Welcome to H Street Corridor (By Compass). An eclectic community nestled near Capitol Hill & Union Market, known for it's locally-owned spots, it's little surprise that the H Street Corridor has been recognized by national publications as a neighborhood in revival.

What to expect? A bustling enclave just blocks from the U.S. Capitol.The “Hopscotch Bridge” over the tracks of Union Station takes you away from the formality of Capitol Hill to a 1.5-mile stretch of colorfully diverse street life, where carefully restored row houses mingle with new luxury apartment buildings.

The lifestyle: An eclectic haven of nightlife and theater. The heart of H Street Corridor is brimming with restaurants, coffee shops, bars, and cultural attractions such as the newly revived Atlas Center for Performing Arts, which was originally built in 1939 as a 1,000-seat movie theater. Named a Great American Main Street by the National Trust for Historic Preservation, the corridor’s independently owned shops and galleries are quickly being joined by large mixed-use development and refreshing retail.

Unexpected appeal: The return of the streetcar. Streetcar service returned to H Street in 2016, starting at Union Station and running the length of the corridor before turning down onto Benning Road toward the riverfront. It’s a true full circle from its earlier life, when streetcars heralded H Street’s original boom.

The Market: No longer an “emerging” neighborhood. As the corridor has evolved into a sought-after destination for shopping and nightlife, real estate prices have kept apace. The annual H Street Festival has become one of the most highly attended celebrations in the city, stretching for 11 blocks with 14 stages and featuring a broad, culturally diverse array of music, fashion, arts, poetry readings, and children’s programs. It’s also one of six DC neighborhoods to host Art All Night, with pop-up galleries staging exhibits from 7pm to 2am. If that’s not enough to keep you awake, H Street is home to many staple live music venues like the Rock & Roll Hotel and Little Miss Whiskeys. This newly renovated row-house features an exquisite, private large front patio and a private rear deck complete with seating furniture. This home is located on H st in a quiet & family oriented neighborhood perfect to unwind from a busy day out in the city but also minutes to all of the lively restaurants and nightlife that H Street Corridor is known to offer. Centered on its namesake street, H Street NE is a tight-knit neighborhood with an artsy vibe, quirky bars, hip eateries and independent designer shops. The Atlas Performing Arts Center presents films, concerts and plays in a 1930s movie theater. The weekly farmers’ market sells seasonal produce and handmade goods, and in the fall, the H Street Festival buzzes with live music and local street food. This home is walking distance from Starbucks, Safeway, Chase Bank, US Post Office as well as other retails within the nearby shopping center. Whole Foods is a 4 min drive away. Union Market, the epicenter of culinary creativity in DC is a 5 min drive.

Transportation: DC streetcar stops are less than half a mile away from this home, a couple mins drive or about a 15 min walk. DC streetcar runs free, daily along the H Street Corridor. Stadium Armory and Union Stations Metro stations are both approx a mile from this home.

PARKING:
There is a private one-car parking pad at the back of the home. Ample free and non metered street parking at the front of this home, 2-hr parking M-F 9am-5pm excluding weekends and holidays.

WHAT'S INCLUDED:

*We provide a starter supply of toilet paper in every bathroom, 1 roll of paper towels, garbage bags, every bathroom has starter size shampoo/conditioner and body wash, hand soap at every sink.

HOUSEKEEPING:
Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Mid-stay cleaning services during your stay can be requested for an additional fee.

LOCALS: Locals (anyone residing within 60 miles of the property) must communicate with the host prior to booking.

CHECK-IN: Check-in time is 4pm or after.

CHECK-OUT: Check out time is 10am.

MAXIMUM OCCUPANTS: Any and all visitors must be registered as a guest on the reservation. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors will be immediately evicted without refund for unused days remaining. Guest agrees to pay a charge of $100 per person/ per day for every visitor not identified in the reservation.

AGE: You must be 25 years of age or older at time of booking in order to reserve this Property.

VALID PHOTO ID: Guests must provide valid government issued prior to check-in. Codes can not be dispatched until we receive the ID.

PETS: There are to be no pets on the Property- except with prior written authorization of host. Guests who bring a pet or pets without approval will be charged a $300 Pet Fee and will be immediately evicted from the property without refund for remaining days on reservation. Additional cleaning fees will apply.

EVENTS/ VENDORS: No Events. Any vendors entering the Property are prohibited.

REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of Occupancy.

ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/ Manager as soon as possible.

LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.

FOOD: We ask guests to kindly dispose of food in the available trash can. Garbage disposal is for small food remnants only.

CHANGING OF LOCKS: Guest shall not re-key or change out door locks/ door hardware under any circumstances.

COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors, and shall keep noise to a minimum while in back or front yards. Quiet hours are 10pm to 8am. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.

HOMEOWNERS ASSOCIATION: Guest will follow all Home Owners Association rules. A list of pertinent rules has been provided in the Property for Guest review.

LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels.

MOVING FURNITURE: Indoor and outdoor furniture is not to be re-arranged. Dragging chairs/tables on hardwood floors will leave scratches.

We were not aware that the neighborhood wasn't the best. Our host addressed all concerns. It worked well having three bathrooms with five people and

Loved the interior clean, simple and functional, decoration of the home with multiple bathrooms - made getting ready with teens a breeze. Comfortable for family of 6 with 3 teens, for college drop-off. Free H-Street trolley in walking distance, grocery stores in walking distance. This property is in an emerging neighborhood, limit walking after dark, parking in the spot in alley was tight for the SUV but manageable. Communication with the host was seamless and the host was super responsive to questions and requests.

This home listing is exactly as described. It is conveniently located near an H Street streetcar stop, which made getting to Union Station a breeze. There’s a grocery store within walking distance too.

This place was lovely, sparkling clean and a very short walk to the H St trolley which took my two grandchildren and me to Union Station and access to our days of touring. May was very responsive whenever we would have a question or concern. However, the bedroom situation was a little less than we expected. The two bedrooms on the top floor were great. However, since there is no bathroom on the main floor, we really couldn't use the bedroom on that floor. My grandson slept on the basement level in the sleeper sofa since there was a bathroom on that level. This room was more like another living room rather than a bedroom.

Our overall impression was this property was as described. It was very clean and served our general needs for a place to stay. This property is lacking some features that would make it more comfortable such as clocks, ceiling fans and/or fans, TVs in each bedroom would be a huge plus. Dressers or chests in the bedrooms. Also suggest to switch the beds in the bedroom off the kitchen and the downstairs bedroom which has the sofa bed. The host seems to be very focused on people checking in/out at the proper time which caused some uncomfortable concerns. The cleaning people entered the property at 7:30AM on the day of checkout which is at 10:00AM. They did leave and came back exactly at 10 in which we had exited the property and was waiting for our car. Due to the location of the property we did have to use ride share more than anticipated otherwise we were confined to the H corridor area since we couldn’t walk to the city attractions. With the recommended additions this would be an even better place to stay. The host was very prompt to respond to any questions we had which was great. Thanks

The TV did not work the whole time we were there the back room were freezing cold no one could sleep in there and no place to park
