Just a one night stay while visit Bryce.

Didn’t come with free breakfast, not even coffee! While there was internet, the tv had no cable channels but had a Roku where you could get into your own subscriptions. Lastly, the room had no air conditioner, only a fan. May not be adequate for the summer.

Difficult to find in the dark.Don't confuse with their other property that is a B&B. They offered a $20 pp breakfast if we want to join them.

Apparently brand-new B&B (but without the second “B”) in Tropic, a 15 minute drive from Bryce NP entrance. Room was very clean and comfortable but be aware that there is no servicing of the room. This became a small issue with garbage removal and need for clean towels after a few days. Zero interaction with the staff. We had a broken bedside light that needed repair but got no response when we reported it, so we put up with the overhead light for nighttime reading. Minor gripes. We would stay again.

The room was very well appointed but got warm in the upper level room. Even using the fan it was warm. Would have left the patio door open but the screen was torn so worried insects might come through.

Don't understand why it gets high rate in internet. We don't like the location at all. it is remote and isolated. there is pretty much no service. The room looks cheap and is smell bad. Overall, the price and value is not proportional.

Room was hot, as central a/c was off. Turned on only after we complained.
Had to call for coffee. TV operation was complicated, and help was quite reluctant.

Great option for visiting Bryce Canyon National Park. Very clean. Comfortable bed & pillows. Balcony has a great view and lets in a wonderful breeze.
Mini-fridge was convenient to have.

Driving into tiny tropic and navigating a few turns through a rural tiny Utah town our first impression was “where are we staying?”
It’s not on main st but the room was perfectly nice, the family that hosted us was polite and sweet and the neighbors driving by in their flatbeds and trucks all waved and smiled. Gotta love Utah.
Don’t let the off highway location deter you. Perfect for us as overnight Bryce Canyon travelers.

It’s a tiny ranching town, but location to Bryce Canyon was ideal and the drive on route 12 to escalate grand staircase and capitol reef is not to be missed.

Located in a neighborhood and quite a distance from Bryce Canyon National Park. Coffee maker would have been nice since no restaurants/shops within walking distance.

The room was nice appears new, but there was no coffee maker or cups for water. It is located away from main street and not near accessible dining or other conveniences. It appears the door only locks from the inside which made me feel unsafe to leave my personal things in the room while I was in town. Additionally $20 is too expensive a add on for breakfast. If I would have know all this before I booked here, I would have chosen elsewhere.

Great property to stay while at Bryce Canyon. Great location and management. The view looking to the West is Mountains! And the night sky is full of Stars!

We were quite disappointed with this property. It was very much over priced and we felt misled. It is openly advertised as a B&B and perhaps this a British view, but you would expect breakfast in a B&B. This property is not a B&B as that part of their business is around half a mile away. This is a room in a large house, which is pleasant, but didn't have coffee facilities or even a couple of glasses so we could have our own drink. A couple of days prior to visiting we were sent an email offering breakfast at $20 each extra. HMMMM!!!
To make matters worse we had spurious emails from the them suggesting we had not paid the bill, when we had via Expedia. Looks as if their email account may have been hacked.
The description when we booked said there were 3 restaurants and a coffee shop on site, which was incorrect as they are down in the town. Interestingly, this has now been amended to the correct information.
On our first night residents in one of the other rooms were having a huge fight and it seems the emergency services were called.
Overall, no more than ok and expensive for what it is. Would not return as much better value and facilities in the area. We have complained to Expedia, but not much joy there either.

Clean, well appointed guest room. Would have been nice to have a way to make coffee in the room in the morning. Would also have been nice to have ice in the refrigerator/freezer in the room. Other than that it was a comfortable bed and quiet place to spend the night.

The room itself was nice, clean, newly renovated and there was a lot of attention to details to make the stay comfortable. Unfortunately the property was located in a less than appealing neighborhood. Didn’t feel unsafe. Just wasn’t what we expected for the price.

This place was fantastic! It is pretty much brand new, and you get more than you pay for...parking was right outside, the view was beautiful, and the price was right. I will absolutely stay here again when I come through the Bryce Canyon area.
