The view. Amazing view over the waterfall and fireworks. The room is a big suite. It is worth it for the view, on short stay.
Let's be clear, the room is great for the view. Without is was just an overpriced hotel that could need some renovation. The services are minimal, but perfect if you stay a short time

Good staff members , good view of the falls
Paid for a jacuzzi but the jets were so weak it wasn’t even enjoyable , shower door lock was old and wouldn’t close from the inside had to shower with the glass door open. Very outdated with a stained sheet and uncomfortable bed.

There was no breakfast, parking was $50.00 a night and no covered spaces only poorly lite areas behind the building. Never will I ever go back.
It was dirty, the staff was none existent and apathetic once you check in you are abandoned.

Location is great
Blood/urine stains on the bedding. My wife and I also found blood on the TV stand and one of the lamp shades, Sheets didn't fit the mattress with a half dozen tiny pillows, no housekeeping during the entire stay, we found long black hair in the "clean" towels. Toilet and tissue paper is so thin you need 6 layers to not see through it. Etc. etc .. would not stay at the oaks hotel ever again.

the fallsview from our room was beautiful
i booked on booking.com upon my arrival check in we were given our room and keys we proceeded to the room on the 9th floor opened the room door and I was disgusted. the curtains were broken, the bathtub was so small it could barely fit one person and it was dirty, the bathroom ceiling was mouldy and falling apart, very outdated and old looking, both queen beds were so loud and squeaky sitting on the edge of the bed, it felt like a cheap 60 dollar hotel room and the towels were old and rough nothing you would want to use on your body, we went downstairs and complained and the manager gave us a room on the 11th floor which was much better, with the exception of the broken toilet that wouldn’t stop running water the whole night. called front desk for maintenance and they came up said they toilet was fine after a half hour it started again loud and annoying so we just shut the bathroom door to somewhat block the noice so we could sleep. but the full experience wasn’t a nice start. and even more sad is that I have stayed here multiple times and never saw a room as disgusting as the first room they offered me. i will not be going back here again and I will make my next visit to the Marriott which is a much better experience with top notch cleanliness. this hotel I would not recommend.

The location was great
We booked the wrong date by accident we went with a newborn a 6 year old they would not hear us out about why the mistake was made They offered us to stay at a very high price they did not take in to consideration that we drive for 3 hrs we had a crying newborn a six year old that was tired. We had to book a room infront of them for less

Convenient location, front staff were very helpful and pleasant
No windows to open for fresh air, ac wasn’t working,
It was an accessible room which is awesome but wasn’t what we ordered, don’t find out until later in the night so it wasn’t an option to move. It felt tired, there was nothing uplifting about the room.

Didn't get to experience any of the hotel.
Got a call hours before we were to arrive telling us that they were overbooked and shifting us to another hotel. Not much we could do about it since we were already in New York. Not like we could turn around at that point.

Room was undergoing maintenance so could not stay at the Hotel so they booked us in at the Hilton further down the road, which seemed a much better accommodation at the same price.
Being moved to another Hotel. The picture of the Hotel has been Photo shopped. It shows no other buildings around it and was not as close as it appears to be to the falls!!

Our reservation at the Oaks was transferred to the Hilton. Parking was a nightmare at the Hilton. Needed handicapped parking and was going to be charged $80 plus tax at the Hilton. Shame on both the Oaks and Hilton. Ended up parking elsewhere for cheaper rate. People should be told up front what is going on.
Didn’t like the fact that they transferred us to the Hilton. The Oaks Hotel is being used for asylum seekers. Will never book at the Oaks again. They should be telling people the hotel is not being used as a hotel. They should not be taking reservations and then transferring people to the Hilton. The Hilton experience was a nightmare. Parking and I think the Hilton must be using the older rooms for the Oaks guest. Not happy about the whole experience.

Location near the falls and get falls view room but for additional price.
Paid parking 45 CAD which should be included in price..overpriced for the dated rooms. Find something better even if you have to pay a few dollars more. Look for nearby hotels like embassy suites..you don't get the facilities according to the price. Disappointing experience..

At check in receptionist send me to another hotel without any reason. I spent half an hour in Oak and another half hour in Hilton. Why?
Staff and website booking.com. Not enough information about hotel. If parking is extra you have to describe about this.

Room was overall good
Couldn't stay at the Oakes, got relocated by the staff to the Hilton instead. It was supposed to be an upgrade in theory but ended up with an extremely noisy room (defective mechanical unit above bathroom). I asked to change room because the noise was hard to tolerate. Overnight, the fire alarm got triggered in the newly assigned room, which happens from time to time. However the speaker in my room didn't not get shut down after the last announcement and kept broadcasting a very loud white noise from 5 am to 9 am, so I could not sleep.

They have misleading information on the site. Be aware of this hotel
They switched rooms on us 2 times. The information they have on here is wrong. The rooms look nothing like the pictures also there’s a 2 story building behind Applebee’s with rooms. So even if you think your booking in the hotel be aware of them switching your rooms and putting you into that building. They are misleading and scamming people. Also booking.com won’t do anything to help you if they scam you

The location
Dirtiness of swimming pool, sauna and fitness: clearly in need of renovations/maintenance.
Dirty, shabby carpets in communal areas. Terrible wifi in rooms which disconnects every 5 minutes. Bathrooms in rooms old, leaky and in need of refurbishment.
Overpriced and not worth it.
Basic services not offered (breakfast?!): money needs to be invested to bring this hotel to an acceptable standard.
Even the viewing floor (laughable! It’s two windows!) had greasy handprints all over the windows.

Dingy rabbit warren of halls, carpet wasn’t vacuumed, bed sagged in the middle. Very expensive for what you get.

Old and dirty hotel, absolutely not worth the high value. Reality is not like the pictures.
bed, sofa and bathrooms are like a 1-star motel.

We celebrated our wedding anniversary and they wrote us a note wishing us a happy anniversary 🥰 the view is amazing, like the page photos or better. good distances to everything in Niagara.

The view looking over the Falls from the room was fantastic! We also got to see the fireworks right outside our window 😁
It'd be better to have an electric kettle in the room for us to get hot water instead of having to go to the lobby.

The position and exceptional view from.the 21st floor. The receptionist who kindly upgraded us to the highest floor.

Niagara falls was absolutely breath taking. And sooo close to the hotel. The hotel is in perfect location to walk around whether it's for food, entertainment, sight seeing, and more!
We went to Tide and Vine Oyster house Monday was shuck a bucks and half off appetizers. Best mussels I've ever had.
I can't really say anything negative!

The view was good..We were given the 11th floor , I think higher floor would have cad much better
No room service, old furniture, coffee station had just 2 option brewed tea& brewed coffee but no tea bags ( like green tea, chamomile tea). Room was not ready by check in time I.e at 4.. the keys to one room was given at 4.10 while the other one at 4.25, fridge had some meal from previous guests stay, no water bottle or jug provided; guests are expected to drink off the tap water which is okay, but there should be atleast glasses, the expectation was to use plastic cups. It was little cheap to not have glasses or water bottles for guests to get started.A little upgrade will be good
