The breakfast was nice. The rooms were cleaned every day. The towels and wash cloths were thick and there were plenty of them.
The place is a little run down. The game room that is also the entry needs a cleaning.

Location was good. View of Seneca Lake very beautiful. Pool itself was clean. Large common area on first floor with large TV and kitchen, another common area in lower level with pool table. Good hot breakfast provided although the honeydew melon was spoiled but served anyway.
Facility in run down condition. Numerous updates/renovations necessary. Mold visible. Holes in walls, carpets stained. Landscaping seriously neglected. Hanging pots of flowers dying for lack of water, weeds, areas need mowing, etc. Decks need cleaning, leaves and cobwebs everywhere. Plywood used for decking warping from rain exposure. Railings broken. Walkways dirty. Could be spectacular with some investment and elbow grease.

I used the desk for my laptop so need some lighting. This was provided by the desk lamp. But to use it, I had to unplug either the refrigerator or the microwave oven, plug in the desk lamp, and then reach down to the floor between the refrigerator and the desk in an area about 4 inches wide to access the line switch for the desk lamp. Then I had to pull the desk lamp forward out of the desk to light the laptop and the front of the desk. Turning off the desk lamp required me to reverse the process. This could have been made a lot easier.
The internet connection. as measured by speedtest.net, was paltry 4 Mbs up! This is unacceptably slow by today's standards.
I noticed a sewerage odor outside in the parking area.
The text on the toiletries was small and faint making it very difficult to tell one from the other.
I enjoyed the breakfast fruit but the hot portion of the meals was not up to diner standards.

Location was great with an amazing view of the lake. Property is clean and well cared for. Bed was comfortable. Breakfast is casual. Fruit and bagels/cereal set out buffet style. Then a hot breakfast plate is available but only one choice per day.
The shower pressure was not good at all. Little odd that the in room coffee maker and fridge were located in the bathroom.

Grounds are beautiful. House is spacious with a lot of great features: full kitchen available, pool table, ping pong. Breakfast was great and staff very friendly. Cindy is awesome!
Found sink in common kitchen with a leak. Unable to use our first night but it was repaired the next day.

This was the first time that I stayed at a Bed and Breakfast. I wanted to do something different for our 40th wedding anniversary. Well, it exceeded my expectations. We had a king suite. It had old world charm complete with a fourposter bed and an electric fireplace. The bathroom was spacious and had double sinks. I felt they paid a lot of attention to detail, including the soft drinks in the refrigerator. The second floor dining area was beautifully decorated. It was nice to have morning coffee on the balcony, and since it was fall, the view was spectacular. It was very peaceful. It was also a great location, close to wineries and the downtown area.
The only thing I was a little leery about was the height of the bed. I needed the little steps provided to climb up. It was fine unless I had to get up at night. However, they did have a night light in the bathroom which helped.

We Had to leave early since other guests were downstairs being loud and obnoxious until 3am. We left later that morning. There was no one to contact about until 8am that morning.

Breakfast provided a good selection. My only suggestion is that we be asked how much food we would like. There was more on the plate than I could eat and I felt bad wasting the food. It was well prepared.

Bed was comfy and room was quite large even though it was outdated.
Lack of hospitality and the fact that the photos embellished the actual condition of the place. Way too expensive for what you get.

The room/suite was a wonderful place to hang out. For that matter, the whole Manor building was great, with a nice pool table and tennis table in the ground-floor common room. Only the nice weather drew us out :-)

it was homey
there was supposed to be a heated pool, but the heater was broken for months and we were not told ahead of time. when I’m called and complained, the owner proceeded to tell me that I didn’t like the other upgrades he had made, such as the new carpets and new tvs. but I was not there for that. I stayed there for the heated pool. I went the year before and the pool was the highlight of the bed and breakfast which is why I booked again. So I was upset when we got there and it was not heated. I understand things break, but they knew if was broken and did not inform anyone. all the other guests were also upset.

At least the woman who checked us in had cheer.
The place was clearly in a post-season slow down. It was pretty deserted and depressing. Breakfast was served by a very unhappy woman although her eggs were delicious.

Breakfast was good. Location was good, close to everything but we keep missing the turn onto Abrams. It would help if there was a sign on the main route.
We were surprised that the bed was not made when they gave us new bath towels.
