We had booked and were given a non-smoking room on the second floor but people gathered below to smoke! The smoke filtered into our room which defeated the purpose of the non-smoking room! The hotel was described as river view balconies...which our room was not!

The chamber maid was stellar, had scrubbed the old scruffy room, sheets and towels were crisp and spotless, was very quiet easy to sleep
Grubby, old, furniture and mattresses on the walkways, website photos are old. Mattress was lumpy and old. Front desk staff unhelpful

The location is excellent, there are stores nearby, restaurants. Its right on the bus transit stops as well. All in all, great value, great staff - I always have a pleasant stay!

Campbell River is right behind this hotel which is ideal for any fly fisherman but they need to work on access to the river banks. I'm not sure if this location has been recently
sold to new owners but I tested the front desk person if they knew anything about the local fish species and potential patterns one could use but he wasn't sure. it's unfortunate because this place looks like it used to be a really nice fishing resort on the water. The lobby is riddled with what looks like decades of memories, trophies and stories of fishing around this location. As an avid fly fisherman I know the value of this property and I was actually quite heartbroken in the condition it was in.
This part of town is called Campbellton. In recent years this area has fallen into complete disarray with the times. Minus a few excellent retail stores and restaurants, this area has fallen victim to the fall of 20th century modelled commerce and isn't the best location to be in after dusk. At first we were ok with the rate at $100~ but once you understand what other competitors offer in other areas for the same price a lot of parameters come into play. If you choose to stay here I will describe here what to expect:
1. If you want an early check in forget it. They will
try and charge you an extra $30.
2. The rooms are disgusting. I have never seen such a dirty room in my life. Nothing was cleaned. There is dust everywhere. All surfaces show previous occupant drink stains. The furniture is dirty and everything is outdated. The sink was clogged, the washroom is tiny and barely available hand towels and towels. There is signs everywhere to help save towel usage and electricity.
3. Prepare for questionable occupants. The entire building smells of Meth and Marijuana after hours. There are random people coming in and out at wierd hours and some even loiter in the common areas. The doors wooden and are old and weak from decades of wear and tear. If you decide to leave for a bit you don't feel like your room is secure. The blinds have large gaps and anyone walking by can just glance in. The walls are paper thin so don't expect any privacy.
4. We were questioned about a flipped over ashtray down the outside hall to our place. Seems like our area at fhe end was the smoking area and since we don't smoke it wasn't pleasant. We got a rude knock at the door and were questioned about the ashtray and from the looks of the butts it looked like it was sitting in the hallway for a few days. Kinda strange.
5. We got back from dinner and we decided to just pack our bags and leave.

The overall stay was great - the check in process was fast and easy. The room was clean, quiet, had a lovely view of the river. The hotel was within walking distance to the heart of shopping districts. There were plenty of food options surrounding the area. Overall, it was a perfect place to decompress after a whole summer of hard work.
The only thing was the toilet had low suction so it took a couple tries to flush successfully. I'd have mentioned something to the ready-to-help staff if it were an easier fix - I made do, I only stayed two nights.

I loved the view of the river. If I had been in the area earlier in the summer I would have probably gone for a swim. I did notice one person fishing which was nice.
I noticed that there was a hot tub that didn't seem to be in service. It would have been nice to go for a soak.
The room was nicely located but next time I hope to be in a corner room so I can spend the morning drinking coffee while enjoying the rhythm of the river.

We loved the old quaint lodge atmosphere and the old celebrity's photos and stuffed fish on the walls. It had a pleasant little gazebo sitting area near the river that we could sit and enjoy the environment. Eagles were near by.
A more congenial host would have been desirable, but he was accommodating and polite just the same.

The room was really clean.
The property is really old and needs repairs. The shower fell on my head when I turned it on, there was lots of mold in the bathroom, the carpet was filthy. Also, there was no coffee provided in our room even though there was a coffee machine in the room. You get what you pay for.

The location on the river was nice.
The room was very old and dirty. The pictures on the site make it look like a nice place, but it's in a very run down industrial area. It's a worn out half closed 1 star place at best.
