This was the most amazing place to stay! Beautiful old mansion, HUGE room which included an ensuite full bathroom and sitting area. Decor was incredible. And they were starting to decorate for Christmas which made it more magical. And the bed…OMG! The most comfortable bed I’ve ever slept in!! Location was great, too. And for the price….i still can’t believe it. Best birthday vacation ever!

This place was beautiful. The room were decorated in historical theme. We love the keyless entrance and it felt like we had the place to ourselves. We never saw one person.
The only complaint we had was the water needs to be run for 15 minutes before the water got hot enough to take a shower.
Other than that we would love to stay there again.

Honestly this hotel is probably the coolest place I’ve ver stayed. It’s truly something special. The moment we stepped through the doors I knew it was going to be a great stay. The vibe is so haunting and gorgeous.

My overall experience was poor. The contact number provided with vague arrival instructions is different from the # Hotels.com uses. There wasn't anyone ever available on-site. The bed, well you sink 6 inches anytime you sat/laid on it. There was no instructions on how the heating system provided and the room.
The reason we checked out early, was finding multiple electrical issues in the room, including an outlet behind the bed missing cover plate (exposed contacts) and a broken cover plate adjacent to the sink.

There was only one cream for coffee. The coffee cup was too small to hold a large cup of coffee. It would have been nice to get more key formation on codes. Left several messages and finally they text codes

So many things were broken on the property. There is no maid service even for a three night stay. The doors don't close, the pipes make a horrible noise all night.

I do not recommend a stay at this hotel, or whatever it is. The bed was absolutely horrible. Had to sleep backwards with our head of the feet just so we wouldn't sink into the horrible mattress. So many things at the hotel or whatever it is need to be fixed. My sister was in a different room And all night long. It was a horrible gurgling loud noise kept her awake for two nights. No staff on site which we knew but it may communication very difficult. Also, there is no maid service for a four night stay. We had to change rooms at the beginning of our stay because the bathroom door will not close.

My mom and I really enjoyed our stay here! This hotel was a last minute find as I waited to the last minute to find hotel accommodations for our trip to Newport RI. So glad this property popped up as available for our 4 night stay (I was having a hard time finding a hotel as everything was either sold out or I couldn’t find a room for 4 consecutive nights).
A quaint, charming safe and quiet place to rest after long and active days of exploring the Newport and surrounding areas (can walk into Newport from hotel). Not your typical hotel stay which I loved - no front staff but property management is easily accessible by text - and it worked great for us. Highly recommend and would definitely stay here again!

Felt like we were staying in a private Victorian home, and not in a hotel. I gave 3 star for staff because this house was self-check hotel. We did not see any staff but everything went very smoothly because we were notified by text messaging about the property, how to access to our room and how to check out. Love the sitting rooms downstairs. We will definitely stay again if we come back to the area.

Great place to stay not far from downtown to get a sense of the historic charm of Newport. Lovely building, spacious bedroom and private bathroom. Reasons for non 5-star review include mattress not very comfortable And hard to reach the hosts.

It was an elegant old mini hotel from days past. The room was clean and very charming, but some of the "extras" were missing. We had only one coffee cup for the both of us. There were no water glasses provided.
The establishment is not in walking distance of anything but residential areas. No Kleenex, no tea - only coffee. With the windows open, the room door rattled from the breeze. Most hotels provide a desk where one can comfortably put a computer, but this room had no such convenience. The full length mirror in the bathroom was perfect for viewing oneself on the toilet. It was difficult to get the front door to latch properly.

It was a beautiful house with well maintained grounds, but there was zero staff on the premises. The shower door was broken off the track, and the tv did not work. I called the contact number and notified her of the issues, but nobody came to fix it. There were minimal amenities only shampoo, hair dryer, fridge, and keurig on the premises. The rooms were spacious and the bed was comfortable.

The Hamilton House was like stepping back in time. The first floor was as it would have been when the home was built, just beautiful! Our room was spacious, and clean with period furnishings. The AC was quiet and effective.

