A very no-frills place in the heart of Inverness. The location was good. It was easy to walk to and had many shops and restaurants nearby. There was even a grocery store not too far away.
I didn't love the decor; the room was small but I could handle it. It wasn't bad at all. It just wasn't great.

Other guests were very nice chatty and considerate, no noise, I was in room 6 top floor, sky view and very bright, really fun 4 days, under the roof and when it was windy it was so fun and cosy, confortable and enjoyable, everything was perfect, nothing was missing even they provided shampoo conditioner and shower gel which is great as when you travel by plane with hand luggage you can’t bring big bottles.
I loved the guide book sent the day before travelling. The location was excellent 2 minutes to the high street 4 minutes to the bus stop to the airport and 6 minutes to the bus station

Shower did not work fully to wash my hair
I am very tall and I am not sure I could work it, it was very slow to come out and took a very long time to rinse my hair as it was just a drizzle after the 3rd day I noticed if I sat in the shower and I was lower it was a bit more water coming out if the shower head
Anyway not much of a problem in the winter everything else was amazing and if I come to Inverness I will definitely stay in room 6 again

"Bathroom" was just a toilet & shower. Not even a handbasin. How are we meant to wash our hands after using the toilet? Use the shower? Nope.

entre le moment de la réservation et le séjour, l'établissement a été racheté et donc le descriptif ne correspondait plus à la réalité: pas d'accueil (une boîte à clés), pas de petit déjeuner (j'ai demandé un dédommagement qui m'avait été promis mais qui n'est jamais arrivé), possibilité de laisser les bagages qq heures le matin demandée (par sms) et refusée, pas de code wifi à disposition...bref, la plus mauvaise expérience de notre voyage contrastant avec l'excellent accueil reçu partout ailleurs

Really convenient to Inverness city centre. The room was clean and comfortable. It was reasonably priced. The property was quiet so that we could get good sleep.
We could not get the room door to lock and there was no one present that we could find to help us. Other than that, all was good.

Nothing, most terrible experience of my entire vacation in the UK. Read the fine print of why I do not recommend this property. Several tries to rectify a situation with a compromise that came too late. And No Refund!!!
This property requested a security deposit as indicated. Non refundable stay also as indicated. Except, they did not indicate that an external company manages the security deposit. Which in fact ,once I put in my card information, my bank in Canada immediately flagged the transaction as fraudulent. Hence, I was unable to secure de security deposit. Communication with the property resulted in several back n forth communiques about using another card- which I did not have regardless. This booking was the last available room in Inverness. Not knowing where to stay as the night before the property could not forgo the security deposit I had to book another place completely in another town. The following mid morning, I receive a message indicating that after all They’d forgo the security deposit. Throughout, the messages I asked several times for a refund as I could not stay due to their security deposit being flagged as fraud.After, soooo much stress and several messages the property refused to refund my money for the room. Im very disappointed in their lack of understanding in this regard. The decision to forgo the deposit should have been made the night before throughout all the messages not mid day the following day. I do not recommend this property to anyone simply to avoid unneeded stress during a vacation so far from home. Btw, im a middle aged women with life experience!

Great location. Room had the necessities.
No wifi! Breakfast and staff on property were cancelled 2 weeks before our stay leaving us too late to find alternative accommodation. A refund of some money would have been appreciated. Plus our room was not clean and ready for us until late in the evening. It was inconvenient communicating with virtual staff although they mainly replied promptly.

Some black mould in the corner of the shower. The shower is very small. The door to the bathroom doesn’t open fully as it hits the bed and there is a high step up to the bathroom right at the door

While sat on the bed, I could reach my arms out and touch both walls. This is a SMALL room!

Mehr als 3 Monate im Voraus haben wir B&B gebucht. Rund eine Woche vor Ankunft wurden wir informiert, dass aufgrund eines Eigentümerwechsels kein Frühstück mehr serviert wird. Was ist mit dem zu viel bezahlten Betrag (wird booking.com aktiv?)? In der kurzen Zeitspanne bis zur Ankunft war es aussichtslos, eine andere Unterkunft zu finden, da wir in der Hauptreisezeit unterwegs waren.
Das Zimmer war unter dem Dach. Aufgrund der Dachschräge waren die Platzverhältnisse eng. Auch ein ein Kühlschrank fehlte im Zimmer.

