1) 1st door code didn't work & neither did the backup code they gave us. Wound up having to get keys from the lockbox. Code was fixed within a couple days.
2) Previous review mentioned cigarette smell upstairs in the hall bath -- still there, but not very strong. Also mustiness of basement -- light smell, but we had 2 people sleep there the entire time, and it didn't bother them.
3) Living room furniture is short and not comfortable, so we didn't really have a good place to hang out together.
4) Not enough silverware for 8 people. Some dishes were chipped. Very limited kitchenware & cookware: no cheese grater, pizza wheel, oven mitts or dish towels, & no baking sheets. Very small table for 8 people. Camera from neighbor's house looks right into the kitchen with no blinds or curtains on the right side of the 1st floor. Limited appliances too -- no toaster, and only a single-cup Keurig. We had to buy plastic ware as well as other items. Luckily, we've learned to bring some of these things on our own.
5) Pool table is being held together in parts by zip ties.
6) Beds were mostly comfortable, but frames seemed flimsy, especially in the front bedroom.
7) There are 2.5 baths, (listing advertised 2). It would have been helpful if the hall bath upstairs didn't have an upside-down tub, for more washing up area.
8) Low clearance on the stairs, leading to bumped heads.
9) Garage only holds small cars (not our minivan, except when it was parked at an angle).

Convenient to downtown and quiet neighborhood, but the house needs some serious attention. We arrived to a house at 86 degrees - obviously the host did not bother to determine that the A/C was not operational. When we contacted our person, they said "we'll have our crew check it out" - 3 hrs later 2 guys arrived to fix a couple of things and confirm what we already knew - that an A/C repair was needed to the outside unit. By that time, we had wasted so much time, no A/C person could get to the house that evening. We requested box fans to help move the hot air and were told "we don't have any" - which we replied - Walmart has a lot of them. no response. So we had 9 people suffering to try and sleep in a stifling hot house. NO ONE CAME that was a responsible host representative to do ANYTHING. Only comms were emails and texts.
Next day by 4pm, we finally had the outside unit fixed and some box fans delivered, but it took another 24 hours for the hot house to cool - airflow in the upstairs was virtually non-existant - so we used the box fans to try to push cool air upstairs.
Basement had two beds, but was cool and damp/musty with no bathroom - legally, I doubt that this can be listed as a bedroom, but that is what was advertised. Basement floor tiles were loose and buckled creating a very dangerous tripping hazard - again - no resposne or correction other than "send pictures".
Fernway VR was the management group and be warned - DO NOT EVER USE THEM!!!

Communication and kindness were beyond measure. I felt completely at ease with the process and the host’s process/hospitality. Easiest bnb I’ve ever worked with

Pros were that the home was clean and the bedrooms were spacious. We had good communication with the host and were able to access the rental at the agreed upon time with no issues. There were ample towels provided. The location was great for our trip. We were close to the convention center and other entertainment districts in the area.
The cons were that there was a faint smell of smoke upstairs and the floors and beds were creaky and loud. There were going to be eight people in our party, but ended up with six. We didn’t realize when booking that one of the bedrooms was in the basement. Luckily, we didn’t need to use it because it felt damp and smelled a little musty. The parking situation was not great. The garage held two midsize cars, but the rest was street parking. One night we had to park a block away from the house. The house is advertised as sleeping 16, but there is not enough space for all those people to hang out together in the living room.
Overall, this is not a bad rental as long as you have the right expectations about what it offers.

We traveled to Indy for the eclipse staying Sunday - Wednesday and were pleased with the accommodations. I wouldn’t give a negative for anything but I would just point out that if you have a larger group coming with you you’re going to want to consider parking. There are no driveways so street parking was the only option, we had two vehicles in our group and were able to park one in front of the house but the other vehicle had to be parked a few houses down. This is something to think about with loading unloading and such. The street is very tight, Also the houses are right on top of each other with only about a 6 to 8 foot separation between structures.
Not deal breakers by any means but just things to take into consideration. If you have plans in downtown Indy it’s a great place to come back to and rest up before your next Indianapolis experience.
The seating in the front room is also limited to bench style sofas, two of them both can seat 2-3 people.
Other than that it is very spacious, nice rooms, beds and showers. There is a nice sized front porch to sit and watch the neighborhood go by and an area in the back to sit and relax as well.
We had an excellent time preparing meals in the kitchen with modern appliances all working well. The proximity to downtown is great and stores, gas stations, bars and restaurants all very near by. The host is very prompt in responding to any needs or concerns and just an all around great place for our group to unwind. Would recommend

Very responsive host, available by text throughout the weekend. Short walk to Gainbridge and multiple restaurants downtown. Quiet, safe neighborhood. Only complaint was that the upstairs bedrooms had an odor of cigarette smoke, which has been passed along to the property mangers and would anticipate it being resolved.

Very clean and lots of room. Will definitely stay again.

Check in was super easy. Every room is huge, plenty of space for suitcases, air mattresses, games and kids. There were basic cooking supplies, lots of dishwasher detergent and towels. We missed having a regular coffee pot. There are K cups but for 10 coffee drinkers every morning, thats a lot of K cups. It could use a skillet and crock pot as well. Overall, great place though. Beds were comfortable. Front porch was nice, garage parking was easy, and the neighborhood location was good.

Comfortable property which met our expectations. Accommodations were as described. We had a wonderful time with family taking in the Christkindlmarkt and the Christmas Nights of Lights drive thru show during our stay. Host Jessie and the support we received from Dani were exceptional.

The property itself is beautiful. Spacious living room and lovely bedrooms as a shared space. The biggest issue we had was with functional showers during a huge lifetime doctoral graduation event. The handle fell off the master making it unusable and the mid bathroom with tub did not have a handle to wash hair and the plug did not drain. 12 people and one bathroom was a crisis. The property management was responsive but it took a full day to get any repairs adjusted. The pool sticks do not have pads (you have to hit the balls with the core plastic tip) the cleanliness was fair with crumbs throughout drawers from previous tenets and dusty wall services. Street parking is rarely available with parking several blocks away and the garage barely fit one small SUV sideways. I have lots of pictures as evidence available.

Property was as advertised, plenty of room for any group. Clean and well supplied.

Great location, very clean, spacious just like the online pics, great neighbors/neighborhood. Flawless process!

This place was perfect for our football team for the weekend. Only small issue I have would be the cleanliness of the spot(lots of dust and obvious the cleaning team was an in and out type of company) along with broken chairs, if I didn’t test the legs before I sat down we would have a whole nother problem! But the communication was great, the little neighborhood was so cute and welcoming, and the check in and out process along with the overall stay was perfect for us. Thanks again!

Very nice property, clean and tidy with great facilities. Our group will certainly return thank you for a great stay.

This was a beautifully renovated home with plenty of room for everyone to be comfortable. We had 9 guests total, including retirement-aged parents down to a young teenager, and everyone enjoyed the space. We were in town for a volleyball tournament at the convention center and this property had excellent proximity to downtown and our event. Great stay, would book again.
