--Policy--
We require the first half of your rental amount at the time of booking. The remainder of your rental amount will be due 45 days prior to your arrival. If you book within 45 days of your intended arrival, full payment is due at booking.
We offer travel insurance to all of our guests through Red Sky. Red Sky specializes in the Isle of Palms area and covers you in the occurrence of a mandatory evacuation, medical emergencies, loss of a family member, loss of job, etc. The cost is about 6.95% of your rental cost. Please email for exact cost. We recommend getting travel insurance through us.
Each reservation is charged a $1,000 refundable security deposit. The security deposit will be run in the week leading up to your arrival, and will be fully refunded within 30 days of your departure after we have inspected the home for any major damages. Sometimes this is done and returned quicker than 30 days. This security deposit is not included in your quoted rate on VRBO/Homeaway.
--Cancellation Policy--
We Highly recommend purchasing travel insurance (Red Sky or Cancel for Any Reason through Rental Guardian). If you do not have it or are cancelling for a reason not covered, then our cancellation policy will occur.
1. Red Sky travel insurance- 6.95% of rental total and you get 100% back (minus premium):
-You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they get COVID-19 (or any illness) and prevents you from coming. Any illness that causes cancellation/interruption and has an Attending Physician's Statement evidencing the diagnosis and doctor ordered travel restriction is covered.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they are medically quarantined by a doctor with a letter from the Health Department.
- You, a Family Member, a Traveling Companion, or a Traveling Companion's Family Member are covered if they experience loss of job due to COVID-19 or any other reason (must be employed over a year and can't be self-employed).
-Other covered reasons include, but not limited to- Mandatory evacuation due to Hurricane, injury or death, flight delay due to weather, car accident , extension of school year, and more.
2. Rental Guardian “Cancel for Any Reason”- 10.8% of rental total and you get 60% back (minus premium):
-You can cancel for ANY reason up until 2 days prior to your reservation start date. If you are booking 10days prior to your start date, then you cannot add this insurance.
-If you cancel for a reason covered by the normal travel insurance plan above, like, mandatory evacuation, injury or death, sickness, etc. then, you will still have the normal travel insurance coverage as well and would be paid out at 100% (minus premium).

If the property rebooks, you can move your funds (less any discount or unpaid rent) at 100% to dates in the future within 1 year of original check in date. If the property isn't rebooked all monies will be forfeited.

We had 14 girls (25-40) stay in this house for a bachelorette weekend and it did not disappoint. The house was perfection - beautiful views, incredible pool setup, close proximity to the beach bars, and the rooms were beautiful with no shortage of bathrooms! Karen and Exclusive Properties were so helpful with offering recommendations and answerinig questions prior to check-in and were very communicative the day of arrival. We had the house stocked with food and drinks before we arrived (Groceries Ahead) which was a game changer, rented beach chairs for one day (which they set up and take down for you), and while we had planned dinners/activities, people were also thrilled to just be at the house and enjoy all that the house has to offer. My only "complaint" was the additional cost to heat the pool ($850) but people spent a lot of time in and out of the pool/hot tub so it was worth it. We had so many requests for the link to the house after seeing it on social media - we couldn't recommend this house enough! Thank you for making this trip so memorable and perfect!

We had 15 of us and everyone had plenty of room! The views were beautiful and the home was very nicely decorated. Beds and linens were extremely comfortable!! A really lovely 4 days was had by all!

The house was stunning, beautifully decorated, comfortable gathering space, we'll appointed kitchen with plenty of space for multiple cooks at one time. Loved having 2 dishwashers. All bedrooms and bathrooms were comfortable and spacious enough for 2. The pool and hot tub were great. I would highly recommend this property for a large family or group of friends. Would definitely rebook!!

Beautiful house right on the beach with a pool/hot tub! House in great shape, with everything you need to set up shop (good cookware, plates, cutlery & 2 sinks, 2 dishwashers, 3 fridges (one on base level & 2 in kitchen). All 6 bedrooms had own bathrooms; house in convenient location in Isle of Palms, with hardly anyone on the beach. Daily we saw dolphins and all kinds of birds. Grill worked great so we ate at the house most nights. Management team was responsive and the house unbelievably clean on arrival. Would rent again in a heartbeat. We were 11 people, 9 adults & 2 kids, but plenary of space to spread out. Pool area gorgeous too.

This is a beautiful home in a great location. A couple of improvements would have made our stay a bit more comfortable. The hot tub would not bubble. We placed a call, but no one came to repair or look at it.Furniture had blood stains on it, which was really unappealing. Needed a good steam cleaning. Pillows on beds needed replaced. They were definitely past their prime. Otherwise, the home was quite comfortable .

This was a beautiful property located right on the ocean. We celebrated our 50th wedding anniversary with children and grandchildren. Everyone loved the beautiful home and property and will remember this week for the rest of our lives.

This is our second time at this property. It is beautiful and meets all our needs—a pool, easy walk to the beach, plenty of space for indoor and outdoor activities and great bedrooms for privacy, as well. The property managers were very responsive, usually within a few minutes of a question. The house is close to great restaurants and area activities. Our best times were the family meals we fixed at the house—perfect to reconnect with kids and grandkids who live all over the country. One son-in-law’s final evening comment was “this house just feels like home.” No better compliment! Thanks
