A superb villa in the picturesque village of La Colle sur Loup, with easy access to gourmet shops and restaurants. Walking distance from the artist's paradise of St Paul de Vence and a short drive to the coast, Sans Atout has everything you need for the perfect villa holiday.

A superb villa in the picturesque village of La Colle sur Loup, with easy access to gourmet shops and restaurants. Walking distance from the artist's paradise of St Paul de Vence and a short drive to the coast, Sans Atout has everything you need for the perfect villa holiday.
Sans Atout is a beautiful luxury home, newly decorated and furnished to the highest standards by the owners, who love to spend time there. The villa is designed to be truly comfortable for 10 guests, with three large dining tables and plenty of sumptuous lounging space, both indoors and out. Particularly well-suited to those who love their food, the combination of fantastic local shops and a superbly-equipped kitchen means that you can enjoy gourmet meals with minimal effort. An easy five minute walk from the villa is the spectacular Lys D'Or bakery, where you will find breakfast pastries as well as delicious breads, tarts, wraps etc to make lunches a doddle. They also have a pizzeria where you can eat in, collect or arrange delivery of great pizzas. Even better, they will sell you freshly-made pizza dough which makes using the pizza oven at the villa a joy. Five minutes drive away are the award-winning Boucherie Beltrando and Primeurs et Saveurs where you can buy freshly-prepared dishes. home-made ravioli, marinated kebabs ready for the BBQ and many other effort-saving delicacies. If you'd rather eat out you'll be spoilt for choice, with the likes of the famous Colombe D'Or and the Michelin-starred Allain Llorca both within walking distance, as well as many other great choices nearby.
The outdoor space comprises the terrace - a relaxation area with beautiful Tectona sofas and armchairs and a gorgeous circular stone dining table (10 seater) and a retractable electric awning to provide welcome shade should you want it for those leisurely lunches, the summer kitchen, with its own 10 seater dining table offers a fun alternative dining experience, with a BBQ and pizza oven for al fresco cooking, and the deck, where the loungers are sheltered by dappled shade from the trees above. The heated infinity pool is perfect for a cooling dip or float on an inflatable, but also plenty big enough to swim laps, and it has a jet for the more energetic to swim against. The poolside loungers have the option of shelter from easy-to-operated (and to move) parasols. The pool is fully enclosed by a secure fence, a key feature for families with young children. The view of St Paul de Vence from the terrace is wonderful, especially in the early evening when it appears golden, bathed in evening sunlight, and at night when it looks like a fabulously-lit ocean liner.
Inside, the living space is arranged over three floors, with all bedrooms, as well as the ground floor living rooms and kitchen being fully air-conditioned. The upper floor houses four of the five beautifully decorated bedrooms, each with its own bathroom (two bathrooms in the master suite). All four have balconies and the yellow bedroom has its own larger terrace with comfortable seating for those who would like to relax in their own space.
The ground floor has a magnificent, high-ceilinged living room with an enormous sofa, plenty big enough for 10 guests, arranged in front of the open fireplace, and three sets of French doors giving onto the terrace. This room also has a stylish, circular 'games table'. The owners are keen games players so there is a fabulous array of board games, a luxury backgammon board and even equipment for bridge! At one end of the living room is the beautifully appointed kitchen, with everything a keen cook could wish for: gadgets including food processor, Nutribullet and spice grinder, great knives, great pans and beautiful crockery, two different coffee machines and a fabulous range cooker. The kitchen opens, in turn, onto the winter dining area. Here, if the weather is at all inclement, you will be able to dine at the spectacular, deep-blue porcelain dining table, created by a local artisan, which is a work of art in itself. At the other end of the living area is a bright and spacious TV room, with a large smart TV (all main streaming services such as Netflix, Amazon Prime, Apple TV+ and Disney +) and two comfortable sofas. The villa is equipped with high speed fibre broadband, boosted throughout, so those who need to do the odd bit of work will do so easily at the comfortable desk and desktop computer.
On the lower floor is the cinema room, with a huge TV and Playstation 5, and another big, comfy sofa. All streaming services are also available on this TV. For the less leisurely there is a large and well-equipped gym, with spinning bike, cross trainer and free weights, as well as a pool table. (There is also a table tennis table in the garage). Also on this level is the large and very comfortable fifth bedroom (air-conditioned and ensuite, like all of the bedrooms), which can be made up either as a king size bed or as a twin room. There is a fully equipped utility room on this level, as well as a capacious wine cooler!
There is much to see and do in the surrounding area, as the villa is within easy reach of the region's most renowned destinations. For art lovers, the Fondation Maeght, with its spectacular sculptures in the gardens, amazing architecture and regular exhibitions is a must, and the streets of the ancient walled town of St Paul de Vence, full of wonderful art shops are a joy. You can explore the glamorous city of Nice, stroll along the Promenade des Anglais, or wander through the colourful streets of Old Town. There are several glamorous beach clubs at nearby Cannes and Antibes, and of course the famous Cinquante Cinq at St Tropez, a delightful boat ride away from Cannes.
