About this house rental
Koinonia Manor is a stunning private residence who's family has been displaced to another state. Our loss is your gain as it is an amazing location for your family reunion or group vacation.
With approximately 9,500 square feet (yes, you read that correctly) for your own use, this home includes a private movie room with tiered seating, gourmet kitchen, a stunning master suite with a two person shower (described later), complete guest suite, two play rooms, office, four additional bedrooms with queen beds, basement room with a queen and two twin XL beds, and multiple large living spaces. The house is currently being refurnished and redecorated, so this is an initial listing at a substantial discount with the understanding that the house will be fully functional and ready for your use, but not everything is in perfect working order or as "homey" as it will be in the near future. Everything will be as described, meaning anything not in perfect working order will be clearly stated. You may even have more amenities and newer furniture than described by the time you arrive, but don’t worry, you will not be charged more if the house is better than listed :) While the home is not ADA compliant and does not have bars in restrooms or showers, we did have a ramp built by a friend that can be used to make the front door accessible for a person in a wheelchair and the main level guest suite is designed to allow for a wheelchair.
We will update the entrance keypads with the code of your choice for your safety and privacy. Using that code, you may enter through the double front doors to a vaulted entry with the formal office and large dining room on either side. Ahead are stairs to the "balcony" and an open entrance to the great room with real wood burning fireplace. There is some finish damage to the wood floors in the great room that in no way impairs function and will likely be covered with an area rug soon. On one side of the great room is the Asian inspired private guest suite complete with a roll in shower and wide doorways. On the other is a gourmet kitchen complete with a double oven, Miele steam oven, two dishwashers, large refrigerator/freezer, microwave, two refrigerated drawers, and a center island with large propane cooktop (4 burners plus an indoor grill equivalent to two burners) and a small prep sink. Beyond the kitchen is a pantry that has ample room for everything you need as well as an additional freezer. There is also a half bath and a laundry room with two washers a large dryer, and a two level dryer (bottom is typical, top is an express air dryer). **Due to COVID protocols, the laundry room is currently unavailable for guest use. There is still a stackable washer and dryer in the guest suite along with detergent and fabric softener sheets.
The upstairs has a massive Master Suite with a luxurious king size bed, a sleeper sofa, enough room for air mattresses if you are sharing with kids, a walk in closet the size of a child's bedroom, and a beautiful Master Bath. There is a large quartz topped double vanity with make up seat, a SOK tub (you might actually be able to float in it) and the aforementioned two person shower. One side of the shower has a traditional set up, and the other has a shower system with a shower head, body jets, and a hand held that is stored on an adjustable bar that is perfect for using for shaving while sitting on the built in seat.
On the other side of the balcony is a two room play area that is divided by a half wall and half door, two bedrooms that share a bath, spiral stairs to the garage entry, and two more bedrooms that share a shower and toilet, but each have a vanity in the bedroom. Each bedroom has a different “feel” and a new queen bed. Each mattress is different, so you will absolutely find a bed to your liking.
The basement boasts a movie room with a projector and very large screen. There are reclining seats on two tiers and ample open space in front for additional seats. The components were recently replaced and updated, so it is optimally configured and ready for hours of use. The home has Direct TV and you are welcome to enjoy your favorite shows on the big screen. The basement has a Tiki "bar" and kitchenette (sink, microwave, and dish washer), but is not set up with glassware. We generally used the "bar" for soda and popcorn. There are two full baths including wooden lockers as well as a room that was intended as a workout room but has been converted to an extra room with a queen and two twin XL beds. The main gathering area of the basement has a pool table, air hockey (the scoring feature is not currently working), foosball, and a pinball that needs some lights to be repaired, but otherwise functions well. These amenities are NOT part of a facility and are yours to enjoy privately. A variety of puzzles, books, and games are also available for your enjoyment.
Speaking of privacy, there is undeveloped wilderness for the entire valley behind the home. The neighbors are quiet and far enough away that you may never see them unless you WANT to.
In addition to the beds in each official bedroom, there are 4 fold up beds in the play room closet, couches, and reclining chairs that some guests choose to sleep in because they are so comfortable. When we were still living in the home, it was not unusual for our local friends to stay with us during extended power outages as we have a generator that runs all of the essentials plus the movie room and TV sets (those are essential, right?)
The main level of the home as well as the upstairs hallway are primarily ceramic tile and hardwood, although the guest suite is carpeted. Well behaved dogs with attentive owners are welcome on non-carpeted areas with additional deposit and cleaning fee. As the lady of the house has many allergies and chemical sensitivities, we request that you abstain from scented candles and air fresheners. We happily provide laundry detergent and fabric softener for your use. Essential oil diffusers are welcome if you agree to only use lavender containing oils in non carpeted rooms or the two far bedrooms. We happily accept special requests (such as access to a dedicated gluten free toaster, for example) and will do our best to accommodate them whenever possible.

