The Location on Viareggio main strip was fantastic! Beach and shopping strip right across the road.
Very easy to get around.

Location was great. The room was a very nice size. The breakfast was average.
The service was terrible. As is typical in Italy, you need a card (given to you at check in) to make the electricity work. While we were out, they kept removing it so the A/C wasn't running and we would return to a hot room. The removed wet towels without replacing them. When I needed extra linens, they brought me to their linen room and had me hunt around myself for what I needed. We kept having to ask that the toilet paper be replenished.

Air conditioning!!! Wonderfully efficient and so needed.
There was a good range of food options at breakfast which were constantly refreshed with new different things.
The reception staff were very knowledgeable and helpful and resolved queries quickly.
Hotel has access to a beach club but you still have to pay to hire your space, you just get a slight discount for staying at this hotel but maybe that is how all the hotels with beach access work. It is a nice beach and the staff at the club are helpful and they have good facilities like changing cabins and showers you can hire.
The bed
We had a late flight home and we were able to leave our luggage securely at the hotel while we went to the beach for the day, changed in the changing rooms at the beach and headed off on the easy bus from just up the road back to Pisa airport after making the most of the day.
We were at the back of the hotel so a horrible view of another building. But it was so hot we just kept the shutters closed to keep the heat out anyway. Would have been nice to have a beach view.
The top bunk bed was hard to get into (the ladder didn't clip on securely and to be secure it needed to block the space between the bunks and the double bed meaning you couldn't really leave it there all night. That space felt cramped.
The double bed base was made of wooden slats and because of the layout of the room my husband had to crawl up the bed from the bottom. Putting all his weight on one spot through one knee caused the slats to bend and pop out of their 'sockets' with a horrendous bang and jolt. We thought we'd broken the bed several times! Fortunately we were able to reposition them! Beware the slats - spread your weight evenly!
The hot drinks machine at breakfast didn't make great coffee, which you expect in Italy, and the juice was also quite watery and unusual flavours.

The room

The bed and bed covers were all damp from the humidity in the room. They were almost too wet to sleep on. When we asked them to change it, we were told that "they had just opened and there was not enough equipment", and they just gave us new bed sheets. but unfortunately it wasn't enought because the bed was wet too and we didnt have a enough cover to sleep under. so it was pretty uncomfortable.

Yes, the location of the hotel is perfect. Parking is also very easy. It has a beautiful facade. The kind reception personnel will log your car into the community parking system and you just park in the direct surroundings. The airco in the room works excellently! But then... My advice, spend a bit more and choose something else.
The location tricked us into booking this. Not worth three stars anymore. Two star max, maybe. We had room 303. The cleanliness really is insufficient.
Everything is old, very tired and worn out.
The mattresses are hard and look very old and used.
Cupboard knobs fall off when opened.
The towels are worn out. Washed a million times, they are thin and give you a free scrub.
The bathroom is just not good enough. It looks dirty.
The shower head is too low, the water pressure is too weak, the plastic screen on the bath rim is cheap, unstable and old.
The lighting is nothing more but two Ikea bulbs in a very tired little cupboard which needs replacement.
Despite being at the beach, no place to hang your wet towel or your rinsed swimming gear. Hung at the only available spot, above the toilet, results in a wet toilet seat. It all just gives you a dirty feeling.
Five nights for 910 euros; perhaps the hotel could invest a tiny bit into maintenance? Breakfast not impressive either. A pity, this hotel has so much potential.
