Orchard Barn at Woodhayes Farm nestles in the stunning Blackdown Hills, an area of outstanding natural beauty (AONB). The farm is set just below Dumpdon Hill, an Iron Age Hill Fort. Our guests can enjoy walks in 200 acres of parkland and ancient woodland and ½ mile of river. Cows and sheep are present on the farm. This property is a great choice for those seeking a quiet rural location with easy access to the nearby coast.
The barn comfortably sleeps 6 with room for 2 more. It has been awarded a 4 Star grading by Visit England. There is a large orchard 50 meters from the barn where you can relax, enjoy stunning views or have an early evening BBQ.
The accommodation comprises a large sitting room on the top floor, an open plan kitchen, dining and sitting area (with cosy wood burner) located on the ground floor. There are three bedrooms including one bedroom that can be made-up as either a double or twin room.

The second floor sitting room includes sofa beds that, if required, can extend the maximum occupancy to 8 guests. Outside, opposite the cottage, there is a large orchard garden with a seating area, including garden furniture and a barbecue. The garden area enjoys stunning views across the valley, making it the perfect spot to sit and relax after a day spent exploring the local attractions. This property is a great choice for those seeking a quiet rural location with easy access to the nearby coast.
Location: The self-contained barn conversion is quietly situated in the farm courtyard adjoining a large farmhouse where the owners` family offer bed & breakfast accommodation. The farm is located just a couple of miles outside of the bustling East Devon market town of Honiton, with easy access to the stunning Jurassic coast about 15 miles away. Although quietly tucked away from main roads the farm is easy to access by car and perfect for those wishing to explore the local area`s many attractions. Walkers and cyclists are also very welcome and the house includes lots of information about footpaths and local routes. There are extensive walks through 150 acres of farmland, including 16 acres of ancient woodlands to explore, and the River Lupp which adjoins the farm. There is an excellent local walk to the Dumpdon Hill Fort, which is a National Trust Iron Age fort.

Ground floor: A few steps down to open plan living area with TV/DVD and wood burner, dining area and open plan fitted kitchen with electric double oven & hob, fridge/freezer, microwave and dishwasher. Utility cupboard and installed washing machine. Stairs up to first floor: Bedroom 1 with king size bed (some restricted head height in this room). Shower room with shower cubicle and WC. Bedroom 2 with a super king size (6`) double bed (or can be made up with twin beds - please confirm requirements when booking). Bathroom including; a bath, separate shower cubicle and WC. Bedroom 3 - Twin beds. Second floor: Lounge/sitting room with wide screen TV/DVD. This room includes 2 sofa beds that can extend the sleeping number to 8 (£75.00 supplement per person - please inquire if required before booking) Outside: Opposite the cottage, across the courtyard is a large, orchard.
We have just installed an EV car charger, if you wish to use this, then just let us know, there is a charge of £35 per car for a short break or a week. We will give you a code to access the charger.

We really enjoyed our stay here. Good quality clean linen, fantastic kitchen space (huge table) and very roomy for us all. The outside space (orchard and beyond) was lovely particularly as we were very lucky with the weather.

We needed a base in this area for family reasons and the position and configuration of the accommodation suited us perfectly.
The yard setting may not be to everyone's taste but it brought clear memories of my childhood farmyard!

We had a wonderful stay at the barn with my family and parents. The property is larger than you think and is fully equipped. The upstairs living room is a good place to send the kids so the adults can chill out in the kitchen/dining/lounge area down stairs. Location is great, peaceful and walks on your doorstep. The hosts were very helpful and friendly and would definitely recommend to anyone, we really had a wonderful time.

The barn is very comfortable. Would not recommend it for small children as it is a working farm and there is not immediate outside space to run around. There is an orchard 50 metres away.

Our time in Honiton
The property is lovely. The surrounding area is beautiful and we were made to feel welcome. Lots of space and great resources! I would highly recommend this to any family! Beet and Branscombe are delightful and Lyme Regis is surprisingly a beautiful beach and town.

Lovely house in lovely surroundings
Greg and Fiona were great hosts. There if needed for information or help, but never intrusive. We stayed for 7 weeks between house moves and arriving after a stressful long day we were welcomed by Greg into a cosy, warm home with a very welcome hospitality pack of bread, milk, jam etc.
We had our two older dogs with us and they were really well received and made very welcome. The house is on a modern working farm with offices and a gallery. The mix of buildings and spectacular scenery is lovely with great dog walks on site. The house has plenty of space and we were also working from home while there, so the space was most welcome.
The farm location is perfect for exploring the local area with Lyme Regis not far and lots of lovely woodland walks to do in a short drive.
All in all a great location, lovely property and superb hosts.

Lovely hideaway with good access to local sights and amenities
we had a lovely week at the Orchard Barn - Greg and Fiona were so welcoming and their farm is great for a break from city life. The actual location was extremely quiet (the only neighbours are small offices who all leave at 5pm) in a truly beautiful location. The farm itself gave our teenagers a bit of space to go off alone, and the beautiful views (with superb sunsets) made it a lovely place to just hang out. Despite the quiet location, there is easy access to the coast and it was less than ten minutes to the big Tescos in Honiton for anything we needed. The barn has been beautifully converted, with lots of space and a hideaway lounge room on the top floor - brilliant for families who might need some time away from each other!

