Welcome to our newly remodeled 4-bedroom home in Las Vegas, just minutes away from the iconic Las Vegas Strip!

This spacious and stylish home is perfect for families or groups of friends looking for a comfortable and convenient place to stay while exploring all that Vegas has to offer. With four cozy bedrooms and 6 total beds, there's plenty of space for everyone to relax and recharge after a day of sightseeing or hitting the casinos.

The home features modern and tasteful decor throughout, with comfortable furnishings and plenty of natural light. The fully equipped kitchen has everything you need to whip up a delicious meal, and the dining area is perfect for enjoying it together.

When it's time to unwind, head to the comfortable living room to catch up on your favorite shows or movies on the flat-screen TV. Or, step outside to the private backyard and take a dip in the sparkling pool.

Located just minutes from the Las Vegas Strip, you'll have easy access to world-class dining, shopping, and entertainment options. Whether you're here to hit the casinos, catch a show, or explore the natural beauty of the surrounding area, this home is the perfect base for your Vegas adventure.

Overall House Rules:
House rules occupancy limits, there cannot be more than 14 persons in or on our property at any one point in time. Unless approved by the owner.
-Violation of this can lead to the immediate removal of all persons without refunds.
-Extra guests will result in additional charges.
-Pets: no pets allowed at this property.
(Pets must be disclosed to owner) pet violation of $500. Our insurance does not cover all breeds (does not include pit bulls, Rottweilers, terriers) by bringing this pet along you are fully liable to any occurrences that happen. Service animals must be disclosed to host prior to booking. (charges may apply)
-All guests must respect and follow all guidelines of the HOA. Including loud music violations, quiet hours starting at 10 pm, excessive noise, or any complaints from neighbors will result in immediate removal of the property with no refunds, please be respectful.
-$300 smoking fee per day violation.
-$75 stain removal fee
-$150 late check out fee
-$40 loss of any keys, or remotes
-Review and report back any issues during check-in, please. Inventory is accounted for after each stay. Any new issues that occur during your stay will be subject to charge.
Ex: Smoke damage, physical damage, excessive cleaning needed, missing items, etc.
-Removal of trash: Wednesday's by 8 am trash bins must be placed on the curbside for pick up. Then returned to the side yard within 12hrs. Failure to do so will result in fees for third-party trash removal services. Minimum $125 fee.

Please be aware the Pool CAN NOT be heated. There is no Hot tub or spa.

Please inform us of any maintenance or technical issues immediately and we will take proper action to fix it.
No glass near or in the pool or spa, there is no lifeguard on duty and no fence around the pool.

We do have surveillance around the outside of our home. If we find that cameras have been shut off/ altered/ blocked for any reason, we will charge a fee of $500 and reserve the right to enter the home without notice. We are not here to violate privacy, but this is our home and want to ensure the integrity of our home and the protection of our guests.

LOCK all doors of cars, house doors when leaving them unattended. Lost or stolen items on the property or during your booked dates with us are at fault of your own and not of the fault of the host, business or airbnb.

No parties or events. We have a community noise ordinance and also have surveillance on the outside of our home. Noise must be kept to a minimum after 10pm. If there are reports of excessive noise and complaints from neighbors or through the authorities, we will have to have guests vacate the property immediately. No refunds will be made available.

Cleaning:
You pay a $320 cleaning fee for our cleaners to do laundry, make beds, sweep, mop, clean bathrooms, kitchen and living room of NORMAL use. If our cleaning crew has to go out of their way to clean EXTRA messes such as: vomit in bathrooms, large stains on bedding, alcohol spills, very dirty stove or fridge, large amount of dirty dishes and extra trash all over the home there will be an additional $200 fee if so.

We just ask that you respect our home and clean after yourself.

NOISE:
Our neighborhood is very quiet and is not suitable for loud noises outdoors, parties or large amount of people. We just don’t allow any music/loud noises i.e screaming or yelling past 10pm outside per our city laws. We have a noise monitoring system in the property that will alert us of any loud noises for a duration of time. This is not a party house. We will cancel on any guests that do not follow the house rules.

Anyone that is not included in the amount of guests staying at the property will not be allowed unless otherwise worked out with host.

CHECK OUT IS AT 11am:
In order to respect our cleaners time and our future guest Check out is at 11AM SHARP.
A fee of $150 will be imposed for every 30 minutes past 11am unless otherwise agreed upon with host.

INSPECTION OF PROPERTY: The Host routinely monitors the property to keep it in good repair. Upon arrival, guests should promptly report to Host any damage to the property, its contents, mechanical failures, or any other issues. Hosts will make every reasonable effort to repair and resolve any issue immediately. Failing such a report, the Manager will assess any damages at the end of the reserved period as the guest’s liability.

MALFUNCTIONS OF INTERNET, TELEPHONE, OR ENTERTAINMENT AMENITIES: If the internet service, telephone, television, or any other entertainment amenity, malfunctions during the use period, the Owner will use his/her best efforts to have the problem corrected as quickly as possible. However, Member recognizes that periodic malfunctions are unavoidable and beyond the Owner’s control, and assumes the risk that such an item may not work during all or a portion of the use period. Member understands and agrees that such a malfunction shall not entitle Member to cancel this agreement or to receive a refund of any payments or tax.

TERMINATION: If Member or any member of his/her party violates any of the terms of this agreement, or interferes with a neighbor’s rights to quiet enjoyment of his/her property, the use will be terminated immediately without prior notice or an opportunity to cure the violation. In the event of termination, Member will be required to vacate the Property immediately, and Member hereby authorizes Company and Company’s representative to enter the property and remove the belongings of Member and other occupants. There will be no refund of any rent or tax if this agreement is terminated.

DAMAGES: Member and Credit Card Holder hereby authorize Manager to charge the credit card on file and withhold amounts of the security deposit for theft, extraordinary cleaning, or damage during use beyond normal wear or tear. In the event that such theft or damages occur, or extraordinary cleaning is required, an invoice will be sent within fifteen (15) days and a credit card will be charged.

MEMBER ACCEPTANCE AND CREDIT CARD AUTHORIZATION: By confirming your stay, Members acknowledge that they have carefully read every paragraph of this agreement, and unconditionally agree to adhere to all of its terms and conditions. Member further agrees that Company may charge Member’s credit card for the use amount, security deposit, and any excess charges authorized under this

Injury: The Tenant acknowledges that the use of a pool and activities around the pool involves the potential risk of serious danger and bodily injury. The Tenant further acknowledges that these risks may be the result of the actions or inactions of the Tenant, their minor children, guests, or anyone else using or around the pool. The Tenant will use the pool at their own risk and assumes all risks of bodily injury resulting from or around the pool located on the premises. The Tenant releases the following parties from any loss or damage to property, physical injury, or death as a result of the pool and its use: the Landlord, their employees, heirs, and successors. This release extends to the injuries of any party, both directly and indirectly related to the use of and around said pool.
