- Situated in a nice local town
- Only 2 mins by foot access to the lake
- Very good pizzeria in town

- Free water and coffee machine
There are a few annoying things that would be easy to fix for the owners to make stays here even more comfortable:
- No check-in instructions were sent
- There is no curtain for the window
- No hangers for clothes were provided
- The description suggested there would be a fridge so we brought some supplies only to find out there was none. It was not addressed proactively and no solution was offered
- Wifi password could be changed to something shorter so guests can easily connect
- There is an espresso machine with 2 capsules provided, but with 2 persons staying 2 nights it would have been nice to provide at least 1 capsule per person and night as you would not expect someone to bring this along in their baggage

The property was located very close to the lake and a couple of nice restaurants. It was nicely decorated with a modern vibe and was clean. Beautiful location in a natural heritage protected town, a few steps from the lake across the road. The host was very helpful and quick to respond via WhatsApp and even hand delivered a fan for us. Great TV with streaming apps for the kids to enjoy. Well equipped kitchen - some basic condiments such as salt/pepper/oil would have been useful.
Pictures were misleading in terms of size - was not a comfortable or practical stay for 4 people, suitable only for 2. The sofa bed downstairs took up the entire living area and there was no where for the extra suitcases to go, so we were stumbling over them whilst trying to access the kitchen (all one room). Very very claustrophobic with 4 of us trying to get ready and make food etc, especially in the heat, and unpractical when needing to all get washed and dressed.
Hot water was sporadic when wanting to shower and my husband had to resort to a cold shave. The bathroom had a funny smell emanating from the sink when the toilet was flushed, the bidet plug was broken so could not be easily drained. The most disappointing aspect was the main bedroom; the bed frame was broken underneath and this also meant the mattress had developed a significant dip in the middle. My husband and I were rolling into one another in the middle all night, which is doubly uncomfortable when in the searing heat with no air con or fan! This meant that after the first night my husband’s back was very sore so we had to turn the mattress around to make it more bearable for the next 2 nights. Fan was delivered the next morning, which helped a little.
The other thing to note is that the initial notes about our stay stated that there would be wine/champagne for the guests, however when I enquired about this I was told it was an extra service on demand and to be paid for - no where on the booking did it state this so be aware this is not included as implied. Not a huge deal but would have been nice as we had expected this after our 5hr drive upon arrival.

The place was awesome, Luca great guest. the people of Brienno and the area are terrible. Kind of tourist racists and you can feel it strongly. Como will not be a destination for us again. Common feeling from the 4 of us.

Flat was clean, beautifully decorated & well equipped. Few steps away from the lake. Lovely village & really friendly locals. Nice pizza restaurant as you enter the village. Free parking available (within white parking spaces) apprx 200 to 300 m from the property.
The sofa bed was not comfortable and did not work for 2 people. No view, but a few steps away from the lake - wooden decking with access to the water.

Beautiful property and lovely host, located nearby to the waterfront. The apartment has a lot of character and is furnished amazingly, very relaxing and hidden away.
Location is slightly far away from any of the bigger towns in around lake como, however there is a regular bus to take you between towns.

This nice apartment in the the village of Brienno is a gem - nice decor - good amentities - comfortable bed and bathroom - super quiet and peaceful place
Parking was a bit tricky, along a narrow road some 200m from the apartment - there was no view, since it is dug deep between other building, but there is a short pathway to the lake and it was great - the TV was awful, really slow and outdated

This unique location is something we will unlikely ever experience again - unless we go back - it is simply stunning!! The deck to access the lake for a swim was magic. It was a very quiet location, the apartment was very comfortable.
A fan or something to promote better airflow would be good. On arrival there was a musty damp smell that never really left, which is a consequence of living under-ground. Some basic provisions on arrival would have been a nice touch - as there are no shops within walking distance. For example, some long-life milk or some bottled water.

Excellent location for peace and quiet. Excellent local bar by lakeside.
Lack of clothes hangers and hanging space. Could do with additional towels.
Access is via uneven cobbled steps and could be difficult for some especially with heavy luggage.
Generally the village has little facilities ie no shop for food and supplies.
Would recommend car as local transport is very hit and miss.

Parking can be tricky as there is not a lot of free parking available close by. Otherwise all great.

Fantastic apartment in a fantastic location in quiet village. (The main road was closed due to post-flooding road works). The apartment is really well furnished and spacious. You can't find anything better if you're travelling as a couple. The host was very hospitable and accommodating which made the stay extra pleasant. Thanks and I'm sure we'll be back some day!
There is no door between the living room and bedroom, so it's one big open space. Totally no problem if just a couple is staying there, but is handy to know if you are there with kids. (We sat on the pontoon that is 20 metres away whilst they fell asleep, so this was no problem for us.)
Other handy point is that the couch is really just a one person couch. If you're with two people, one of the sides of the 'bed' is about 70cm wide. Again, for us not a problem, but I can imaging it's handy to know if you're with 4 people, especially adults.

Location is superb for a few nights on the lake. The places is stylishly decorated and really comfortable. The direct access to the lake made the stay. 2 steps out your door and you have a private terrace right on the lake. Great for swimming and an Aperol. This is a place I would and will come back to. The owners were flexible and easily reached. They went above and beyond.

The Flat is located in a small village on the coast of Lake Como full of personality and good taste.
10 meters from the entrance you will find a public pontone where you can chill with your beloved ones till in the night and have a great view of Lake Como..
We had a little bit trouble with the socket outlets. For example the notebook charger can fit only in one socket in the cucinetta.
