Your Arizona retreat awaits in this spacious 5 bdrm located in a quiet East Valley neighborhood. A lot of thought and effort was put in to making this a top vacation home that is ideal for family or friends getting together to make memories. Multiple gathering areas in home which includes a game room featuring ping pong and vintage pinball machine. Resort like backyard with pool, hot tub, bbq area and covered patio. Ideal location just minutes from San Tan Mall and Top Golf! Its all here!
The space
With over 3500 sq ft of living space and a large yard packed with fun amenities this is a can't miss for those looking to get away and enjoy some warm weather. As you enter through the front door your greeted with dramatic vaulted ceilings and spiral staircase. There is multiple gathering areas in the home. Relax in the main living area for movie night or head upstairs to loft for game night. Game room features bar seating, championship ping pong table and a vintage pinball machine! Spacious master bedroom retreat with workspace area for those getting in some work while on vacation. Fully stocked kitchen for cooking meals and a formal dining area as well as eat in kitchen area. Backyard that is loaded with features. Outdoor dining and lounging area as well as built in bbq island. Sparkling pool with heating option and hot tub with custom lighting to wind down at the end of the day. Artificial grass area for family activities like corn hole and a fire pit area with seating . Guests have access to full laundry facilities and garage parking. Multiple bilkes provided to get out and see the neighborhood.
Home is located in a convenient location in East Valley town of Gilbert. San Tan mall which features shopping, dining, and nightlife is just minutes away. Looking for a fun activity outside of the house the popular Top Golf is close by as well. Situated near the 101 freeway which makes it easy to get anywhere in the valley. Mesa Gateway airport is just a 12 minute drive.

This home offers self check in for guests and you will receive a door code unique to your stay the day prior to arrival. There is no shared spaces in this home and you have it all to yourself.
House Rules
This home is located in a quiet residential neighborhood and neighbors must be respected at all times. No loud parties or disruptive behavior of any kind will be tolerated. We welcome guests to have fun but we expect you to treat it as your own home.
Outdoor Quiet Hours are 10 PM nightly and strictly enforced. This is a city ordinance that we must abide by. No loud outdoor activities are permitted past this time.
No smoking in home. Any signs of smoking in property will result in a $1000 fine.
Other things to Note
Pool can be heated for an additional $100 per day or $500 per week.
Must notify manager at least 72 hours in advance of stay for pool heating.
Spa is always heated for free.
This is a family friendly home. Pack and play provided for the little ones and pool is fenced in for safety.
IMPORTANT: This property fully complies with all Arizona statutes, and all city ordinances, rules and regulations regarding short-term vacation rentals. Arizona state law §33-1806.01 / §33-1260.01 authorizes HOA's and cities to require occupant information including contact data, and vehicle data. An online portal is provided to enable travelers to complete the online form in less than five minutes.
* Renter Data Form completion, including occupant and emergency contact information, and acceptance of the host Terms of Occupancy are required within three days of booking.

* Arrival and Departure: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and cleared for occupancy.
* All requests for early arrival and late departure must be requested in advance and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text for updated information on the day of your arrival for early arrival updates, and the day before your departure to get late departure updates.
* Safety & Security Violation Fee: Our arrival protocols and systems are designed to prioritize your health and safety by protecting against arrivals to our home before the property has been fully cleaned, sanitized, inspected and authorized for occupancy. The host reserves the right to cancel your booking if anyone in your group violates the established Safety and Security protocols by arriving to the property before receiving full authorization to occupy the property.

(a) If you are not planning to park any personal vehicle(s) at the property you may check the box (in our online portal) indicating that you will be renting vehicle(s) and/or using ride-share services.
* Facilities Use Safety Notice & Indemnification.
All renters are required to read and digitally sign a one-page Safety Notice designed to ensure that everything possible is done to help people occupying the property to stay safe during their stay. (REQUIRED)
* Arrival and Departure Process: An Initial Arrival Instructions email is sent after completing the online Renter Data Form. To protect the health and safety of all renters, and the field staff, the full arrival instructions including the property access information will only be provided the afternoon of your arrival after the property has been fully inspected and authorized for occupancy.
* Cancelation & Refund Policy: NO EXCEPTIONS will be made to the published cancellation and refund policy. All Renters are highly encouraged to purchase Trip Cancellation Insurance within three days of booking. All Renters who purchase "Cancel for any Reason" (CFAR) insurance coverage within three days of booking will be reimbursed 50% of the CFAR insurance premium cost within one week after the Renter's stay has successfully concluded.
(a) Time Change Policy: All changes to the pre-established standard times for arrival and departure are considered REQUESTS only, until expressly approved by your Host. All arrival and departure time change requests must be requested in advance on your online occupancy portal. Requests for arrival and departure time changes will not be approved until the morning of the arrival and the day before the departure, and may not be possible based on the home's cleaning, maintenance, and occupancy schedules. To receive updates on the likelihood of early arrival and/or late departure you may text your host's Property Services Desk for updated information on the day of your arrival for early-arrival updates, and the day before your departure for late-departure updates.
(b) Health, Safety, & Security Protocols: Our arrival processes and systems are designed to prioritize your health and safety by protecting against arrivals to the home before the property has been fully cleaned, sanitized, inspected, and authorized for occupancy. In all instances, anyone arriving to the property before receiving explicit arrival authorization, or overstaying your authorized departure time, will incur a $100 fee for violating your Host's Arrival and Departure House Rules Policy.
Return of Personal Property: Any and all personal property left at the property upon departure may be collected from the property at a pre-arranged day and time, subject to the field staff's schedule and availability to meet at the property. In all cases, if personal property is not able to be picked up at the property, and delivery of personal property is requested, the charge associated with arranging and paying for the return of personal property is $75 service fee, plus the actual costs associated with mail and/or delivery charges.
