About this apartment rental
A luxury ground floor apartment only moments walk to the Town centre & beach with all its restaurants, bars and shops. A very central location but set in a quiet, gated, secure and safe small-sized block of flats. With a dedicated parking space and direct ground floor access to communal gardens.
Space;
The flat is situated in a small, modern and safe apartment block - with its own parking space in a secure, gated carpark. Being on the ground floor it has direct access into the communal gardens. 2 double bedrooms with a large, luxury family bathroom. Accompanied by a large lounge/dining room (including deluxe sofa bed) and separate kitchen. There are two flatscreen TV's at the apartment - a large 50inch TV in the Living Room which is connected to Sky TV. Furthermore there is also a 42inch TV in the master bedroom with freeview. The apartment also comes with its own access to the communal gardens as well as a dedicated parking space in a gated, secure car park. There is a further cupboard in the hallway for even more storage.
Guest access;
All of the apartment is available. This is a small (only 6 flats per block) modern block of flats (with lift). The flat is a second home for me which I rent out when I am not using it. Please note that there might be a small number of basic items (cleaning products, kitchen items, personal photographs) at the apartment during your stay. Unfortunately I am unable to remove these from the property - however the property is fully designed with your guest experience in mind and will not impact upon your stay.
Guest interaction;
I am not based full time in Bournemouth but I am available by email on airbnb/telephone anytime. My response times are normally immediate (especially when you email on airbnb). As I have family ties in Bournemouth I am often nearby and so will do my utmost to meet you and check you in, however, in the event that I am not available there is a lockbox with keys in to provide you with 24 hour access to the property.
Neighbourhood overview;
Located only 5 minutes walk into the centre of Bournemouth with all its shops and restaurants. The beach is only a further 5 minute walk. The university, train station and conference centre are all nearby. Set in a quiet neighbourhood but near one of the main access roads through Bournemouth. For groceries there is a big supermarket just a short drive/taxi away. alternatively there is a Tesco Express a few minutes walk down Richmond Hill.
Getting around;
You can walk to all amenities, shops, restaurants and the beach within minutes. The train station is only 5 minutes in a car and there is a local bus route should you prefer.
Other things to note;
*Parties/unauthorised guests are not allowed at the property.
*Please get my agreement for guests in advance.
*Please note that the flat is charged on a per person basis.
*Unless agreed in advance, Check-in is strictly after 2pm. Check-out is no later than 11am. If i am not able to meet you for arrival/departure then adherence to these times may be checked remotely and an early checkin/late checkout will incur a £100 fee.
*For groups where 5/6 guests are booked - the use of the sofa bed is complimentary. There is a £35 charge per bed/per stay for booked groups of 4 or less wishing to use it. Please book this in advance. Due to unanticipated washing and cleaning considerations there is a £50 charge + additional bedding charge of £35 for unauthorised use.
*Please only use the allocated amount of towels and linen for your stay - this is set to 1 towel per guest and 1 set of bedding per 2 guests. There will be a £15 charge per additional item beyond this. Please note, that in the quieter winter months this fee can be waived - however, if you wish to use additional items please simply ask. LONG TERM STAYS - I welcome long term bookings and will accommodate these wherever possible. These bookings will be on a self-cater basis. Amenities will be provided at the start of your stay only. A fortnightly cleaning service (with exchange of bed linens and towels) will be provided. There will be a few private items and essentials left at the property during your stay (cleaning & kitchen products etc) - you are welcome to use these (with the exception of items on the shelf marked "private") but please inform me in advance of anything you finish so the cleaner can replenish these for me.

The property was well proportioned and in an amazing location. It had everything in it that we wanted and more - exceeded expectations. The communication was excellent and guidance and instructions were second to none. I am so glad that I and my family stayed in this property as opposed to a hotel. Fabulous stay.

Lovely property situated just outside Bournemouth centre, a short walk to all amenities. Decorated very nicely and very clean. We only stayed for 3 nights but bedrooms, although lovely, are quite small with only wardrobe storage, which may be problematic for longer stays or larger groups. However we had a lovely time and very much enjoyed our stay. Very well located for the coast and the New Forest, with pubs and restaurants earby. Owner was very communicative and gave very detailed instructions for checking in etc. We had no problems whist we were there, but if we had I think the owner would have responded immediately to resolve them. Great to have allocated parking too. Would definitely stay again if we visit the area again.

Perfect accommodation and location for the wedding on the beach in Bournemouth which was a short pleasant walk away . Many bars and restaurants within a short walk leaving the car behind in the allocated parking st the property

Was a real pleasure to stay in this beautiful flat during my recent visit to Bournemouth. It is gorgeous, well appointed and a short walk from the heart of the action.
