Detached stone built provincial villa with a private heated swimming pool with a garden and plenty of parking spaces. The village shopping area is 1.2 km walking distance.There are numerous restaurants a,banks and a large supermarket.A superb 1970's stone-built provincial style, Automatic Front gate, wheelchair friendly, Villa in a tranquil private estate on a 1650 meter plot. 314 sq.m accommodation is provided over three floors, of which two floors each benefiting from its own kitchen and lounge. Eight bedrooms are fully air-conditioned and sleep, 16 people. Additional 2 people can sleep on a king-size sofa bed. There are Six bathrooms five are en-suite. Visit our website to see the floor plans and see 80 photos Surrounded by mature secure gardens, the Villa boasts a magnificent heated ( using heat pump which requires 17 degree outside temperature to heat the pool)and fenced(removable)swimming pool with outdoor shower and toilet facility. Charming summer kitchen with built-in BBQ. A Boule court offers leisurely entertainment for the whole family. Play Golf, Cycle, Jog or Walk in woods nearby. The adventurous try Canyoning, Horse riding. Nice Airport, Biot, Cannes, Antibes, Mougins, St.Paul DE Vance, can be reached within about 20 mins. Monaco and the Italian border is about 45 mins drive. The Auto route A 8 is easily accessible to travel East-West of Riviera. Local Village is 1.5 km away with fully comprehensive shops. Recently refurbished large supermarket InterMarche is ideal for fresh meat, fish, and general grocery shopping with plenty of indoor and outdoor parking. The village has a very nice vegetable and deli shops as well as freshly made Sushi food. Cafe for a quiet drink or a meal. The number of restaurants to choose from as well as a Pizza place who will deliver. Plenty of parking. Pets welcome.

The Italian border is only one hour's drive and exciting Monaco with its fabulous Casino can be reached in 40 minutes. We regularly book early and use Easy Jet to fly from Gatwick to Nice at very reasonable flight costs. To enjoy a memorable holiday in one of the world's best areas. The Villa is located in a private estate in an elevated position to give good mountain views. To summaries, the location is ideal as it is near the Airport and within short distances to some exotic villages, towns, leisure activities, and Restaurants. Most locals speak enough English. This is a lovely villa - perfect for our extended family of 17 - 8 adults and 9 children age range 1 to 9.
It is air conditioned, clean and spacious - split into two separate apartments with upstairs access from the outside but in reality it felt like one whole villa and wasn’t a problem at all for us. All bed linen is provided and was clean.
The garden is well kept with plenty of shaded areas and a bbq. The pool is a good size with a very deep end but also a shallow entrance. It was refreshing but not too cold and it was reassuringly safe with netting surrounding it. There were plenty of floats, blow ups, a tent etc - Also plenty of towels are provided so you don’t need to take your own.
The villa is set in a great location but a car is needed. Even the local supermarket which was huge isn’t really walkable with heavy bags.
Plenty of plates and cutlery provided but lacks mops, dish clothes, tea towels, dustpan and brush. The cleaners come in after your visit and do a thorough job but it would have been nice to keep it clean on a daily basis. We bought a few items and left them for others.
Overall we had a fantastic time - the villa is set in a peaceful secluded area where we felt safe and private.
Nothing to dislike.

This lovely villa is situated on a pretty area with supermarket, pharmacy , bank, cinema all in the village.
The villa is well supplied with kitchen and household .
The only thing I would say is the ground and first floor bedrooms and bathrooms could be updated. For the rest it is a lovely villa

Nice pool and outdoor area. Good outdoor kitchen with roof and bbq possibility. Good location with regards to nearby villages, supermarket and running trails. Also not so far from the coast and larger tourist spots.
The interior could benefit with some upgrades. Some windows/doors/closets could not be closed, kitchen and furniture in general were worn. Some of the listed facilities were not present (as far as we could see).

We had a great week in Roquefort-Les Pins. The house had plenty of room for our party of 7 adults and 7 children. You can walk to the Intermarche, a boulangerie, and also hiking trails. It is an upscale suburban area with other villas nearby.
Our group spent most of our time outside in the pool or visiting lovely towns nearby. Definitely recommend going to Valbonne, Mougins and St. Paul de Vence for day trips.
Our reception upon arrival was a bit scattered. We needed to call to tell them we were waiting to check in and the cleaning staff was still there for about an hour and a half after we arrived. That being said, Grigoris answered all of our questions and was very helpful throughout the week as questions arose and when the pool needed cleaning.
The house was very spacious and having the separate floors and exterior entrance upstairs worked fine for our group. We very much appreciated having air conditioning that worked really well in each bedroom and in the kitchen/main floor. It's important to note that the top floor has slanted ceilings in two of the rooms and some of us hit our heads on the beams.
The interior of the house was clean, but could use some updates (curtains over all windows, make sure all doors can shut properly, etc.) and the kitchen could benefit from an update or in the meantime getting rid of duplicate cookware to create a less cluttered kitchen.
Overall, we had a lovely week with our group and enjoyed the location, pool and having AC.

This is an ideal house for a large family / group. Good location, nearby infrastructure with food shops, park for jogging, etc. This was the second time we stayed at this property and we had a great time both this time as well as the previous time we were here.

Very good location and pleasant villa.
Very disappointed by attitude of property manager that offered no help when the villa lost access to internet. Out of our two weeks stay we had access to internet for only 5 days due to cable problems in the area. While the problem is not the result of the villa, management did not offer any solution allowing us to have access to internet such as 4G box that where offered by providers to affected clients. Among our guests we had doctors and business men who had to use their roaming system to stay in contact.
Villa management did not even showed up on the last day of our stay. Total disregard to its guets .

Excellent location and accommodation for a large group. Owner responded to queries promptly. The address and managers contact details were not received until just prior to start of holiday which was probably due to VRBO procedures but required chasing.

Good location, nice house, good beds, good restaurants nearby. Be aware that the pool is only heated when the temperature is ABOVE 17 centigrade. Poor reception on arrival.

We were several families staying at the villa, we all loved our stay here. The outdoor space is the highlight of the villa, great size pool and plenty of seating areas. The location is good; 30 min from Nice and Antibes. The local supermarket had everything you need. Would recommend this villa. Thank you Mani

The property is in a quiet residential area close to shops cafes, restaurants and bars. Peperoni restaurant recommended. The heated pool was wonderful couldn’t keep my grandson out. Beautiful places to visit in close proximity the lovely antibes and Valbonne Friday market being my favourite. The garden is secure as we had 4 dogs we needed security. Local vet in Roquefort very good for repatriation appointments they speak excellent English. Outside eating area superb. There was 10 of us plus one child and 4 dogs. Only downside is that u can’t access the upper floors from inside so we lost a bit of our socialising time but we knew that when we booked and sometimes it’s nice to escape each other. The property and the area met and in some cases exceeded our expectations
