1. We only release door codes to the person who booked the reservation, and you must provide valid, government issued photo ID. Once your booking request has been accepted and the reservation confirmed, you will receive all the necessary details to access the property at 9am on the morning of your check-in day, in accordance with safety and privacy protocols.
2. All guests sleeping in the home must be accounted for in the reservation. This practice enables us to provide an ample supply of toiletries, towels, and other essentials tailored to the total number of guests booked for the home.
3. No parties/events. This is not a party house, if this rule is not followed, a $200 Security Deposit will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
4. Not for commercial use or special occasions without pre-approval. We will consider your request if you notify us in advance. Failure to inform us in advance will lead to termination of your reservation and a $150 Security Deposit will be charged or the cost of damages, whichever is greater.
5. This residence maintains a smoke-free environment. However, if smoking or vaping is unavoidable, kindly do so off the premises and responsibly dispose of cigarette butts. Any evidence of smoking/drugs/cigarette butts within the unit or common areas will result in a $200 charge or the cost of damages, whichever is greater, and eviction from the unit.
6. Small dogs (2 max), under 20lbs, and potty trained are welcome. Clean up any feces immediately to prevent damage to floors or turf. Crating is required for pets left alone. A $25 per pet, per night fee applies. Failure to clean up backyard feces prior to departure incurs a $150 fee. Any pet-related damage or cleaning costs will be charged after checkout. No puppies under 1 year, dogs must be spayed/neutered, well-behaved, and leashed outdoors to protect wildlife, other dogs, and neighbors.
7. Excessive noise or loud music. Quiet hours in Peoria begin at 10:00pm. If any continued noise complaints are reported by neighbors, a $150 Security Deposit will be charged or the cost of damages, whichever is greater, and you will be immediately removed from the unit.
8. While we strive to accommodate our guests, early check-in is subject to prior booking reservations, the cleaning team's schedule and is not guaranteed. To secure an early check-in, we suggest making a reservation for the night prior to your arrival.
9. Guests take full responsibility for any accidents, injuries, or illness that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events.
10. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. (ex. A.R.S. § 33-1361, the landlord has 5 calendar days to make adequate air conditioning repairs). For items inside our control, we will make every attempt to rectify any problems that may occur. It is the Guest’s responsibility to notify us immediately if there are any problems. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host.
11. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. 12. The Home Rules Book must remain within the property premises. If missing, you will be held accountable for covering the reprint cost of $85. However, a mobile version can be provided upon request (via email invite).
13.The driveway fits two cars, and guests needing extra space can use the garage. Access is controlled by the remote on the garage wall for entry and exit. NOTE: Street parking is always free until 10pm, and neighborhood watch is always in full effect. Cars that remain on the street after 10pm are subject to HOA flagging (via a violation note on the vehicle) that counts as a strike against the homeowner. In the event of a violation notice your VRBO account will incur an additional charge of $40 per violation following your checkout. If you or your guests anticipate multiple vehicles like service vehicles, big trucks or vans, during your stay, please explore nearby overnight parking options. In relation to recreational vehicles, such as boats, campers, utility trailers, and motorhomes, the city of Peoria permits a 24-hour period for loading and unloading or general maintenance. My family and I had a very pleasant stay. The host was quick to respond when contacted. If I am ever in the Peoria area again, I would definitely reserve again. Highly recommend!!!

We had a very nice time at Urban Living! We booked for our son's graduation and had 7 people staying. It was very comfortable and plenty of room. It was nice to have the pool table and putting green in back. Provided a lot of opportunity to just hang out and relax. Kitchen was perfect and able to cook a couple big meals for all. Overall, it was a great stay. Kelli the host was great at communicating as well. I would recommend to all needing a spot in the Peoria / Glendale area.

We enjoyed this house so much! The backyard was fun for kids and adults! We played pool and golf in between all of our outings. The house was super clean and just like the pics shown. The washer and dryer were big which was great! The location was perfect for everything we wanted to do. I communicated with the owners several times and they got back to me very quickly. I would 100 percent recommend this house for a vacation spot! We had 4 adults, 16 yr old, 13 yr old and 2 11 yr olds.

The house was very comfortable. We found the common spaces allowed us to interact well, and we enjoyed both the pool table and the putting greens outside. Kelli was very responsive and a great host. Overall, the house was a welcome place to come back to after some busy days. And the neighborhood was quiet and safe and allow us to get out for a walk and a stretch of our legs.

No complaints about the property whatsoever. Everything was clean and there was a pool table and a putting green to keep everyone busy in between activities.

Great stay in a quiet neighborhood. Kelli was very responsive. Had everything we needed for our 22 month old - baby monitor, baby dishes/utensils, high chair, etc. Pool table and putting green were so much fun and both in really good condition. Grateful for plenty of tvs and plenty of private sleeping options. Kitchen was well stocked. All that was missing was an ice cream scoop. Haha. Bathrooms all had plenty of tp, shampoo, conditioner, body wash. Nice touches. Would definitely stay again.

This house was perfect for friends and family. The hostess was amazing to work with. Beat house we have stayed at and we do this yearly.

The place was very clean and organized with details to support a comfortable stay. Littles things went long way - coffee, water, snacks, extra pillows and blankets. Kelli kept in contact really well, and we enjoyed every bit of it.

House was super clean and very nice decor.
Communication with the property manager was excellent, she was very attentive to our needs and made sure we had all we needed for our stay.
She was kind enough to offer us a late check out free of charge, which helps when you have kids.😊
The location is very central to shopping and restaurants.
We are already making plans to do this again in February, hopefully it is still available.

Our original VRBO canceled on us a month before our trip. We were very lucky to find this place. It was nice, clean, and comfortable. The owners are very nice and easy to work with. It was a great value. We would definitely stay here again.

The property was perfect for our group of 12. We did end up having a few teenagers in the living room area with air mattress because a few of the rooms are a bit small. It was no big deal. The host was amazingly responsive, the house had lots of extra touches that were nice. Overall great weekend house for a large group.
