Perfect for large groups and multi families! Professionally decorated 6 bed home with 2 living rooms and 4 master suites. With 12 beds, this luxury home can comfortably sleep up to 22 people. The community amenities include a large pool that is heated year round, playful lazy river, hot tub, fitness center, outdoor BBQs, and much more. The house is centrally located to Zion National park, Sand Hollow reservoir, championship style golf, amazing hiking, and beautiful St. George, UT.
This clean and bright 6-bedroom 6 bath home comfortably sleeps up to 22 guests in beds. The home is tastefully decorated and features an open concept which is perfect to spend time together with friends and family. The kitchen is fully stocked with a beautiful island and full-sized dining room table. The dining and kitchen open up to the downstairs living room that showcases a large sectional sofa and huge Smart TV. Just off the living room is the outdoor patio with a BBQ grill and outdoor seating.
As you move into the Master Bedroom on the main floor, you’ll find a large King Bed with a a large Smart TV. The master bath features a walk-in closet, 2-sink vanity, and a large walk in tile shower and also has private and direct access to the pool and hot tub area. The main floor also has an additional king bed master suite with private bathroom. The next 4 remaining bedrooms are all on the second floor. The second floor also features an additional living room with a queen pullout mattress and another large Smart TV. Just off from the upstairs living room is a large covered balcony with stunning views of the Southern Utah landscape.
Bedroom #3 is furnished with a king bed and shares a full bathroom with the bunk room. Bedroom 4 is the bunk room with 2 sets of queen sized bunk beds. Across the hallway from the bunk room and next to the upstairs living room is an additional full bathroom. Bedroom #5 is another King bedroom with an en-suite full sized bathroom that provides comfort and privacy for multiple families or couples. It also features a twin sized bunk bed. The close proximity to State Street and I-15 gives you quick access to downtown St. George as well as Washington’s Costco, Walmart, the Red Cliffs Mall, Megaplex Theaters, and a wide variety of restaurants. In addition, Zion National Park, Quail Creek State Park, and Sand Hollow State Park are all within a 30 min drive.
Parking in the community is restricted to the home's two-car garage, driveway, or the designated guest parking found throughout the neighborhood.
Zion Village is a very new community and construction of new rental units is ongoing. All community amenities are fully completed and construction will not negatively affect your trip.

Everything in the house is there for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.

Community Pool Access- Pool has a black key fob used to gain access. Key fob is tethered to a lanyard and left on the kitchen table along with this guest manual. The key fob sensor is on the right-hand side of the main clubhouse entrance doors.
Heat and AC Controls- To change the heat or cool settings, make sure the system is set to auto and is in the correct mode that your wanting (heat or cold).
TV’s- All of the house’s TV’s have access to streaming service such as Netflix, Prime, Hulu, etc. Simply use the remote to log in to your private account.
Towels- Fresh towels can be found in each bathroom cabinet. Pool towels are found in the lower cabinets on the main floor laundry room.
Bikes and other Gear - Please leave bikes and other outdoor gear in the garage. Bringing them into the house tracks in unwanted dirt and mess and also damages walls and floors. Failure to do so will result in an additional cleaning fee.
Other House Amenities- A high chair can be found in the main floor laundry room. A fire extinguisher is stored under the kitchen sink. The main floor master closet has a pack n’ play crib. The upstairs sofa is a queen-sized pullout mattress.
Fire Pit & BBQ
Clean and cover them after each use. Make sure the grill is cooled down before covering. Make sure the propane tank is turned off completely.

Cleanliness
Please remove shoes while in the home and keep food and drink items in the kitchen and off the carpeted areas. Also, please be respectful to the furniture and the provided house items by only using them for their intended purpose.
Pool, Hot Tub, and Club House closes each night at 10:00 pm. There is no lifeguard or supervision at the pool. Children need parental supervision to use the facility. Food and drink are prohibited within the pool area. Clubhouse gym opens at 6:00 am and closes at 10:00 pm.
Shoes and Drink
Please respect the house by removing shoes while in the house. Food and drink are also prohibited on the 2nd floor and on carpeted areas.
Parking
Parking on the street is PROHIBITED. Please make sure that all vehicles are parked in the garage or in the designated visitor parking areas.
Smoking
All smoking is prohibited inside and around the home.
Pets
Pets of any/all kind are NOT allowed on the property. This includes the garage.
Noise
We want all our guests to enjoy their stay. However, we ask that our guests be courteous to the neighbors by keeping the noise at a reasonable level. Especially during quiet hours between 10:00 PM and 8:00 AM.

House Items- Please ensure that all other house amenities such as coolers, toys, games, etc. are returned to their proper place. Make sure BBQ grill/ fire pit propane tank is turned off.

Security- Unless instructed otherwise, please set thermostat AC to 74 during spring and summer months and Heater to 60 during fall and winter months. Make sure that all windows and doors are shut and locked. However, please do not lock the interior garage door. Close all blinds, turn off all lights, and ensure that all faucets are turned off.
Laundry- Before your departure, please start a load of pool towels in the downstairs laundry and a load of bath towels in the upstairs laundry. Please leave all other used towels, sheets, and pillow cases on the floor at the foot of each bed. Please keep blankets and bed spread are in a separate pile and DO NOT remove mattress covers from mattress!
Kitchen- Make sure all items are returned to their proper space. Ensure stove is turned off. Load all used dishes and kitchen items into the dishwasher and start the load.
Garbage- Please remove all trash from the house and place into the trash bin. Garbage day is every Thursday morning at 9:00 a.m. If garbage day falls during your stay please make sure the garbage bin is taken to the road on Thursday night.
Guest Belongings- Please make sure to that you have all your personal belongings. Check in all closets, under beds, and in all bedroom drawers. Returning lost or forgotten items can be a lengthy process that often requires you to pay postage fees.

13 in our group, ages 1-67. The condo was great for large groups. A few suggestions below.
- Barbecue looked like it had never been cleaned. The type that has a ton of little holes that the heat rises out of. They were all clogged with dried grease etc. I spent 30 minutes just scraping and cleaning the gunk off just so one side would work. The other side is unusable until someone cleans it.
- Bar stool. One is broken.
- Soft water. Container not refilled and empty so no soft water.
- Pool area very crowded. Noticed lots of folks waiting at door and walk in with folks that have fobs. High % of folks I’m sure not staying at resort. Not managed at all. Never saw anyone working there. Also alcohol in pool area and is not allowed. But no one managing the pool area. Folks put lounge chairs in shallow pool area so only their group could access the area. This should not have been allowed.
- Given wrong door code, one remote for tv was under the sheets on bed when we arrived, did not find it until putting kids to bed.
- instructions state you have to start a wash upstairs and down. Never had this before, do not think guest should have to do Laundry.
Not perfect but most things are not, would stay here again and give it 4 out of 5 stars.

Property was very specious and in a quiet neighborhood. We have plenty of space for everyone to feel comfortable. Communication was very promptly we have an amazing experience.
