Summary:
Welcome to Abeni Cottage! This quaint 2-bedroom cottage has everything you need for a relaxing getaway. It includes a full kitchen stocked with basics for cooking your favorite meal, smart TV, and strong WiFi - perfect for working remotely.
The property also includes a shared cedar barrel sauna that holds up to four people comfortably to help you relax after a day of exploring the beautiful Catskills. There is a grill and fire pit for your outdoor enjoyment as well.
The Space:
The two bedrooms feature queen beds with soft sheets and plenty of pillows. There are plush spa towels and cozy blankets for snuggling up with a good book or watching a movie. The kitchen is stocked with cooking utensils and all the basics you should need for preparing a delicious meal. Coffee is provided as well and can be enjoyed in the separate dining area.
The cedar barrel sauna is shared with the other two houses and guests on the property.
If you plan on using the Peloton bring your shoes.
Guest Access:
This is a private house not shared by anyone, with a separate driveway as well. There are two other properties that share the yard and the cedar barrel sauna.
Our WiFi is through Spectrum and very strong. We have had many guests work remotely on multiple devices with NO issues.
Cell phone service is not always available, but there is a landline with free long distance.
Please note this home is located in the country with lots of animals and insects, so there may be insects getting into the house and may be ticks and other insects in the yard, so please be mindful and check yourself after returning from the outdoors. We do have a pest control company which actively comes out and sprays the yard along with the inside and around the house.
In the rare case of a power outage we do have flashlights and candles available.
The Neighborhood:
The cottage is set in a small and quiet neighborhood with year round residents, so please respect their peace and privacy.
We have seven acres which you are welcome to explore which includes a pond perfect for skipping rocks or enjoying the tranquility. (Canoeing and kayaking coming soon!)
We are walking distance to The Pines restaurant which offers delicious food and drinks - and even occasional live music! We are minutes away from iconic Phoenicia, and about 25 minutes from the famous town of Woodstock. There you can find an array of art galleries, restaurants, boutiques, and outdoor markets. Hunter Mountain and Bellearye Mountain ski resorts are also about 25 minutes away.
Getting Around:
There is a bus from Penn Station in NYC that will drop off near The Pines restaurant which is a short walk to the cottage. Having a vehicle may be preferred as there is no other mass transit nearby. There is a private driveway with included parking. Uber is available for short trips in and around town and back, though please keep in mind that drivers late at night may be difficult to find.
Other Things to Note:
Please note we do have a pet fee of $50 per pet under 50 lbs. Advise how many pets you will be bringing, along with type and weight. Pets are not allowed on beds nor furniture; any signs of pet hair as such will be assessed an additional cleaning fee.
Any furniture that is moved and not placed back to the original location will be assessed an additional fee.
**We ask that you not leave food outside or on the grill as we do have very curious animal neighbors. Also, if trash is put into the outside bin, kindly replace the bar so animals cannot get into it.**
Also note the yard is not fenced in so ALL pets should be on a leash or supervised at all times. Keep in mind that there could be some wildlife that may harm your beloved pets (this has never ever happened, but we like to air on the side of caution).
Please be respectful of our neighbors and other guests sharing the grounds and sauna.
Our check out time is at 10:00 am. Any late check out will be assessed $100 fee per hour, as our cleaning staff are on a tight time schedule and need the allotted time to deep clean and sanitize for the next guest. However, if it is discussed and approved beforehand with the host, there will be no additional fee.
The Abeni Cottage is one of 3 properties on our 7-acre property grounds, which you are free to explore and enjoy year round in any season. If you have a larger group and would like to book our main house which can sleep up to 8 and our guest house which can sleep up to 4, please do not hesitate to reach out to us.
PLEASE NOTE
Our water comes from an underground well which is filtered on several levels, at times there may be a funky smell due to the sulphate levels which we can only control so much. The water is safe for drinking, cooking and bathing. If you are not comfortable with drinking the water please bring your own.

Perfect home away from home experience immersed in nature. The fire pit and sauna cannot be beat for those who appreciate as much time outside a possible at home. My husband and I worked from here for a week and it was a perfect gem for us. Want to keep it a secret! Great hosts who care. Flawless all around, thank you!!!!

Located around the corner from a really good restaurant, this is a perfect little place if you are visiting the area.
It is tiny. Best suited for 2-3 adults. 4 adults would be tight.

We didn't use the kitchen with the exception of the coffee-maker and washer-dryer but it was well equipped. The wi-fi worked great. It was very cozy and perfect for my husband, sister, and me. We thoroughly enjoyed our stay.

We experienced a problem with the property that we rented and contacted the property manager. The manager was very responsive and corrected the problem by moving us to an upgraded property which was very appropriate for out needs.
