotel was perfect - small and cosy and located in a quiet and pretty neighbourhood. Our room and the entire hotel were beautifully decorated. The breakfasts were especially wonderful.

Stayed here with my daughter and this very small hotel was in a great location. All rooms on 1st floor (no lift) with a tiny breakfast room. Decor traditional Venetian - overall impression was "small". We would stay here again though as it was good value for money.

Nice neighborhood (not as touristy as some). Room nicely decorated in Venetian style, but appreciated the modernity of the A/C and bathroom. Was easy to walk to some key sites. Breakfast was basic but adequate.

Very impressed with this place. Stayed 4 nights with my wife and we were very comfortable and well looked after by the extremely helpful staff who definitely went the "extra mile," lending us a thermos flask & boiling hot water for us in their kitchen every day when we asked.
The location was excellent- On the main island just a short walk from 'Accademia' and 'Salute' Vaporetto (waterbus) stops. You can of course walk everywhere from here, but the Vaporetto is so frequent and convenient, especially with a several-day pass (rather than single tickets). You will not have water views from the windows of this guesthouse, but you'll have that every day anyway when you are out and about the city- this location is just far enough off the main drag to be quiet, which is more important.
The room decor was really quite impressive- recently done up to a high standard in traditional decadent Venetian style. We had an original marble fireplace (not for use) in the room, high ceiling, and Murano glass chandelier. The walls were covered with padded cloth stretched over panels. There were larged curved windows that opened, with shutters, and rich floor to ceiling curtains.
Previous reviews mentioned that the breakfasts were somewhat meager. If this was the case, it has certainly changed now: We were served cold meats and rolls, fresh coffee (cappuccino was excellent), fresh pastry, yogurt, cereal, choice of a few types of fruit juice... well set us up for the day!

Overall the stay was fine, but the room was a little stuffy and not in the best of shape. The checkin process was also less then desirable. There was a note to call for checkin, but as we were traveling internationally, we didn't have cell phones and there was no phone to use in the lobby. We had to wait for the staff to get back to check us in. We will probably not stay here again.

Great Accomodation in a fabulous location..super quiet but easy to walk anywhere or catch the No.1 vaporetta. Great eateries very close by. Very basic breakfast.

We had a little bit of a walk and trouble finding it, but that was our mistake. If you take the waterbus to the Zatterre waterfront station then it is a 5 minute walk to the hotel. There are also shops close to it, pizza places, a bar, gift shops, etc. The Zattere waterfront is not very crowded and has good restaurants and I believe the prices are not as high as in some other areas.
At the hotel we arrived after 7 p.m. The receptionist was not there but there was a note on the door. We called them and the receptionist came about 3-4 minutes later. They gave as a big apartment which was on the side of the hotel which had a small kitchen, two bedrooms, a big bathroom and a nice area to sit with the family. I also saw the hotel rooms inside the hotel and they were really nice also, all clean with new towels and sheets. The breakfast is had warm bread, juices, coffees, marmelades etc and croisants. It was clean and the receptionists are polite. The internet connection to the rooms is free, but a little weak, but there is also a computer in the front room, if you need it. Overall it was worth the money.
When we left we took the blue line boat from Zattere to the airport which was really convenient.

A gorgeus little hotel with only a few rooms. Decorated beautifully in a Venetian fashion. Great service!

Positive Points:
- Beautiful decor (18th century)
- Clean modern and beautiful bathroom
- In the quiet neighbourhood of Dorsoduro, so very quiet and clean, with actual Venetians living nearby, while very close to the Accademia vaparetto stop and not too far from the major sights.
- Nice breakfast
Needs improvement:
- No air conditioning or fans or screens on windows, so in the very hot weather in late May I had to leave the windows open - it wasn't noisy, but the mosquitoes sure liked me!
- Password to internet (a Mac computer) was very long and never worked and the hotel staff couldn't seem to help me.
- Also, I needed to call the hotel staff, as they are not on site after 7 p.m., but neither of the "emergency" numbers worked. Glad it wasn't a real emergency. When I mentioned this in the morning to the staff (and about the computer issues), they could have cared less and seemed to imply that it was somehow only my problem.
- Single beds were very narrow and a bit on the hard side (and I like a firm bed).
Would I stay again? Possibly, if the price stays reasonable.

We loved this little bed and breakfast. First off, I love the Dorsoduro area because I lived there as a student 17 years ago. It's perfectly situated away from the craziness of San Marco, but you can easily get there on foot or take the .5 euro gondola that goes across the Grand Canal. Dorsoduro is home to many galleries and the amazing Peggy Guggenheim collection. It's also where you'll find lots of university students. No area in Venice is without tourists, but I think it's the perfect balance. The rooms are a bit tight, but all our rooms in Italy were tight, and we knew to bring small suit cases. But it was super-clean and charming with tapestry walls and a Murano glass Chandelier. The best way to get there from the train station is by foot or vaporetto. We just walked because we wanted to see the city.
