LOVED this casually elegant hotel and you cant get a better location.
Visually enchanting. The ground floor room was spacious and very quiet, shutters block all light at night. Super comfy bed, separate outdoor shower that we used every chance we got. Very attentive staff. The restaurant is another reason to love this hotel. We ate dinner there twice during our 5 night stay, it rates as well as any dining experience in Merida. And the included breakfast goes FAR beyond the cold cereal and packaged muffins you get here. The hotel and restaurant staff speak great English and were delighted in sharing their knowledge of the area ruins, cenotes and other atteactions when we asked. The gym is impressive. We would definitely stay here again.

Be sure and bring complete documentation of the room you paid for and reserved. They will try and put you in the least expensive room. I paid for and reserved a poolside room and was assigned a small room on the second floor. If I had not had proof they never would have honored the expensive room reservation.

I was somewhat disappointed in this property. Food was excellent in the restaurant. But the room was showing some wear. And the stairs and hallways were very dark and didn’t have railings. The AC blasted out so I had to keep turning it off and then got hot.

The rooms have no blackout so light goes in since daybreak, noisy, worn down.
Food very average.
Heard the hotel won several design awards, I’d like to walk through the premises with the judges.

Beautiful boutique hotel near Centro Merida. Many restaurants nearby. Restaurant in the hotel served us a delicious breakfast. Noah was a terrific waiter and the front desk service was great, too.

Great location but small rooms; no views of anything from most rooms and terrible air conditioning that wouldn’t get cool enough for us to sleep even after multiple attempts. Also they have a great “rooftop” bar (on the second floor).

My adult family stayed at this hotel for 3 nights recently. Now some 8 years old, to retain it's raves reviews from hotel reviewers it does require updating. It's also very dark and the food staff not quite as efficient as it could be. It is however well located.

I love the architecture and the way that the remodeling did not take away from the beauty of this historic house. In fact, I love the contemporary art and the designer touch throughout. It feels cozy and one never feels that it's too much. This hotel is gorgeous and very comfortable. I also love the choice and quality of the breakfast items. I would definitely stay here again. Beautiful hotel, location and service.

This was our first time visiting Merida & I wanted to give my parents a lovely and authentic experience so I decided to splurge on Rosas. I'm an avid business traveler and often times find boutique hotels have extra charm & attentiveness than chain hotels. I even dismissed a few of the recent negative reviews because of all the great ones & the reputation the hotel had built up in travel digests. I am completely devastated & disappointed in the quality (or lack there of) of this property. First, I was overcharged an extra $100 USD+ for a 3rd person when online the pricing is the same for 2-3 people. Get past that, the room we got had dirty floors full of feathers. The amenities suck, the staff was so indifferent both in the (dark) reception area & restaurant. Pool is dirty/cloudy giving us no desire to get in. We were incredulous @ the lack of hospitality & service. Even the "hellos" seemed forced. The only thing that saved the stay was on the last day @ breakfast a gentleman (who we could only assume is the owner) was so kind after noticing we had not been attended by their rude waiters, took over and took care of us even recommending their house specialties. This was kind of service & experience I'd looked forward to but unfortunately, no one else on the staff seemed to share that spirit. @ checkout they had the audacity of trying to charge me 50 pesos for a 2nd rm key we never received. At over $377 night, go elsewhere for better service @ a fraction of the cost!!

The hotel is beautiful and exactly as pictured. Rooms is spacious and the outdoor shower was a pleasant surprise. The local street can be quiet with some limited food options (Saint Lucia Square ~10 minute walk away). I would *highly* recommend the hotel restaurant. The food was exceptional. Service was ok...not great not bad. I can’t say enough about the food and drinks though. I loved my stay and would recommend to anyone.
