It was a good experience. Underneath the bed was very dirty and when I lifted up the sheets there was some debris as if someone had slept in it with their shoes on and they never changed the sheets. It was minimal but you shouldn’t see that. Staff was very friendly. It was easy and convenient. Would probably not stay again because it was dirty in the room.

To say the cabins are rustic is an understatement. You have to walk through dirt, mud and grass to get to the door, then there is mat inside to keep you from tracking water and dirt around. Hot water heater didn’t work, owner tried to fix and the water only got marginally warm. They did offer to move us or allow us to use the shower in another room. Either standards need to come up or price down.

The water pressure was amazing for a shower! The matresses were a little lumpy, and noisey, but overall this was the perfect spot! The lady at the front was soooo sweet, welcoming, and accomodating. Right across the street from the canal to fish and walk. You would think it would be noisey on the main road, but as soon as ypu shut the door. Ypu couldnt hear a thing! I will definitely be back if we are in the area!

The hosts were wonderful and very responsive. Everyone was polite, professional and very helpful. The hotel is on the side of a busy road so there was some noise, but inside the room it wasn’t as noticeable.

I really, really wanted to like this place because of its location (across the road from the picturesque Cape Cod Canal) and the "coolness factor" of the herring run on the property.
Apparently, they were "gearing up for the season" (at least two staff folks, one of which was the owner, mentioned this), and the general condition reflected that. Even though they weren't booked up (I checked in on Friday for two nights, ended up staying only one), I was given a room that clearly had not been thoroughly cleaned in a while; there was dirt in the dresser drawers, animal fur all over the bedspread, dust bunnies under the bed, and the microwave and bathroom mirror looked to have been wiped down with a wet dishrag.
The room had been thoroughly sprayed with a "freshener" product, which was overpowering. As that diminished, the odor of cigarette smoke residue came through, and both lingered all night, making sleeping tough even with the single small front and back (which was broken) windows wide open. With the front window open, the almost constant drone of the highway traffic 300 feet away made sleeping a challenge.
Best thing about the place: the showerhead was robust, unlike most in the Cape area (due to area water conservation measures), and the mini-fridge included a real freezer (good for keeping cooler ice packs ready to use). Maybe the rest of the rooms and small cabins are in better shape, but if they were I should've been given one of those for a two-night stay...

The rooms are honestly a step above camping, BUT! I love it! I love the area, and Robina who greeted me was fabulous!
