This palatial newly built luxury home welcomes you to the beach vacation of your dreams.  It is centrally located right off 30A nestled in between Gulf Place and Grayton in the beautiful Blue Mountain Beach. The extra large backyard patio with an integrated private pool and hot tub provides everyone a private oasis to relax and take in the Florida sun and Gulf breezes. Guests will also be delighted by the ease of access to dining, shopping, and entertainment that Gulf Place has to offer, as well as uncrowded public beach access, all just a short walk from the home. • Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

Bikes/Cycling or taking public transportation are alternate options (Major corridors in close proximity to South Walton include: I-65, I-55, I-10, and US Hwy 331). While you may be traveling by your/rental vehicle, if you need additional transportation or nearest airport information, we have you covered!

Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at an 850 Vacation Rentals by Portoro (Portoro Homes) are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. Should you have any questions, please don't hesitate to reach out to 850 Vacation Rentals by Portoro directly.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 10:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some home have cameras for external monitoring only.
- In the State of Florida and in Walton, Okaloosa, and Bay Counties, all hotel and vacation rental hosts are required to collect hotel tax. We collect these taxes within the booking transaction.
- There is no guard around the pool. - Use at your own risk.
- This property is not available for events.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

- Golf Cart Guidelines and Fee
You may request to reserve a Golf Cart for your reservation prior to your reservation check-in date. A nightly fee of $90.00/night will apply and be added to your reservation. You agree to sign a waiver regarding the use and liability of your reserved Golf Cart which will be issued to you by esignature document prior to the processing of the applicable fee. The reservation of a Golf Cart is for the extent of your reservation dates, and cannot be booked for individual nights.

- Pool Heat Guidelines and Fee
If the Property includes an on-site pool that offers optional heating, you may request that the pool be heated for the duration of your reservation dates at an additional nightly fee of $50.00.

Interaction with Guests:
Our goal is that your vacation exceed your expectations. 850 Vacations by Portoro communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 14 days (or less) prior to arrival date. We offer convenient keyless entry for self-check in. We do typically check in with guests by text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions. We are available to guests 24/7 for any inquiries.
