About this bed and breakfast
This is a cozy, affordable, and unique place that has a style all its own. Enjoy the hot tub (privacy 6-foot fence around the hot tub), LED makeup mirror with defogger, full-size washer and dryer, patio off of the bedroom with skyline views, garbage disposal, and little touches that can be seen throughout the space. Within walking distance from everything in Downtown Rapid City and 30 minutes from all the major tourist destinations!

Our home is small, but family friendly with 1 bedroom, 1 bathroom, a kitchen, and fast WIFI for the 55" smart TV in the bedroom. We offer the convenience of self check-in, but we're always just a few minutes away if you need anything! The quiet surroundings makes for a calm, comfortable, and convenient stay.

OUTDOOR LIVING: Enjoy our patio area with outdoor furniture (glass coffee table and patio rocking chairs) and propane grill. Sit back, drink our Black Hills coffee and enjoy the beautiful evening weather!
INDOOR LIVING: We have fast Wi-Fi, a smart TV, and a mid-century modern dining table for two. Our king bedroom is a great space to hang out with a loft chair and soft carpet. The loft is a great place to find some peace and quiet.
KITCHEN: Fully equipped with cups, bowls, plates, mugs, and silverware are all provided as well as pots, pans, and cooking utensils.
GENERAL: All of our sheets are premium, crisp 100% cotton, bath towels are thick, soft, and luxurious. Complimentary toiletries, hair dryer, air conditioning, ceiling fans and heating.
PARKING: Free parking on premises
Cleanliness is our highest priority! In between each group we mop all floors, vacuum all carpets, scrub all surfaces in the kitchen and bathroom, replace the shower liner, wash all bedding (including quilts/shams), bleach all sheets and towels, and make sure everything is back in it's place before our new guests arrive.
Our team will be available 24/7 during your stay! We want to make sure that all of your needs are met while you're in the home, so you'll be able to call or text us ANY time of the day or night.

Additional rules
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved
4. Follow state laws when using fire pit
5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.
6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
7. For noise complaints
7.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes and put on drying rack.
Note:
* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the carpet). All damages will also be charged to guest.
* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.
*Any costs incurred by the host as a result of a late check out will be passed on to you.

Highly recommend this property! Convenient location with all the amenities. Bed was super comfy and the hot tub is a bonus. Super clean and easy to find. We stayed two nights and found the hot tub an excellent way to relax after touring the local sites. No issues and host checked in via text to ensure all was good. Contactless entry with door code provided prior to arrival.

The property was exactly as pictured and a comfortable place to be in. I was pleased to find the unit was street-side with parking at the door and, if not for additional cars in the large driveway, it felt like we were the only unit on the lot. We rented the unit because of the hot tub and it did not disappoint! Will rent again if we are in the area.
