Above a busy pub but surprisingly quiet up in the room.

From arrival it was wrong. They told us we had only booked 1 room and not 2. This seemed to be because they had no clean rooms. We then had to wait while they placed the bar stock order. Eventually we got seen.
We were taken around the rooms looking for clean ones.
We ended up in a family room which had 2 rooms. This was very tired but we attempted to make do. Went for dinner, not good unfortunately.
After returning to the room we started noticing more dirt, orange very stained spare pillow chucked in the wardrobe with 2 heaters and a iron. 2 ironing boards for some reason. Water stained walls. Pulled back the quilt cover and not convinced it hadn't been slept in. The mattress was just springs that bottomed out on the base.
TV didn't work in the single room.
Car parking limited.
At this point we left and booked in somewhere else.
Avoid, the advertising pictures don't seem to be the same.
First time in twenty years of working away that I have had to walk out. Sad times.

Very good value for money. Staff were very nice. Checked in early. We walked down to the tram in Ashton and took the tram to the City game (25 mins). Made it very easy. Room condition was good and spacious.

Staff were excellent. Room was nice but not very clean. Cobwebs in bathroom and no mattress protector or fitted sheet on bed. Ate in restaurant and food and service was very good.

Really friendly staff, good food and beer in the pub but the room are not in the best condition anymore. Needs to be ozonated or similar to get rid of old odour!

Stayed here for one night as we were attending a wedding.
The room was ok but the shower was dirty and showerhead and extractor were filthy.
We got told if we came back after 10pm the pub door would be locked and we'd have to use the fire escape to get in which i found bizzare. We did get back at 10.20 and the door was locked so we had to use fire escape to get to our room, luckily we wasnt that drunk.
My partner had to go down to the bar about 11.30pm bexause they were playing music really loud so he went to ask them to turn it down which they did.
We would definitely not stay here again.

The hotel was a good night stay. The food in the bar/ restaurant was great. The only thing was it didn’t do breakfast, they is a really nice cafe across the road that make a great breakfast. Rooms were well spacious and had been nicely decorated I would recommend this hotel.

After reading last review I wondered what we would walk into
Arrived went to pub bar , girl showed us to the room explaining that if we left early we would have to us fire escape & there was a band on that evening Saturday would it bother us .
Room liveable clean yes could do with deep clean
Room large
,fresh towels, warm water & bath
Music finished at midnight did not have any complaints good music
Fire escape was easy to leave by
Free car park
It suited us for one night but would not spend more than two evenings there

Rooms are located above a pub, therefore, if you're traveling for business, there will be music and voices until about 10:30 PM in the room. The biggest problem is the very low water pressure in the bathroom, making it impossible to have a proper shower. In the morning, the only exit is through the fire escape stairs, so if you need to retrieve something from your car after the pub is closed, you won't be able to re-enter the hotel once you've left. There's no breakfast in the morning; however, there's a nice café across the street that opens at 8:30 AM. Therefore, if you're a business traveller I wouldn't recommend this hotel.

Sorry to say my room has not been cleaned with large crumbs on the bedroom floor and the bath has not been cleaned with hairs present. The toilet seat was not clean at all. I was expected to walk out of an upstairs emergency door to exit the building down an outside stairs in a morning as there were no staff to open up on a morning to allow me to walk down the normal stairs and out of the main door to the car park. I am recovering from a broken ankle/leg and the thought of carrying cases down an outside metal stairs without safety grips on each step on a frosty morning was not something I wanted to do. I was shown a back door route around the large wheelie bins to exit to the car park via a large gate. Not impressed at all.

Very welcoming, snacks in the room. And tried rag pudding for first time. Good stay

The hotel was nice the room was large with a big bed, comfortable and clean, the pub downstairs was good, nice pub food, overall i would recommend, however, a couple of negatives are: they advertised a free continental breakfast which is in fact just a juice box and an alpen bar left in your room. The other thing is you have to exit via the outside steep metal fire stairs in the morning which in itself is quite difficult with your bags but on the morning i left it was snowing so was pretty treacherous so not good if your not good on your feet.

Let's start on the positives, the room was in good size, well furnished and in good location.
A lovely room but shown lack of thorough cleaning in places, dirt on the edge of carpet and empty wine bottles in the room.
It would seem lack of investments as facilities are dated. Biggest problem of all there was no hot water... Yes, November in a rainy Manchester. I took a cold shower which tested my Wim Hof breathing technique to the limit.
Told the staff but let's be honest, there isn't much they can do.
Can't check in late because the staff would've gone home and locked the pub. No breakfast because no one turn up before 11am. You can get in and out through the fire escape. But with that being the only one fire excape route, that I know of, at night, I believe this is against the law.
Would like a refund if there is even a way to ask for it, because the phone doesn't work.
Summary: Spacious room well furnished, dated facilities, cold shower only and potentially fire death trap.

I was informed there was no night manager on duty. What the manager failed to tell me was that I was the only guest in the hotel and that I would not be able to check out until staff arrived at 11:00 a.m. as the downstairs doors were locked. I need to to go to work and I escaped literally down the fire escape. It felt like i was locked in, and alone and being a female this was not a situation i wish to repeat. however, the staff were friendly, and the food was excellent.

Stayed for 1 night as part of a business trip. Staff were very pleasant and helpful. Room was very nice and comfortable but was a little cold due to the change in weather. The food in the bar was nice and reasonably priced. There is no hot breakfast served and only a limited "continental" breakfast in the room but that was not an issue for me as it was a one night stay.

We really enjoyed our two night stay. The room was clean and comfortable. The staff and manager Dave were really friendly and chatty went out of their way to make us feel welcome. We did not eat there as we were visiting family and had our meals with them. I would certainly recommend the Broadoak to anyone.
Thank you for a lovely experience

The hairdryer didn’t work there was no one on site to help us with anything. We were left completely isolated alone in the whole building. The second day we stayed. No one had made our beds and we had no clean towels. This place was an absolute joke they should give us our money back. We felt so unsafe.

Really comfortable stay. Rooms are above public bar/ restaurant but we weren’t disturbed by noise. Hotel was well located for our purposes. Free parking / Wi-Fi . Food in restaurant was well prepared, tasted great and staff were lovely.

The property is an old hotel which has been remodeled which includes a Pub. The rooms are gorgeous and you feel like you are taken back into a time in the past but with modern conveniences. The people who worked at the hotel and pub were so congenial and helpful. The hotel does not have an elevator; however, the staff will carry your luggage. There is entertainment and activities like trivia in the pub each night. It is fun!

Everything was good, apart from the bath was partially blocked, making it empty very slowly, and intermittant wifi signal

Very nice hotel in an old Victorian house with good size rooms and wonderful staff. A few improvements could be made to make guests more comfortable like having some bottled water in the rooms on arrival since theres a lot of coffee equipment. Finally, breakfast should start earlier to ensure professionals can have breakfast before going on to start their days.

Lovely hotel recently refurbished. Large room with comfortable bed and good quality linen and towels. Continental and cooked breakfast was plentiful and very good. We ate dinner in the pub on 2 occasions. The food was quite nice. We stayed for 4 nights. We were able to park our car and walk to public transport to get into Manchester (about 30 minutes from Ashton). The staff members were friendly, helpful and polite. We really enjoyed our stay.
