First of all, if you're not from New England, don't let the term “pond” give you the wrong impression. The body of water where this property is located is a 253-acre lake, not a small, stagnant puddle with frogs and lily pads! Upper Mill Pond in Brewster has an average depth of 18 feet, a maximum depth of 31 feet and is home to perch, bass, bullhead and other fun to catch freshwater fish species.
Situated between Routes 6 (mid-Cape Highway) and 6A (Old Kings Highway), this home is part of a secluded, beautiful part of west Brewster. Here you have 875 acres of conservation land with plenty of trails to hike and explore. There are steps down from the house to the pond, of course, and a dock once you get there. But to launch your kayak or canoe, you'll want to head for the private neighborhood beach just down the road.
You'll find a small, sandy beach there for swimming. You can also swim off the dock back at the house, of course.
From the expansive deck at this property, as well as from many rooms in the house, you have superb, elevated views of the pond through the trees. Despite the seclusion and privacy this property affords, you are just a few minutes' drive from several excellent restaurants along Route 6A and, in the opposite direction, about the same short drive to a Stop & Shop supermarket, CVS pharmacy, Ring Brothers farmer's market and more at Patriot Square in South Dennis.
This home has an enormous deck, with an umbrella shaded dining table and chairs. There's also a large retractable awning that provides shade for more of the deck as you need it, including another café dining table and chairs. So, you have plenty of outdoor seating. You'll no doubt want to fire up the gas grill and serve dinner outside more often than not. Be sure to enjoy the imponderable pleasure of using the enclosed, outdoor shower – an obligatory part of every Cape Cod summer vacation.
Inside, it's an open concept core living space, which flows nicely from the kitchen into the dining room and then into the living room. You can walk out onto the house-wide deck via sliders from any of those spaces. You can also stand in the kitchen and at the same time view both the pond and the TV in the living room! The living room has a two-story high atrium ceiling which creates a stunning perception of light and space. At the top of the stairs on the second level, you'll find a family room with lounge seating and a gas fireplace, overlooking the living room below. The home also has a lower level with a ping pong table and some more lounge seating. This home is ideal for a multi-generational family or multiple families.
The fully equipped kitchen features stainless steel appliances, including a gas range and handy wine fridge. You'll find plenty of space to operate on the beautiful granite counters. There's a breakfast nook just off the kitchen with seating for four. The larger dining area between the kitchen and living room seats ten.
The home has six bedrooms, three on the main level, three more on the upper level. The main level has the king primary bedroom, which has its own private full bath and a TV. Also on the main level, you'll find two more bedrooms, each with a pair of comfy twins.
On level two, you'll find the second primary bedroom, this one has a queen-size bed with a private full bath. A second bedroom on this level has another queen. The final bedroom upstairs has a pair of twin beds. In all, the house has 4.5 baths.

The house was very much as advertised on the web. Large, spacious. Well-outfitted kitchen big enough for our “many” cooks to operate. Living room was generous and turned out to be a great place to watch Olympics. Beds were judged to be quite comfortable. I was hoping for something a bit more walkable. But it was only a short drive to some of the town beaches and some restaurants. We enjoyed it a lot.

We spent a week at the property with family ranging in age from 8 to 82 years old. Everyone loved the place. The views are spectacular, the lake and beach are great for kayaking / swimming and the drive to bay and ocean beaches is short, so we really liked the location. The house itself is well suited to comfortably accommodating a large family and we especially liked the large open plan kitchen. Overall, we loved the property and would highly recommend it!