Enjoyable
It was lovely. The owners were incredibly helpful and the kids loved the many hiding places around the house. It was great location for all our day trips. They let us use their grounds freely and it was very relaxed. My only criticism is we found the access to the eating area outside a bit of a faff - with young kids you have to make a decision about when you go and eat outside as it’s far from the house rather than the home opening out to outdoor space so you cant occupy both spaces at once in a more relaxed fashion; not a problem for dinner but makes having a morning coffee outside or an evening drink once kids are asleep hard. But once you’re at the outside dinning area it is gorgeous.

Fab base in which to explore a beautiful part of the country, holiday went too quick! Ideally located for a quick trip to shops and only a short drive to several beautiful beaches. Property had everything we needed to make our week enjoyable, thanks for having us

Orchard Barn
This was a convenient base for our one week stay near Honiton visiting family in the area. There was a good welcome pack of bread, fresh milk and butter on our arrival and the house was nicely clean and well equipped.
We had a two year old toddler with us and the upstairs playroom/sitting room was very useful to spend time in with him, but it was not particularly comfortable to sit in otherwise. He also enjoyed looking at the tractors in the outbuildings and there were some cows for him to see in a nearby field. There isn't a garden that can be used but it was fine at his age just to take him for a walk in the yard and nearby orchard.
Unfortunately there were some very noisy building works being carried out right outside the house quite a lot of the time except for when it was raining, and this did detract somewhat from our enjoyment of our stay there. Presumably it is only a temporary state of affairs but it would probably be worth checking up on that before booking.

Good base for exploring Somerset, Devon and Dorset.
The position of the property, away from the centre of Honiton but close to the A30 and the A35, was excellent for travelling to attractions in Somerset, Devon and Dorset. We were able to have days out at Lyme Regis and Exmouth, as well as going further afield to Minehead, without it being too long a day. We appreciated the welcome tea tray with bread, butter, jam and milk, and the pretty flowers in the rooms. The accommodation was well-heated, the beds were very comfortable. Lots of information leaflets are provided, and many fabulous books to dip into in a quiet moment, and some games for younger children. However, there was little in the way of entertainment for older children and adults. There are two televisions, and the top room is a fabulous place for a TV room, but the sofa beds weren't comfortable when used as sofas. The dining table is good and large, though, and we'd brought plenty of our own board games and card games. Located in the midst of farmland, it was quiet, despite also being the location for a number of business premises. There was a short but steep walk up to the triangulation point at Dumpdon Hill (National Trust), but other than that we were very disappointed that there were no walking routes in the '200 acres of parkland', as in reality this comprised fenced-off fields of cows. The property has free run of the orchard, about 100 steps from the front door across a sloping cobbled yard rather than a small private garden or patio. However, the fabulous view of the owners' flower garden from the kitchen window was very pleasant.

Wonderful stay in beautiful surroundings
Group of friends including 2 babies stayed at the Orchard barn to attend a wedding in Honiton. We had a lovely stay the house was a great size with lots of kitchen equipment so we could cook in the evenings when babies were asleep. Fiona and Greg were very helpful and answered any queries we had efficiently. The surrounding areas are stunning and we would highly recommend staying here. Thank you again for a wonderful experience.

gREAT ACCOMODATION
A great place as a holiday home. II did all it said it would on the tin. The accommodation details were accurate and any issue with kitchen equipment was swiftly dealt with by the proprietors.
The kitchen/dining area was spacious with enough room for 6/8 to sit for communal meals. The bedrooms were spacious and despite having an infant there was space to spare in the master bedroom for him as well. The upstairs living room was in the eaves but there was plenty of space for the evenings and a large ish TV to watch the Olympics using the Freeview box! The property was spotless on arrival. The parking spaces for the property are a short walk but drop off of bags at the entrance was no problem. There is a lovely BBQ area in the orchard for Orchard Barn use (about 40 metres from the front door) overlooking the valley. Plenty of walks up Dumpdon Hill and a good spot to tour to the coast. We would recommend the Seaton Tramway and Lyme Regis for visits.

Great for peaceful stay!
Great Stay at a lovely located property. Set in a quiet location, we found this to be a great choice for our family to explore the region. We arrived to find a well equipped property with everything we need. The log burner in the open kitchen diner was a great feature and meant we didn't really stray upstairs (and lit it , even though it wasn't cold!) Greg and Fiona were on hand offering advice on things to do and see, which was a big help. Would highly recommend!

Review of short family break at Orchard Barn.
We are a family of four who shared our stay with friends (another family of four) and a dog. We found Orchard Barn to be a well maintained and welcoming property; the welcome pack of local bread and homemade jam was much appreciated as was the unfussy attitude towards the dog.
The layout of the barn worked really well for our two families... two bathrooms and a downstairs cloakroom were much appreciated. The bedrooms were nicely laid out with plenty of wardrobe space. The loft room was great as a safe entertainment area for the children and doubled up as an extra bedroom for one child.
Ideal for exploring the area; interesting local walks and within easy distance of the coast. Would definitely consider another visit.
