Modern river cabin with the Guadalupe River right in the backyard!
This blue beauty is a 1200 sq. ft. home with a deck in the front and covered porch and carport on the side sits on nearly an acre. The home is located between the 2nd and 3rd crossing. Blue Paradise accommodates 12 guests with three bedrooms and two bathrooms. Parking for 4 cars. If interested in popping up a tent in the yard or bringing an air mattress, 2-4 extra guests can be added to the reservation.
The beautiful Guadalupe River is 130 yards from the backdoor of the home, and there is a gravel road you can drive down 93 yards to alleviate some of the walking!
The airy living room is full of light with huge windows looking out onto the new deck and backyard. One of two couches is a queen size sofa sleeper, and there is a large flat screen with YouTube TV and Roku. Step up a level from the living room, and the full kitchen greets you with a small island, granite counter tops, and stainless steel appliances. Two tables seat a total of 10, with two more spots at the breakfast bar. The kitchen comes equipped with cookware, dishes, and utensils. The guest bathroom is centrally located to the kitchen as well as the guest bedrooms. The first guest bedroom has two queen memory foam mattresses. The second guest bedroom has two sets of twin bunk beds that also have memory foam mattresses. The master bedroom has a queen bed with memory foam mattress and a flat screen TV with Roku and YouTube TV. The master bedroom also has a private en suite bathroom. Both bathrooms come stocked with hotel sized amenities, towels, and two rolls of toilet paper. High quality linens are provided for all beds and bathrooms. There is a washer and dryer in the home for you to use also.
Outside there is space to spread out on the deck or out in the yard. The large yard is perfect for outdoor games, or nighttime relaxation next to the fire pit (fire wood not provided). This home comes with one 8 ft. kayak, one 10.5 ft. two person kayak! There are steps which lead out to the river which is about waist deep. So pull up a chair and enjoy the view!
Kane's ol' River General Store is just the across the way as well for you to pick up all the little odds and ends you might need. There are tube rentals, shuttle services, and more entertainment all up and down River Road. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. This home has a maximum occupancy of 12 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. Overall the home was nice. However, we found LARGE BLOOD STAINS on most of the pillows & bedding in two out of the three bedrooms. We had to drive back home to grab bedding and pillows which highly affected our already short vacation. There is a VERY high expectation on the guests when it comes to cleaning (such as making sure the remotes are precisely on a specific peice of paper or you could be charged if out of place). If we as guests are expected to not only pay a cleaning fee, but also must abide by strict cleaning rules then we should be getting and a safe/non hazourdous experience at MINIMUM, and this was not the case. There was unfortunately no filtered water available, there was tap, but having an alternative water filter system of some sort would be great for people with sensitivities or if there is a tap water ban.

Our family loved this place. It has everything you could ever need. The kids enjoyed watching the goats on the mountain side at sunrise and the deer at night. Our family enjoyed the kayaks and tubes that are on the premises. The boys went fishing and grilled. By night fall the fire pit was perfect for roasting marshmallows. Really wished we would of stayed longer.

We take a family river trip every year but this was the first time we stayed at this house. We absolutely loved the house and the private river access. The house was comfortable. The kitchen was well equipped. It is a little bit of a walk from the house to the river but we didn’t mind. We also walked across the street to the little bar and had a blast. The shower faucets and kitchen faucets need to be replaced but were manageable. Other than that I would highly recommend staying here.

Took a last min getaway with the family and stayed in this lovely house on the river. Great location!! We have our own floats, so it was easy to just post up on the river and grill our meals. The house is roomy and we really enjoyed our evening campfires.

The rental was very clean and totally updated. Thermostat was set on 73 and we are low techies so it did get a lil warm the first night. Comfy beds and fully stocked kitchen for cooking meals with a group. The kids enjoyed the games and toys, adults loved playing cornhole and we all loved kayakIng on the river with the kayaks provided. The view was obstructed by trees so we didn’t have the view we thought we had. I bought hand soap because there wasn’t any. General store was closed most of the time, so had to go to town when we needed anything. We found bar soap and travel size body care in the shower the next day, but, no hand soap in kitchen or either bathrooms. The instructions said to use only drawstring trash bags but only provided the thin trash bags that you tie up yourself. Luckily, I brought a few in case we ran out.The kitchen faucet needs to be descaled from hard water to get a decent flow to wash dishes and such, but other than that was a great place to stay!Beds were comfy too and fans provided in each bedroom. A Plus for TX weather! Overall, a Great place for family or small group to enjoy!

