Lovely property in great location, nicely appointed & modern facilities. Pool & parking excellent, highly recom

Our room was a great size, with a beautiful bathroom, coffee machine & fridge. The grounds were lovely, and we walked over to see the free roaming animals including small horses, donkeys, rabbits, peacock & alpacas. Nice to see the pool and loungers but sadly rainy cold weather meant we didn’t use them. Plenty of parking & nice & quiet as set back from busy main road. Not far to drive into central Modena which was fantastic. We did not meet our host but she was always quick to reply by text & most helpful & welcoming.

Like others comments, the signage on the busy main road could be better & shame the gates are not set back further for safety. We arrived in torrential downpour, & got soaked getting out of car to enter gate code to enter driveway. Getting out of the property also involved getting out of the car to enter the code, would be nicer if they opened automatically on exit. The busy main road was quite dangerous when exiting the property. The curtains in our room were coming off the runners, a quick fix. Hooks on the bathroom door would be good for robes etc. Having said above, the property is a gem & we would recommend & stay again, hopefully in the sunshine😁.

Excellent accommodation in fantastic and beautifully maintained old villa with swimming pool, playground for kids and animals. Great choice for both families with kids or a romantic getaway.

Clean, modern, fantastic value, highly recommended

Beautiful clean large modern room, set in the grounds of a beautiful large period property. The pool was warm and clean, with a separate indoor pool steam room and sauna that us can book separately. We would have used this, but only there for a short period of time. It was great to see the animals all living together. Really relaxing. The hosts were amazing too. Good communication prior to arrival, and really helpful and friendly. They gave excellent restaurant recommendations and sorted taxis too. Most definitely 10 out of 10

Prachtige locatie en fantastische kamers .

Wat een prachtige locatie, mooie kamers,alles met klasse ingericht maar ook praktisch. Goede bedden , heerlijke douche. Zwembad in de mooie grote tuin was geweldig. De eigenaren zijn zeer behulpzaam en aardig, alles kan geregeld worden. Wij komen hier graag terug

Ampi spazi e tanta tranquillità. Gli animali e i giochi nel parco che circonda la villa danno quel tocco in più, che in un viaggio con bambini sono fondamentali

Ci sono delle piccole cose da correggere, tipo le macchie di umidità negli angoli della stanza.

ABSOLUUT VERMIJDEN!

Waar moet ik beginnen... Het ontbijt bestaat uit een voorverpakt droog croissantje, koude koffie en droge toastjes met een cupje jam. De douche loopt binnen 10 sec. over waardoor de hele kamer onder water staat. Het binnenzwembad is alleen te gebruiken tegen een bedrag van €100 (!). De foto's zijn zeer professioneel gemaakt, maar geen goede weerspiegeling van de werkelijkheid. De accommodatie zit midden aan een drukke weg, waardoor er een gevaarlijke verkeerssituatie ontstaat wanneer je zowel in- als uitrijdt... maar ronduit het ergste was het personeel. Ik heb in alle jaren dat ik voor zowel mijn werk, als privé zeer frequent reis nog nooit zoiets meegemaakt. De locatie wordt gerund door een ongelooflijk asociaal niet-Italiaans meisje in pyjama die tegen haar gasten in hun gezicht schreeuwt om de minste of geringste klacht. Toen ik aangaf dat de fles wijn uit de koelkast geen echte prosecco was, ondanks dat dat geclaimd werd, en dat €30 voor zo'n smakeloze wijn waarvan ik uiteindelijk nog geen glas heb leeggedronken wel erg gortig was, dreigde ze me dat als ik niet zou betalen dat ik dan een probleem zou hebben. Uiteindelijk ben ik daarom maar overstag gegaan. Nog nooit zoiets meegemaakt. ABSOLUUT VERMIJDEN!

Vriendelijke host en medewerkers. De kamer is ruim en mooi schoon net als de badkamer. Zeer aan te raden dit hotel.

De kamer was erg ruim en mooi schoon. Ook de badkamer was groot en schoon. Het hotel ligt op een ruim eigen terrein ook ligt er een fantastisch mooi zwembad bij. Vriendelijke host en medewerkers.

Het was fantastisch.

Bellissima villa vicino a Modena (10 minuti dal centro). Camera ampia e arredata moderna. In mezzo alla campagna con ampia piscina esterna (d’estate deve essere bellissima). Tutto perfetto

Lovely property in beautiful grounds with very pleasant staff.

We were very disappointed to be charged 10 euros each for breakfast, This was supposed to be included in the room price as we are genius customers and the reasoning that it was because it was too cold to eat outside is not our problem but that of the property if they have no breakfast room!! This is reflected in my value for money rating as we chose this property based on fact that breakfast was included.

Villa Iris é la base ideale per visitare Modena e dintorni, un’oasi di pace e relax.

Gli ambi spazi dell’esterno attrezzati con bella piscina , giochi per bimbi ed animali della fattoria. La camera nell’ex stalla, ristrutturata in modo funzionale e gradevole. Lo scorcio della villa padronale alla fine del viale alberato. La discrezione del personale e la disponibilità del proprietario per risolvere un piccolo problema tecnico della nostra macchina.