This house is perfect for us. Everyone has their own room and yet there is enough space for all of us to get together. We have already booked next year. The place is beautiful, and I especially like the Christian artwork.

We were all so impressed with this house, the pictures do not do it justice!! We had more than enough room for all of our kids, grandkids and mother in law!! The views at the house are amazing and the trip into Branson was short! The property owner responded very quickly to any and all of our questions, check out was a breeze! Every house we have ever stayed at had a long list of things that had to be done prior to check out, all we had to do was throw dirty towels down the laundry chute, make sure all furniture was back in place and leave the beds unmade!! Highly recommend!! If we ever make it back to Branson, we would definitely book this house again!!

We have stayed here a couple times and I am still amazed at this awesome manor!! This place is super clean, well stocked, very roomy with space with everyone. Heather is always just a phone call or text away and is so helpful. She is super friendly and willing to go above and beyond to make your stay more than comfortable. I have never stayed at a vrbo that the house is fully stocked with trash bags, light bulbs, paper towels, toilet paper, batteries... everything you will need. I just can't say enough about her home and kindness. Thank you Heather for welcoming us into your home.

A Great Place for a family gathering.

Upon booking, we understood they were in the process of remodeling; however, we did not anticipate it being in such rough shape. It was apparent that regular maintenance was lacking. Upon arrival, the security gate was stuck open. It was supposed to require a security code to access the property and close automatically behind you as you enter. We initially had trouble with the powder room toilet not flushing. We contacted the host and she responded fairly quickly to let us know how to make the toile flush. Upon further inspection of the house, we found mouse poop and pee throughout the kitchen cupboards and pantry. On 2 separate occasions, we saw mice scurrying across the kitchen floor. The kitchen cabinet doors were dirty with food spilled onto them. There were no hand towels in any of the bathrooms. The sleep number bed in the Asian room did not work. The back deck door for the main floor would catch at the bottom of the trim, making it difficult to open or close. We immediately contacted the host with our findings. We stayed at the manor for 3 nights; we never heard another word from the host. It is really disappointing that our concerns were never acknowledged. For the price we paid, you would expect the house to be in a better state and to be acknowledged when expressing concerns about the property. We are most disappointed that we never received a response to our concerns. I would definitely not recommend staying at this location. Your money is better spent elsewhere.

More than we expected, the house and property is beautiful. We loved playing pool with our grandson.
The kids went ziplining just 7 minutes away and had a blast.
Thanks for the cool weather, it did rain for several days but the family enjoyed the theater room and game room. We really didn't care if it rained.

Plenty of room for all 17 of us. Close to Branson. Lots of outdoor space for the kids to play. Teens and adults enjoyed the game room. I love that we could have 10+ at the kitchen table. You will need a masters degree in hospitality to operate the coffee maker. Maybe the owner could provide written detailed instructions.

This was our 2nd year to stay at Koinonia Manor. Our 8 grandkids and 9 adults were very comfortable and there was plenty of space for everyone. The kids enjoyed playing hide-n-seek in the 3-story house! The theatre room is comfortable and we loved watching movies together. The kitchen and dining rooms and very well stocked and functional. Heather was VERY quick to respond to any of my questions and is a tremendous help. We will definitely stay here again! We consider it our Branson “home away from home”!

The house had plenty of room for our big group. The kitchen is spacious with 2 dishwashers and 3 refrigerator/ freezers. It seated over 20 people at the tables. The theater room was a hit with the kids and there were 7 bedrooms with queen beds and plenty of bathrooms.
On the downside the grill was unusable. The toilet near the kitchen didn’t work properly.We had to keep jiggling the handle. The lock on the front door didn’t work properly. We kept it locked and went thru the garage doors.
Overall it was a great place to stay.

We had a family reunion in Branson and half of us stayed at the Manor. Everyone in the group thought the house was great. It is very roomy, has lots of gathering spaces and includes 17 acres. The lawn is spacious and could allow for lawn games. There is a basketball goal and concrete pad also. We had hoped to have some activities out there but we were caught in a heat wave and only the young people took advantage of the outdoor venue. The beds were good and everyone slept well. Some of the bedrooms shared baths but each had it’s own vanity/sink area. I was so surprised at how quiet the bedrooms were. I would wake up and think everyone was still asleep only to find them downstairs enjoying coffee. There is a great theater that would have been fun to use and lots o gaming opportunities in the basement. We will definitely be using Koinonia Manor again.

If you are gathering with lots of families, this is the place to stay. We have had a family gathering in Branson for years, and this is the only one that has all the space needed. The owner is prompt to respond if you have an issue, and the location is close to Branson, but still out in the country.

Great stay to accommodate our large Family!! The basement was perfect for the entertainment which had the theatre room and game tables spread out. I loved the pinball machine! The right paddle would stick but was still fun! The house had everything you needed for entertaining and hanging out. We would definitely stay here again!

