Welcome to Joyce's cottage, a newly renovated modern waterfront cottage in the quiet Hay Bay area. Perfect for a family reunion. This cottage offers beddings, Organic Cotton mattresses and stainless steel kitchen appliances.
Enjoy this charming and peaceful cottage nestled on 3 acres of land. Take in the amazing lake views from every window and a renowned fishing spot steps from the cottage. The sunrise, sunset and night sky are incredible.
Joyce's waterfront cottage sits on flat grassy land. It is a 2-storey cottage with 3 bedrooms and 2 full bathrooms.
1st floor : 2 bedrooms + 1 full bathroom;
2nd floor: 1 master bedroom suite +1 full bathroom
***For the best enjoyment: Joyce is max fit for 7 adults + 2 kids***
There is plenty of outdoor space and privacy with a long lakeshore frontage. The property features a fire pit, gas BBQ, dock, Kayak, paddle boat and a resting area close to the shoreline. Relax and enjoy the views on the dock, or enjoy some fishing off the shore.
The water is clean and refreshing with a rocky, slightly weedy bottom so bring water shoes.
Guests have full access to the entire property.
There is space to park 2 cars at the entrance of the property.
Hay Bay is the perfect countryside meeting point for a family weekend, which between Toronto, Ottawa and Montreal. Hay Bay is comfortable, well appointed and has just enough luxury to make it special. It’s a quiet waterfront (Hay Bay) neighborhood located in Napanee. Enjoy the water activities in Summer, ice fishing in Winter, and more spectacular is having a bonfire under the starry night!
Napanee where you can sample any variety of coffee shops or chic restaurants. Take a 15-20 minute drive to Kingston or 50 minutes to Sandbanks to walk the dunes and play in the Caribbean-like waters. Convenient to PEC via a free ferry.
There are two waterfront cottages (Joyce & Sunshine) on the 3 acre lot.
These two cottages can been booked together if you have a bigger group (more than 9 pp), or booked separately. Extra guests must be approved in advance.
-> 1 - 1 person Kayak + 1- 2 persons Kayak + 1 shared Paddle boat is provided, life jackets are provided too , you can also bring your own.
-> **NEW** 2 passes (2 vehicles Permit) for SandBank Provincial Park are provided from April 1st - Nov 30th
-> Towels: Need to bring your own beach towels , we only provide hand towels and bath towels. It is not for outside use.
->We provide complimentary bottled water and recommend you bring enough for your needs if you prefer bottled water. ( Note: Tap water is drinkable according to Water Sample tested by Public Healthy Ontario in April 2023)
->Please respect water conservation practices in activities and usage
-> Firewood is not provided, you can bring your own

We were a group of 5 adults and two children. We wanted a lakeside experience and we got it in spades from the location, the accommodation, the firepit and kayaks and paddle boat . The weather even cooperated. The owner quickly responded to questions and requests. The pictures are an accurate presentation of the listing. Overall a fantastic experience thanks to the owner.

Our family stayed at Joyce's cottage, a gorgeous modern newly renovated house. Everything was exactly as described and communication with the owner was 100%. They were very quick to respond with any questions I had. The property is really large - perfect for a family with a dog. The area and lake are super quiet. If you're looking to get away and isolate for a bit, I highly recommend this property. Thank you for everything, including the snacks :)

Our group had an amazing time at Joyces cottage this past weekend. The cottage was very clean and stocked with everything from teas and coffee to cooking utensils. There were also a lot of extra touches we enjoyed! The cottage is located right on the lake and we enjoyed using the kayaks and paddle boats that are conveniently located in the boathouse beside the lake( lifejackets are also provided) Theres also a fire pit and muskoka chairs set up near the dock to enjoy. The host was easy to communicate with and kept in touch throughout our stay to make sure that we were having a good time and finding everything satisfactory(which we definitely did) We highly recommend this cottage and have already discussed returning! Such a peaceful and relaxing getaway from the city!