Pessima esperienza

Struttura nuova

All'arrivo ci hanno fornito un codice di accesso alla struttura errato, quindi all'1 di notte siamo rimasti fuori al freddo per quasi 1 ora senza che nessuno aprisse e senza che nessuno rispondesse ai 2 numeri di cellulare. Pessima esperienza.

Tolle Unterkunft vor den Toren Modena

Schnelle Rückmeldung auf eine späte, kurzfristige Buchung, Online check in hat bestens funktioniert. Saubere, toll renovierte Zimmer und Bäder!

Leider war das kleine Schlafzimmerfenster nicht zu öffnen. Kleinigkeiten wie Besteck (Geschirr vorhanden) etc. fehlen noch.

Luogo magico

La struttura è davvero molto bella, siamo arrivati di sera e il viale illuminato che conduceva alla villa ci ha fatto sentire in un contesto da favola. Il nostro appartamento era composto da due locali e un bagno ed era molto spazioso. Per l estate c è una bellissima piscina e inoltre una spa con piscina riscaldata, sauna e bagno turco della quale speriamo di usufruire la prossima volta (credo che quest ultima sia a pagamento). I proprietari giovani, gentili e disponibili, torneremo sicuramente!

Relax appena fuori città

La location è da favola, appena si parcheggia dopo aver fatto il viale alberato si vede l'immenso parco a cui si ha libero accesso e si vedono subito gli animali,liberi ma assolutamente innocui, che vi faranno compagnia. La camera, creata in quella che un tempo era la cantina dei vini, è nuova, pulita, e molto accogliente come Giovanni, l host che si è reso subito disponibile appena scese dall'auto. In fase di costruzione c'è anche una piscina estiva accanto alle stanze ma è presente anche una piscina interna alla casa principale.. La sera si crea un ottima atmosfera rilassante con le luci colorate nel parco e la mattina presto asinello e pony ti danno il buongiorno fuori dalla stanza ;)

L unica pecca è l uscita dal cancello che, essendo su una strada principale trafficata, c'è da stare molto attenti

Oasi di relax

Villa Iris è una fantastica oasi di tranquillità a due passi da Modena. Pulita, confortevole e arredata con stile, ricca di ogni comfort! Molto molto carina l'offerta del caffè, tè, marmellata e fette biscottate! Torneremo!

Pit stop a Modena

Soluzione ottimale per la mia necessità di un giorno, posizione facile da raggiungere, ampio parcheggio, struttura nuovissima,camera ampia, arredamento moderno, materasso fantastico.Pissibilita' di colazione in camera,e comunque nespresso e tisane a disposizione in camera.

Andava tutto bene.Forse , data la temperatura esterna bassa, la camera inizialmente era 7n po fresca.

Meraviglioso weekend

Colazione in camera abbondante e ben curata, pulizia delle camere impeccabili, cuscini e materasso di alto livello. Animali nella fattoria simpaticissimi. Abbiamo fatto la Spa privata ottima e intimimissima. Personale cordiale ad ogni nostra richiesta.

Divertimento, comfort e relax a pochi minuti dal centro di Modena

Una bellissima villa. Camera pulita e molto spaziosa. Simpaticissimi gli animali da coccolare in giardino. Staff molto simpatico e disponibile.

Potrebbero aggiungere al caffè anche la possibilità di avere una tisana in camera. Apprezzatissima l’idea della spa ad uso esclusivo, personalmente abbiamo trovato la temperatura dell’acqua della piscina un po’ bassa, ma sono gusti!

Bella la struttura peccato per l’inconveniente e soprattutto per la mancanza di professionalità dello staff

Il fatto che in una delle 2 camere prenotate non fossero state cambiate le lenzuola e che a fronte di una segnalazione( con tanto di foto richieste dalla reception in cui era evidente che lenzuola fossero sporche e con peli e capelli del cliente precedente ) lo staff non abbia fatto nulla . Da notare che , consapevoli della difficoltà a reperire personale di servizio di notte , ci eravamo proposti di rifare noi il letto purché ci fosse fornita la biancheria pulita …ma niente da fare non c’erano lenzuola pulite in tutto l’albergo a detta della reception ( e qs spiega forse perché il letto non è stato rifatto …morale abbiamo pagato ( con Booking si paga in anticipo ….) per una camera in cui non era neanche possibile dormire ….

Bella camera, pulita e nuova.

Host molto accogliente e disponibile, molto gradito. La camera era ampia, ben organizzata e pulita. Il bagno molto bello, con una ampia doccia e tutto quanto necessario. È stato un piacevole soggiorno. Ci sono anche dei simpaticissimi animali (Lama, Capretta, Asinelli, Pony….) che è possibile andare a visitare.

Torneremo sicuramente, è una villa molto bella e lo staff è stato molto disponibile e professionale.

Una villa bellissima e ristrutturata recentemente nella campagna modenese. A 10 minuti di auto dal centro di Modena. Stanze molto ampie e nuovissime. Disponibile anche una SPA e un giardino molto ampio con piscina e alcuni simpatici animali.

Molto rilassante

Location bellissima, immersa nel verde, a pochi km da Modena. Camera molto spaziosa e con tutti i confort. Non avevamo incluso la colazione, ma nonostante ciò, abbiamo trovato in camera un mini set con 2 cialde di caffè, delle fette biscottate e della marmellata. Assolutamente soddisfatti