Heather reached out to me immediately with answers to any questions I had. There was room for all the kids and grandkids to come together without being onto if each other. We had 17 of us ranging 2 months to 58 years old. The rooms are insulated enough that when you needed to get away from others, you could. Such a beautiful space!

Ok, technically it is located in Walnut Shade, but Branson and everything we wanted to do was within 15-20 mins, so location was perfect.
We had 14 people in our group booked, 11 came. Everyone had their own room and bathroom, which is what we wanted. The house was big enough that you didn't feel crowded.
Some things we found that were not listed, but good to know
2 fridges and freezers, 2 bath tubs, air hockey table, pinball machine, and Foosball table.
Recommendations for guests to bring:
- Plastic/disposal silverware (they have enough for a large group for one meal, so if you don't want to wash constantly, disposables are good)
- Hand towels (they provide plenty of bath towels and wash cloths, but no hand towels)
- Night light(s)- they provide some but for our Littles we needed a few extras
- Large coffee cups (they have coffee cups, but are pretty small)
Overall, we had an enjoyable stay and if we are ever in the area again, we will definitely book at this place.

We had 6 families/22 people. We started with the most fun/and quick photo shoot any of us had ever participated in (Aaron Clark) right on the property. We spent 4 nights and had a wonderful time. Very good sleeping arrangements, plenty of room for kids to play. Plenty of dishes/ pans to cook for our large crowd. We spent 2 days out and about and the rest of the time visiting, playing games, watching football and a movie or 2.

Excellent property and location for our large family get together. Gals went to Design for Life Conference at James Ricer Church in Springfield and guys took children to Silver Dollar City. It was located in the middle of both, right off main highway going into Branson with easy on/off. Property was very spacious and comfortable. Everyone had their own room, which was really nice. We did use one of the rollaway beds and made a bedroom in the master closet!! Yes it was plenty big enough!!Kitchen was really well stocked, all we needed to bring was food. I was disappointed the elevator didn’t work as I was looking forward to enjoying the whole house too.
We really appreciated the great communication with the property owner. We plan to stay here again if the elevator gets fixed. . Pretty sure our littles will be talking about “the mansion” for a long time to come.

There are simply not enough words to describe this property or Heather. The manor is absolutely amazing. Beautiful, large, clean, fully stocked, spacious, grand, breathtaking, close to Branson attractions, quiet area, fenced in area for dogs, garage parking, just fantastic.
We had 13 in our family group. Each couple had their own room, we had our own space, we had movie nights, game nights, spent lots of time in the basement playing pool and air hockey. The kitchen is huge and has room for several people to work together. The dining room and kitchen tables are big enough for everyone to be together.
Heather was quick to respond to text and phone calls. She even allowed us to stay over a little extra Sunday morning so we could have a family breakfast before we got on the road for our 6 hour trip home.
I am beyond amazed at this manor. Our stay was fantastic. We had the best time. We didn't run out of any supplies or need any items for cooking. Everything was furnished. Definately the best stocked and priced vrbo I have been to.

We had a 4 generation family vacation this summer, and we had a wonderful time at this beautiful home. Right as you walk in the door you feel like you’re at home! Communication with the owner was fast and she answered all of our questions. We had 7 kids with us and they had epic hide & seek games. All in all it was great. We’ve already booked for next year.

We loved our stay at this beautiful, spacious property. The location is ideal (close, but not too close to everything you could need). First the upstairs air would not keep up during the day. There are large windows overlooking the back of the home and they create some major heat upstairs! At night the upstairs area would read 80-83% around 10pm when we would go to bed. The unit would finally catch up with itself about 2am. There are no ceiling fans in the bedrooms. The home owner did supply fans.
Second, it’s a very large home but there is not a good space for the whole family to gather besides the kitchen. The living room is the only room to gather in this entire house and there is a sofa, love seat and 2 chairs. That is seating for 7 in a place that sleeps 22 people.
The TVs that where available should have had satellite but that did not work on any of the TVs or in the theatre room down stairs.
We did not have access to a ironing board and iron. I was not sure if that was listed as an amenity but it’s not there if it is.
From the Facebook videos it seems like such a nice place we hired a photographer to take pictures of us at the house. The grass was overgrown and the plants are dead in the pots. ( lesson learned)
If you are using the outside grill you are required to put gas in the tank.
Pool table was broken and covered up.
Lastly, be aware of the 2 laminated pages of stuff you have to do when you leave!! We had dishes in the dishwasher (washed) and a chair out of place and was charged an additional $50. The home is not maintained well.

The house was large enough to fit us all and the kitchen was fully stocked.
This is not a home we will be staying in again.

Big Family Vacation
My entire family, seven kids and nine grandkids along with spouses stayed in this home. There was plenty of room and we were able to get into Branson easily for fun outings. The kitchen is amazing and the beds are great. Heather was easily accessible, too.
