About this cottage rental
Charming, large, self-catering cottage, awarded 4 stars by English Tourist Board. Set in the owner's grounds with wonderful rural views and walks in the High Weald Area of Outstanding Natural Beauty. Situated on a quiet country road between Buxted and Framfield, the property has its own driveway, private garden with lawns, flowerbeds and courtyard outside the kitchen with seating and BBQ. The cottage is furnished to a high standard with original artwork throughout and modern conveniences, yet still retains its charm and old character. The spacious cottage sleeps 8 with two fireplaces, an Aga, four bedrooms, 2.5 bathrooms, and two sitting rooms, which make it extremely comfortable for one or two families or large groups. There are many historic houses and beautiful gardens to visit in the area, as well as charming country pubs. In addition, the cottage is perfectly located for visits to Glyndebourne, the coast and the historic towns of Tunbridge Wells, Brighton and Rye.

The location was lovely for the countryside and solitude however the roads meant that any attempt to visit the country would be fraught with danger. The cottage was idyllic with the only criticism being the cobwebs on the crockery at the back of the kitchen cupboards. The host was very friendly and helpful and everything we needed for the stay was catered for.

This is a great house, comfortably accommodating our group of 7. It is very well equipped and has lovely views from almost all of the windows

The home is beautiful, spacious and relaxing.
Wifi provided as phone reception isn’t good.
Located in a small rural village, a close drive to several bigger areas.
We all had a wonderful stay and the hosts were so helpfully and kind.

Great house, fully stocked with all you need. The second living room worked great as we were holidays as a large group. Communication with Penny was great and super helpful.
Enjoyed our stay and would recommend to anyone who wanted a good base for exploring the south coast as was a short 40mins from most places of interest.

Hare and Hounds provided good food and local supermarkets not far away if you wanted to fix dinner in the spacious and well-equipped kitchen. A very nice week all round, thank you Penny.

My family and I had a fantastic few days in this beautiful cottage, plenty of room for 8 of us. It is in a great location, set in the peaceful countryside yet only a 20 minute drive to Tunbridge Wells and 35 minutes to Brighton. The cottage has everything you need, even a barbecue for those sunny evenings!
Penny was a great host and made us feel very welcome, we will certainly be back one day!

Nice location if you are looking to just get away from it all, but only 10 minutes drive to get essentials. Beautiful setting setting.

This is a wonderful house, very clean, nice decor, spacious rooms. Lovely garden, good outdoor furniture. Very well equipped kitchen - even had a knife sharpener, so could use the knives provided. Penny was great, helpful and very nice. Would definitely recommend to anyone.

Lovely cottage with grand, light and airy rooms that we hired for seven of us over my son’s wedding weekend. The beds and bed linen and towels were all sumptuous! Lovely art work by the owner Penny displayed which were great conversation pieces. Fresh flowers in the lovely sitting room was a nice touch. The owner was welcoming and would have been on hand had we needed them. A couple of points, which are by no means a criticism but just observations having rented quite a few properties recently. The kitchen equipment could do with a bit of an update, kettle lid fell off before we even used it for example. I think a few basics could be provided, like salt and pepper and oil, not just out of date things left by other guests. Such a minor thing but for a short weekend stay would have been handy. The cottage information folder could have been a bit more comprehensive. A proper map of the area, not just local walks. Minor things that sometimes get overlooked.
Over all it was lovely and the garden is just fabulous. Thankyou Penny and Neil.

We chose the house because it was located close to Brighton, as three of us were running in the Brighton Marathon. The house was a lovely place and we enjoyed our stay there. It was just the right size for all eight of us to have our individual space, but also to have family time together. It had a nice outdoor area to relax. It was just perfect for us and we had a great holiday week here. The house was clean, spacious and very well equipped and we recommend the place.

The cottage is a beautiful traditional house with lovely furniture and facilities. We especially liked cooking on the aga, but could use the modern oven too if needed. The beds were comfy and the house nice and warm. The situation is spectacular and very wild. Great for walking and exploring. Uckfield is 5 minutes drive away which has everything. We thoroughly recommend this place.
