By confirming your reservation, you are acknowledging that you have carefully reviewed the listing and these house rules. Therefore, any information that was disclosed during the booking process cannot be used as a basis for grievances.
All areas except locked cleaners cupboard and garage area no access to the garage area as this is owners and no use of the owners car.
We give our guests space but are available by phone or sms and usually not too far away. Fastest to message through the booking app you booked through or our live chat at Bnb booking.
"Things You Need to Know Before You Book"
- ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to
booking if you are a group.
- We have rental agreement as part of our terms and conditions. Guest must
sign the rental agreement.
- We also require a copy of the their ID (front and back). This is separate from
Airbnb identity verification.
- We also require a Charge hold Security deposit $2000 which we will authorise separately to Airbnb . See

- For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction.
- Extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.
- Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per guest per night for length of the stay. No extra guests without written prior approval.
A $75 booking fee is levied on per bookings to cover guest ID and identity validation
You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or
appointed tradesperson to enter onto the property at
any time to effect or investigate repairs or complaints.
All repairs will be affected as soon as practicable.
On public holidays and after hours it may at times
Insect and Pests-
QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies.
You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or
appointed tradesperson to enter onto the property at
any time to effect or investigate repairs or complaints.
All repairs will be affected as soon as practicable.
On public holidays and after hours it may at times
prove difficult to get tradespeople straight away. We
will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts.
Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner
Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises.
In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.
