The Cozy Condo is perched above 7,000ft overlooking the Carson Valley; perfect for beautiful sunrises, cotton candy sunset skies, starry nights, and incredible full moons. Please read the cancellation policy below before booking.

Heavenly Mountain Resort will open for the 2023–24 Ski and Ride Season on Friday, November 17, 2023. Please check with the Heavenly website/social media to know when the Stagecoach Lodge chair lift opens (the closest lift), as certain lifts may be open based on snow levels on parts of the mountain.
First-floor entrance: Living room, gas fireplace, dining, small kitchen, bathroom, and bedroom 1 (with washer/dryer)
Second floor: Lounge and bedroom 2
BEDROOMS
Both bedrooms can sleep up to two adults on two Queen-sized beds. Bedrooms are on opposite sides of the home, creating more privacy if desired. They are equipped with large closets, dressers, blackout curtains/shades for those who prefer a darker room, and top-fill humidifiers to keep skin nourished in Tahoe’s dry winters. There is a unit upstairs, who’s guests can be audible at times, so I’ve provided sound machines for undisturbed sleep. Each side of the bed has two types of pillows for different styles of sleepers. Pillows and mattresses are encased in hypoallergenic, antimicrobial, and waterproof protectors for better sleep and peace of mind.
KITCHEN
The Kitchen is equipped with new appliances and everything you need to create home-cooked meals including cook tools, knives, baking pans, simple spices, and cooking oil, as well as two ways to make coffee: a 10-cup drip coffee maker or brew with an electric kettle and pour over coffee maker. I provide a starter pack of coffee grounds from the local cafe, filters, tea bags (including non-caffeinated), sugar, and creamer. Please note that it is a small kitchen and is not made for multiple people cooking at the same time.
REMOTE WORKING
Each bedroom has a private desk area equipped with lighting for better video calls, a power outlet right on the desk for easy device charging, and a laptop riser. WIFI speeds average around 340mbps, plenty for multiple remote workers. There are also plenty of lounging spaces to work from if you need to step away from the desk. I also have a list of local co-working spaces that may suit your needs.
BATHROOM
In the bathroom, I provide body wash, shampoo, and conditioner (all free of parabens, synthetic fragrances, and sulfates). You’ll also find cotton swabs, a hairdryer, a hand-held mirror, and a bath caddy.
COMMUNITY AMENITIES
The outdoor pool / hot tub area is community-shared. The pool is open in the summer months and the hot tub is year-round. It’s a perfect way to enjoy the end of your ski day and it’s just around the corner! You can walk, but I recommend driving as it is about a quarter of a mile away. Please do not bring glass bottles or glassware of any kind to the pool area.
SUPPLIES
Generous starter pack of some daily essentials, however, guests will need to supply their own once they’ve been spent. This includes paper goods like paper towels, toilet paper, tissues, laundry detergent, dryer sheets, and the coffee, tea, and cooking products mentioned above.
CANCELLATION POLICY
Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
No refunds for natural disasters, road closures, or weather-related conditions like wildfires, poor air quality, snowstorms, or other major events that are outside of our control. When planning travel to the Lake Tahoe area, we strongly advise purchasing travel insurance (also called trip cancellation/ interruption insurance) to protect yourself against unforeseen reasons for cancellation. Some credit cards automatically provide insurance when you purchase with that card. Check with your credit card provider.
WINTER SNOW SEASON
Lake Tahoe winters require you to be prepared ahead of time to travel in the winter. AWD/4WD vehicles with winter tires or Chains/Cables are a must. Please note the building has a snow removal service but typically comes the morning after a storm. I provide 2 snow shovels and a car brush as heavy storms can leave large accumulations of snow along the walkway to the parking lot.
SNOW STORMS
If there are heavy snow storms forecasted, power outages can happen due to fallen trees or branches on powerlines. I provide a power outage kit with flashlights/lanterns. The fireplace and living room wall heater operate even during an outage. Please plan ahead with food and water.
