About this house rental
NEW FOR 2023, this charming cottage has everything you need for a short break or memorable holiday on the Suffolk Coast in the town of Leiston with the beach and sea just over two miles away.
Extensively renovated combining old with new, the owners have retained period features with original floors, doors, and fireplaces, introducing all the amenities which guests request in the quality bathroom and modern kitchen. HALLWAY
You’re welcomed into the hall where there’s space for coats, footwear and a comfy chair. The living room to your right, stairs ahead of you, a door to the cloakroom, and a door to the left taking you through the dining room to the kitchen. There’s also a back door for easy access to the garden and parking area beyond. Hard flooring runs through the ground floor with steps between some of the rooms and there are usb sockets in most rooms, including both bedrooms.

Handy to have on the ground floor, with a WC and wash basin.
LIVING ROOM
A lovely large room with a feature fire place and ample seating to relax on the deep corner sofa or the sofa bed (you can use this as a bed if you prefer but strictly for four people only in the cottage). The Smart TV sits on a side table, shelves have a selection of books and games for you to choose from, and a Bluetooth speaker so you can listen to your choice of entertainment.
DINING ROOM
Sitting between the hall and the kitchen this attractive room has a farmhouse style table with six chairs and a dresser stocked with crockery so you can self-cater or enjoy a take-away (plenty of choice within walking distance).
KITCHEN
This fresh kitchen overlooks the garden and has a door for easy access. Units run along one wall housing an electric oven with four ring induction hob and extractor, an under counter fridge with an ice compartment, and a slimline dishwasher, plus the essential microwave, kettle and toaster. There’s a little table and a couple of chairs for snack times.
FIRST FLOOR
Steep stairs rise to the first-floor landing where there’s a step up to the double room to the right and a corridor to the left passing the shower room to the zip and link bedroom. Hard floors run through the first floor with rugs in the bedrooms and all windows have slatted blinds. The stairs are carpeted and treads are long but narrow with a handrail to steady you.
DOUBLE ROOM
Sitting at the front of the house, this room’s decorated in restful greens and retains its ornamental fireplace with a wall-mounted Smart TV above it. The double bed sits between bedside tables, and there’s ample storage with a chest of drawers, a massive wardrobe and shelves beneath.
ZIP AND LINK ROOM
Step down to this equally charming room with windows to the front and back of the cottage. The super king zip and link bed can be made into a double or twin to suit your needs (please be sure to request when booking, as standard it will be made as a twin). A chest of drawers sits beneath the wall mounted Smart TV, there are bedside tables, a chair and hanging space on the landing just outside the room.
SHOWER ROOM
The double shower cubicle has both rain and handheld shower heads; other fittings include a wash basin, WC, heated towel rail (towels provided for all guests) and a window giving natural light.
OUTSIDE
There’s parking for three cars, one at the side on the Haylings Road, and two behind each other up a curb to the left of the house on Paradise Place. A gate opens from the drive into the garden with a path leading to the kitchen door for easy access with shopping and suitcases; the neighbours do have access through the garden which primarily used on bin days. The garden’s mainly laid to lawn and fully enclosed with a table and chairs for outside dining and a separate gate to the road.
