Nestled into the exclusive Indian Lakes Estates neighborhood of Marstons Mills, this spacious, updated home is pristine inside and out. Here, you're a mere five-minute walk to the private association freshwater beach on idyllic Middle Pond. Swim, fish, boat, enjoy! Along with association tennis courts for use. You're also just one mile from quaint Marstons Mills Village and acclaimed eateries such as Morning Glory and Fig Tree Cafes. Or browse the Plum Porch, which will quickly become your favorite gift shop.
The lavishly ornamental metal gate to the pool area hints at the upscale features and finishes you'll discover throughout this property. You'll relish the outdoor living spaces here. The expansive deck has an umbrella shaded dining table, plenty of comfy lounge seating and a perfect view of the heated pool where the kids will be splashing up a storm. At the opposite end of the pool you'll find the cabana, complete with a wet bar and half bath. And everywhere you turn on this private acre plus, you're surrounded by carefully maintained gardens and planters abounding with fresh color.
Also, for your outdoor enjoyment, there's a gas grill, a fire pit and an enclosed outdoor shower, the pleasure of which cannot be explained, but must be experienced.
Inside, the combination of comfort and good taste continues throughout this 3,200 sq. ft. plus home. An atrium ceiling with skylights serves to create a pleasant sense of space and light in the open concept kitchen and dining area. The fully equipped kitchen offers topline stainless appliances, granite counters and a walk-in pantry. There is seating for 10, six at the dining table, four more at the granite topped island. A wall mounted TV is strategically placed for dinner and dinner prep with a show. The dining area and kitchen flow into a good-sized living room with comfy lounge seating. Off the living room, there is an office area with another large screen tv and desk if needed. There is a half bath on this level, along with the separate laundry.
There are five bedrooms and six baths, including two half baths, in the house and a half bath in the pool area. The main floor is home to one of two primary suites. It has a big king size bed, a full private bath, and a big TV. On the second level, you'll find the other four bedrooms. First, there's the second primary suite, this one also has a king size bed, a semi-private full bath, and a wall mounted TV. Then there are two bedrooms, each with a queen size bed and a TV. The final second level bedroom has a set of bunk beds as well as one single twin trundle bed for a total of four single beds in all. There two full baths on the second level.
The home has a third level as well, this one offering another sleeping accommodation in the form of a sleep sofa that converts to a full-size double bed.
There's also a lower level with additional lounge seating, a game room, and half bath.
The home has central air conditioning, smart/Apple TV, and high-speed Wi-Fi.

Our family gathered to celebrate our parents’ 50th anniversary, and this house was a great fit for us. It was incredibly clean and well-appointed, and it enabled us to have wonderful time together. The kids lived in the pool while the parents and grandparents hung out at the big table under the awning. As you’ll most certainly note when looking at the map, this is not a beach house, per se, but we could get to Hyannis in about 20 minutes, if I recall correctly. The property manager (Pretty Picky Properties) was very communicative and seemed like they have their act together, which is another reason to strongly consider this house if you are contemplating a trip to lower Cape Cod. We were very, very happy there!

This was a great home for our family vacation. Rooms were spacious and clean and home had every convenience. Retractable awning was great for the sunny days and there was ample seating inside and out of home. Property Manager was very responsive to issues that arose. A great respite!

We recently stayed here for my Grandmother’s Memorial which took place at the National Veterans Cemetery in Bourne, MA. My family lives all across the US and it was such a blessing to have a beautiful home for my family to come together and celebrate the life of my Grandmother after her Service. We had children between the ages of 2 and 12 and they all very much enjoyed the heated pool. All the pool toys were very much appreciated. There were holes in the netting of the adult floarts when we got them but the kids still played around the best they could. The basketballs were flat, but the kids enjoyed all the activities offered in the basement (air hockey/darts were big favorites) We enjoyed the short walk to the pond. Would have been great to get out there with a kayak but we enjoyed the walk along the beach area. We had some issues with the garbage disposal the first few days but finally got it working the last day. Overall this was a fabulous place for us to spend some much needed family time together and the space was perfect and well thought out. My whole family wish we had longer at your beautiful home.

We were a group of three families with a total of 5 kids ranging from 1 to 3 years old. A vacation like this could get hectic quickly if the house is not well suited, but it was a very successful weekend. There were plenty of private TV room spaces for the kids and adults. The bedroom setup was great and allowed flexibility and privacy. The kitchen had all the necessary appliances, storage, and plates/bowls etc. Everyone enjoyed the heated pool with large deck space. We also loved the beautiful landscaped front and rear green yard. The pond beach was also a huge plus. We felt it was safe and accommodating for kids and families. Note, if you have small kids, you should bring a lot of your own kids toys and floaties as well as kids stools, cups, plates and silverware.

We had a wonderful family vacation here; the house had plenty of comfortable space for sleeping and relaxing. There were extra rooms for separate relaxing, a basement game room, and even a quiet office space on the third floor. The kitchen was well-equipped. The house is bright and fresh inside. The pool, deck, and yard were great; the grandchildren loved the pool and there were plenty of comfortable lounge chairs and sitting areas including the deck with a generous dining table. We appreciated the supply of beach chairs, a cart and boogie boards to use for the community pond. It was great to have the other outdoor games and toys to enjoy in and around the pool.

Marvelous Mistic was an excellent choice for a vacation rental in the Mid Cape area of Cape Cod. The Manager was incredibly responsive to numerous inquiries before, during and after our week stay at the property.
Every aspect of the house was clean, well maintained, first rate, hospitable and convenient inside and outside, from the layout, kitchen appliances, bedrooms, bathroom privacy, dining dishes, silverware, glasses and cups, along with plentiful towels.
The pool, deck, grill, landscaping, and entire huge outside entertaining area provided an oasis for all three generations of our family that enjoyed the vacation together. With a game room in the basement, and porch swing our grandkids (from 2 years to 15 years) found fun in every kind of weather.
The neighborhood was peaceful and lovely, including the Hamblin Pond, a one minute drive from the house; and the location was very convenient by short drive to restaurants, CVS, groceries and other stores.
Considering all aspects, that are accurately depicted in the photos, I agreed with my 8 year old grandson who remarked that this was the nicest vacation house that we had rented for the family.

Would absolutely stay here again. Our only suggestions are: softer/less full pillows, lighter blankets for the summer, maintenance to the deck. Gorgeous neighborhood and home! The team (Pretty Picky Properties) were fantastic -- super responsive and accommodating.