What a hidden gem! The owner was so easy to talk to and was very helpful! The entire experience was perfect because I wanted to just be with my partner and we were able to just be in our own world.

The property was fine. The common areas aren't ventilated or climate controlled so it's incredibly warm. That's a minor issue.
The larger issues are the result of it being more of an Airbnb and not an actual hotel. The huge down fall of this is that when a battery powered smoke detector is going off constantly due to low battery, no one is on the property to resolve the issue. And given that the building is older, the sound easily travels into the rooms.
Additionally, the mattresses are overly soft. Four inch pillow mattress topper soft. I've never experienced such a poor choice in hotel mattresses before. And the bed was comically high. I'm 5'11 and it came up to my upper chest which made it feel a bit like climbing into a bunk bed with no ladder or stool.
It would be impossible to recommend this to anyone unless everywhere else is booked or priced out to twice the rate.

Like stepping back in time! This authentic property makes you feel like you're living in one of Newport's great mansions, because you are! The location is very convenient and we extended our stay!

I was not able to decipher how to get the TV channels listed on the TV listing guide you left ( I wanted to watch ESPN in particular). There were no instructions. There are 3 remotes and none of them provided access to the listed channels.
Also without a toilet paper holder using the toilet was a bit inconvenient.
Otherwise everything else was great.

Excellent customer service! Hosts were so responsive about any questions via phone. The place was absolutely beautiful and the rooms were nice and cool and spacious. Important to note that there are a number of winding stairs to access the rooms and that the common areas are not air conditioned!

Upon checking in everything is very impressive 5 stars for atmosphere and decor is very nice.
Our comforter had a big stain on it and the towel rack was coming off the wall I contacted the hotel to give them an opportunity to replace comforter and fix towel rack as I was going to be out if the room for about 6 hours. They never came and never responded.
The self check in was a first for me and it was quite easy however should be a contact in the room for somebody in the event of a problem.
Room is neat but not super clean if your a clean freak you won’t find this acceptable
Overall experience was fine. I would come back but would be disappointed if I came back a second time and minor things not rectified

Clean and well-kept classic, old Victorian with glass chandeliers. Pretty area. There was no one from management/housekeeping in the building to help guests. Room had no desk. We could have used some extra towels, but apparently you get what you get.

It is a lovely old house that is well kept with large, well appointed rooms. We were on the 3rd floor, - lots of stairs! which could have posed a problem for some. We were unable to figure out how to adjust the A/C - the remote for it didn’t work for us. Luckily, it was stuck in the “too cold” position, which was fine for sleeping, and could just put on a jacket when we weren’t. If you prefer staying at places with onsite management, this is not the place for you. All queries go through Hotels.com msg…They didn’t reply to txt msg. Beautiful house and yard. Very quiet. No breakfast.

When arrived had not spoken or received any codes to get into our room or the bldg. Fortunately someone was coming out, that’s how we gained access. No one was available to explain anything; where our room was, finally found it, # 9. It is off the kitchen but the cleaning lady had to help us locate it. Did not know what we were permitted to use. The room was very nice but the bed was the hardest we ever slept on.
As we thought we booked a B and B we were quite surprised to learn it did not include breakfast. Although it did not affect us, we chatted with another couple as we were leaving to go to dinner, almost 7 pm, and the cleaning people just told them their room was ready. As these nice cleaning staff did not speak much English it was very hard for this couple to get any kind of an explanation.
The home is beautiful but lacks staff to have someone to speak with about any problems. For all the above reasons we will not be staying with you in the future.

We really liked the historical feel of the property, the setting was lovely. We liked our room and bathroom. The poor communication was stressful prior to our arrival. During our stay, we had some issues and the only communication was by email. I was never able to speak to a live person. We had an incident that required immediate assistance in the late evening, but we were unable to get a response for help. This led to much frustration.

What a beautiful and unique property! I only wish I would have had more time to stay and enjoy it. Beautiful mansion with large and lovely room. Super convenient to just get a key pad access code and make myself at home. Clean, safe lovely. I would definitely stay there again!
