Villa Charoupi, only a few steps from the water, is named after the flowering evergreen carob trees and shrubs (charoupi + carob) surrounding the property, including the huge carob tree that welcomes you at the entrance. This area, called Ferma, forms many small bays and has a fascinating seabed home to a quite large variety of fish. Explore the underwater and marine joys while snorkeling, canoeing, or engaging in SAP.
Try out and find your very own spot in the secluded beachfront property extending on a 5-acre land. Become one with the unspoiled nature, the wild and tamed vegetation. Enjoy our olive, lemon, and orange trees, the blueberries, aromatic herbs, and arbor perched on the pergola.

If you cannot resist a long-lasting in-water sunbath or have small children that are for sure going to play on the fine shingle beach but also in the water all day long, you can make good use of your very own private dock. The dock stands only 10 meters away from the central bay and leads to another small bay with shallow crystal-clear water. A first-rate opportunity for some kids fun and adults' leisure.
But wait, there is more! The area's highlight are the naturally created sandy pools resembling lagoons with sugar on top, which are only 70cm deep. A perfect private spot for grownups and children, play and laze.

This is the most stunning location, tucked in a small private bay. We enjoyed endless snorkling during the day and star-gazing at night. The owner was also kind and easy-going. Can't wait to return.... next time, I hope to try the pizza oven

Spent relaxing time at fab house with beautiful view and perfect outdoor space to have breakfast and dinner too.

We loved our stay at Villa Charoupi! It exceeded our expectations in so many ways! In particular, the private bays were bliss, all three had their own decking areas and sun loungers getting the sun throughout the entire day. The water was crystal clear and with small pools, suitable for all ages! The villa itself was perfect for a family of five. The outside eating area with large stone BBQ and pizza oven made cooking in a pleasure and should both villas have been taken a wonderful space to entertain. Georgios was a fantastic host, very attentive and happy to offer recommendations for local tavernas. We would recommend this villa to anyone and hope to return one day!

We stayed at Pelegios in the kids Half Term (UK) week in May 2018. We booked out both Villas (Charoupi and Kali Skia) we were two families with kids ages 5-10. It was a perfect location for our needs and kids and adults alike loved it. From the shallow sandy pools off the private platform on one side of the beach to the pontoon ideal for swimming and snorkeling straight off the steps from the other side.
The setting is idyllic. The pictures look great, but the reality is even better. The beach is very private and ideal for shallow snorkelling, rock climbing, sunbathing and swimming in the warm sea with several coves to investigate in easy reach.
The properties are a decent size, cool and well fitted out. We didn’t spend much time inside, but bedrooms were perfect and the living space ample. If there was one small gripe it would be the kitchen is small and bathrooms in Chapousi a little small too. But we used the BBQ and Pizza oven in the pleasant outside space with lovely views across the gardens and out to sea.
Georgios was a great host, available for any questions and suggesting good local tavernas and all relevant amenities. You will need a car. Access is down a very steep drive and shops are about 1/2 a mile away once you’ve climbed up. But there are decent supermarkets close, better ones in Lapartera and plenty of other key amenities, chemist etc.
From here we visited places like Via, Agio Nicolas and Spinalonga, Koufonisi and Chrysii Islands.
8 beautiful days of non stop sun and 27-28 oc. An ideal spot and perfect holiday. It was tough dragging the kids away from the Villa and beach for the day they loved it so much

Villa Charoupi is a beautifully maintained house with a magical garden and private beach with terrific jetty. From the lovely terrace, one looks out over the pristine coastline, crystal clear sea. The house is surrounded on all sides by terraces full of olive trees, and more flowers than I can mention. My family and I spent two unforgettable weeks here and had a difficult time leaving. Our daughters spent hours playing on the jetty, we barbequed on the terrace, we stayed in the sandy pools with the moon above us and made great trips around the island.The biggest advantage of this property is the privacy you feel from the different private bays. Also so special was the warm welcome we received from Georgios and the way they looked out for us.Seaside taverns and the Supermarket located only a few minutes away. I didn't expect to find such a beautiful and perfect spot and hope to back soon.

This property is a beauty! The two villas are situated in a large garden directly at the sea. Not many people know this bay, so even the beach is private most of the time. The beach area is well equipped with sun beds.
Both villas are fully equipped, the interior is practical but not fancy. Each room has an air condition and both villas have a WIFI connection.
The BBQ at the upper villa is perfect! You can easily get fresh fish in Ierapetra and grill it here!
Georgios is very supportive he helped us with all our questions throughout the stay.

We couldn't have been happier or more impressed with our stay. As a group of friends we hired both Villa Charoupi and Villa Kali Skia for my 40th birthday celebrations for 8 nights.. It was absolutely perfect. The setting is insanely beautiful and we loved the different areas to swim, and to hang out. We had a 9month baby with us and the pool was great for her to bob around in and easy for her Mum and Dad to get her in and out. The wee deck area over the pool was great to sit and have a few drinks in a sun lounger. And then there was the (other) private bay. It was absolutely superb. We spent a LOT of time there. From the perfect early morning wake up swims to antipasto lunches to cocktails all day long made at the 'bar' - it was awesome. We loved the privacy and clarity of the water was what dreams are made of. The two villas were also superb. A few niggles with a few bits and pieces breaking but nothing that couldn't easily be replaced or fixed. They were super comfy and a lot of thought has been given to small details.
With the 2 villas we were spoilt - we all met and had group breakfasts down at the lower villa, spent the day by the water, and at night moved up to the top villa for BBQ's (amazing bbq area btw!) and lovely long dinners around the table on the deck with the most amazing views and sunsets. Georgios was amazing to deal with and couldn't heave been more helpful and friendly. He really looked after us and nothing was too much trouble- he was superb!!
I wish we could be transported back there now, I'd love to book in every year - it is such a special place.
I can't imagine a more perfect holiday and way to celebrate /commiserate the big 4-0. I feel really lucky to have spent time there - I almost don't want anyone else to know about it so we can keep it to ourselves, but obviosuly we want Georgios to get lots of visitors - these places are just so, so special. Can't wait to go back!

The beach, like the villa, was just like being in paradise. Direct on the beach.What you expect after seeing the pictures is exactly what you get when you are there. The peaceful and calm atmosphere combined with the fantastic view, takes away all motivation to go somewhere else. The owner George is lovely and very welcoming. He also gave us great local info on restaurants and beaches to visit .Also, there a beaches nearby that are very secluded and not full of tourists like the beaches in the north. The facilities both inside and outside the villa is excellent and high quality, with balconies and eating areas in sun and shade in a lovely garden with a bbq.What a wonderful, peaceful holiday with no worries!We will definitely go back as soon as we can. Don't tell everyone- let’s keep it our secret!!!!