The house was exactly as described. We were very please with the location off the river very quiet and private not many people. We loved that the property provided kayaks for the teens and also fun hammocks to relax by the river. We definitely recommend this house if you want a nice relaxing time in the water with your family. House is fully furnished with all your kitchen needs. We even wished we stayed longer then we planned.

We had a great time at the river with family and friends! The house was nice and had all we needed. Grills were a little old but we made it work. River front access was super nice and close to rapids. Parking was great and outside seating nice! The tree over the deck provided great shade.

Nice property set off a bit from the river
The house was clean and tidy. The drive down river road is beautiful. Tubing rentals are right next door and convenient. We enjoyed the kayaks and hanging out on the river. I was surprised at the loud music coming from the bar a bit down the road and across the street. It literally shook the house until 12 pm Friday and 1 am Sunday morning. There are multiple signs in the house about not making any noise after 10pm or before 9 am but I assume this does not apply to the neighboring establishments. Maybe bring ear plugs or noise cancelling headphones if you are not a night owl.
The walk down to the river is a bit steep and there is not a great lounging area on the duck or near the water. We are young and healthy so it was not an issue, but could be difficult for someone that is older or in a wheelchair.

Wonderful place to stay with large groups. The house was well kept and spacious. The back yard was big enough for setting up volleyball and other outdoor games. The best part is the spot on the river with large trees and the cliffs across the way. Everyone had a blast!

Great location never had to drive we walked to rent tubes and the general store is across the street for ice and charcoal. There is live music Friday and Saturday nights that can be pretty loud so prepare for that. We floated the river one day then anchored in front of house lots of fun

Overall the property was good. It is a long trip to the water the road to drive to it was a bonus but very rutted up and the bank at the water was sloped. The AC wasn’t very cool and we had to shut it off for about 20 min to make it blow cold again. During a thunderstorm the roof had a few leaks that we put some pots under. Don’t count the pullout couch bed as room to sleep it’s very uncomfortable. Other than that it’s a cute house neighborhood is great nice to have koozie’s across the street. Loved having kayaks to use and the deck is great.

Guys trip
Easy to find, great location, did find it a little dirty and some of the of the outdoor games and picnic table could not be used they were falling apart. The grounds had some trash that we picked up but it was a fun trip. I would go back.

Great River Location
This home's river access is great! We loved the short, private walk down to the river, shady access point, access to exploring on the other side of the river, and the kayaks.
The home could use a once-over by the owners to make sure it's stocked as advertised; there are not really enough cooking supplies (many of them very worn or broken) to support cooking for the home's capacity of 12 people. Most of the cookware is best for only couple people (very small pots and pans, no mixing bowls, etc). There were no standard cooking items (salt, pepper, olive oil) so be sure to bring everything you need. The games shelf was a complete mess (puzzles with no pieces, etc.) so bring your own! The kayaks are great fun but only had one functional paddle. And the "bench" at the fire pit is completely broken and on the ground, not as shown in picture.
Finally, this home is directly accross the street from a VERY LOUD club (you can hear every word of their dance music until 10pm on week days, 1am on weekends) so best for people who plan to stay up late or enjoy the club.
Again, the home was mostly fine and the river access was spectacular. I think the owners just need to check their photos and their amenities and make sure all the stuff that probably used to be in the home is still there!

The vacation experience was great! Only a couple of snafus on the trip, for one, there were only 3 cascade pods for the dishwasher, and when you have this place booked up with 12 people (the max it can sleep) you run through those fast! Also, there were only 2 trash bags under the sink and not enough towels for everyone to shower, so we had to use our river towels for the shower...don't want to use them in the river if you're going to have to dry your clean self with them lol. Great location, right across the street from a bar (Bach Party weekend) right beside a tube rental place (closed due to COVID /: ), and right on a good spot on the river to either float or just hang out on your tubes beside the property. We did a lot of the latter. The included kayaks were amazing, there was cornhole, a grill (but it was charcoal so make sure to bring some), a nice deck that my brother broke his toe on, long story, and the place was quaint and nice. Comfy beds, terrible water pressure, lots of sleeping space, and they even had Hulu and Netflix set up on the TV for us (we weren't inside much). The price is pretty steep, but you're getting a good bang for your buck if you bring a lot of people! Honestly, I would def stay here again, just know its a lot easier to drive down the 150 yd STEEP AF drive to the river. It was a good place, I was happy with our stay.

Our group had a great time at this property. The property is well kept and a fun spot tucked away at the river. The amenities were just right for this type of get away. This property is nice and reasonably priced. This spot is great for making new memories.

Such a great house! Perfect size for our weekend trip. Plenty of linens, chairs and so easy to access. The deck was wonderful and the river access was a breeze! We are already ready to book it again next year!
