About this house rental

Stylish desert retreat on large quiet lot. Authentic southwest home with saguaro rib ceilings, adobe walls, & tasteful decor. 3 newer AC units for year-round comfort. Pool with in-ground hot tub, loungers and seating. Outside enjoy grilling and dining. Inside enjoy high quality beds and resort-grade linens. AZ TPT LICENSE #21546720.

This property consists of a 3 bedroom 2 bath Main House as well as a completely detached 1 Bedroom 1 Bath studio Casita. In total there are 4 bedrooms, 3 bathrooms and 6 beds.

Three of the rooms have King-sized memory foam beds, premium linens.

Our home is a less than 1/2 mile from Tucson's legendary bike trail. Rent bikes or bring your own and enjoy one of the best cycling cities in the USA. Super close to Whole Foods, Sabino Canyon, restaurants, shopping, and more. The U of A and Downtown are about a 15-minute drive.Amenities Include:

• Well equipped kitchen stocked with pots, pans, flatware, plates, etc.

• Weekly pool and yard service

Guests have access to the main home including the garage. Guest house available per terms previously stated. Parking for up to 4 cars on property including 2-car garage and 2 carport spaces. A maximum of 4 cars are allowed on property. If you need to park more than 4 cars, message us with the details and we will consider. There is no street parking. The private street and gated driveway are too narrow to accommodate very large vehicles like RVs, busses, etc. Standard SUVs, mini-vans, full-size trucks, etc. are fine.

We love hosting visitors, and we want you to enjoy your time in our home. That's why we keep our list of rules simple.

House Rules
• Parties: No parties. $995 violation fee + booking termination
• Visitors: Contact us to request non-guest visitors if applicable.
• Noise: Quiet time is between 10:00 p.m. and 8:00 a.m.
• No Pets
• No fire/flame inside: Fireplaces are decorative only.
• Smoking: Absolutely no smoking anywhere on the property
• Children 16 and under must be supervised when outside
• Yard & Pool Service is performed weekly and may occur during your stay
• May - October we ask that guests not lower AC below 74 F.

Suggestions:
• Avoid plumbing clogs by scraping food into trash and flushing responsibly
• Use paper towels (not our white linens) to clean up messes
• Skim the pool surface if/as desired between weekly pool cleanings

Disruptive Guest Policy
Our rules and guest expectations are designed to be reasonable and fair. Please read the following carefully. If you agree that these expectations are reasonable and that your group can easily comply with them, then we welcome you to book our home. However, if you have any concern that you or any of your guests may behave in a way that is loud and disorderly (whether due to excessive alcohol consumption or otherwise) then we ask that you please seek other accommodations.

We reserve the right to terminate any booking for any verified bad conduct including but not limited to:

- Any outdoor noise or behavior that results in a neighbor filing a verifiable compliant
- Any unauthorized gathering of non-guest visitors (e.g. unauthorized parties)
- Loud amplified music outside or inside with doors/windows open
- Excessive vehicles parked on property or on the street

Neighbors can and do complain to VRBO toll-free when guests create a disturbance, putting the rental home at risk of being suspended or banned. For this reason, we are posting this notice to all potential guests so they can decide whether this home is a good fit for their group.

IMPORTANT ITEMS TO NOTE
- Ensure all guests understand the rules and importance of enjoying our home responsibly.
- Supervise children outside. Do not allow prolonged screaming or excessively loud play.
- Do not play amplified music outside.
- No hot tub or pool use between 10 p.m. – 8 a.m.
- Avoid groups of people talking outside between 10 p.m. – 8 a.m.
- Do not have unauthorized parties with non-guest visitors