I have stayed at Kinloch Lodge before but with the previous owner. The room and facilities were the same as they had been during previous stays. With MyStayInn managing the property, it was all done remotely, so they were always quick to reply to any queries or messages. A guide was sent just before travel and used like an app and everything needed was on the app.
Lack of staff at the property and I had to make alternative arrangements for breakfast as it wasn't being served at the property. However, I was made aware of this change in circumstances before I travelled, so I adapted and made other plans to have breakfast.

No breakfast was provided despite specifically being included in the booking. Codes to access rooms were only sent after sending repeated prompts.

The room with a view was spacious with a comfortable bed, the house is really cute and the location is great — walking distance to the main city center but far away from the noise. Would be a really cool place if only it was still privately owned with breakfast included like was promised when we originally booked this “B&B”.
It’s no longer a B&B! It changed ownership between the time we booked the room back in June and when we checked in a few days ago. We specifically booked this property because of the B&B charm with a well-reviewed host and breakfast provided. The new property management company did email us about one week before check in informing us of the change and they they no longer offered breakfast (they didn’t offer any type of compensation for this; simply an offer to provide us with nearby breakfast recommendations) and we’d have self check in so there was no friendly host like we experienced everywhere else in our Scotland travels. Very disappointing! While the new management company did say in their email that if we were unhappy with the change we could request a full refund, but this notice went out so close to our check in date, it would be a daunting task to find similar, available accommodations on such short notice. We were pretty bummed about this as the reviews for the original owner were glowing! They need to change their sign outside as it’s obviously very misleading.

Shower and TV did not work. No breakfast. I left my luggage in the morning after speaking to two cleaners and could not regain access as the pass code for the key had been changed. The next door lady obtained it for me.

Dirty carpet, mold in the shower, splintered door frame at lock, no place to hang clothes, no wash clothes, tiny bathroom with sink in bedroom (really?), no means to charge phone at bedside…overpriced.

It advertised itself as a Bed and Breakfast (B&B) on its signage and Booking.com called it a B&B that included breakfast but no breakfast was offered. Called Kinloch telephone number and was told the property recently sold and new owner no longer provided a breakfast and Booking.com should have notified us. However AFTER we checked out the next day, I did get an email from Kinloch via Booking.com that breakfast was no longer included/offered which seemed very odd. Also, it took several hours of back and forth by email and telephone when we arrived to get correct WiFi password which was very frustrating. Lastly, there were no staff onsite, communication had to occur by telephone or email.

Comfortable room, tidy and clean
Check in process easy but beware if you have limited wifi access as a lot of info comes by email, including having to do a 'security deposit', which if you miss might result in losing your booking.
Basically, false advertising.
You can't market and list yourself as a Bed and Breakfast, and not serve Breakfast! The room notes indicated Breakfast at 8...myself and another couple came down and we're quite baffled to see not a soul and a very empty breakfast room.
The owner later said the room notes were out of date, but for something as critical as this for a Bed and Breakfast', it needs removed asap!
Regardless if the room listing doesn't technically say, again..you are marketing yourself under the 'Bed and Breakfast' banner, and are listed as such, and is on the sign out front. It's a bit sneaky really.
I suggest that it is made much much clearer to the discerning tourist to avoid confusion and disappointment. A simple "please note, this property does not serve breakfast" early in the piece would ensure clarity... But I would imagine would impact bookings for the 'Bed and Breakfast' reason noted above
It is also just a bid odd that you don't see a single staff member, ever!

Trouble during the check in, the main door key was not in the locker that was suposed to be and we had to call to the number indicated and waited a long time until someone pick up the telephone. Fortunatelly the person who answered was very helpfull and the issue wqs quickly solved and the check in was complete. The breakfast was included when we booked the reservation, but after the check in we were informed that the lodge no longer had breakfast for guests, should have sent a notification or informed the guests and update the price as the breakfast was not served. The bed was commfortable.

No breakfast as we paid for. Told by new owners that no refund for this. Also told we would have use of a kitchen and lounge, this wasn’t the case these were locked.
No means to get extra milk , coffee. Fridge outside room was empty.

I think it was a really well-located place. The host was extremly helpful and nice. The room was perfect for a single room. All you need in a small place for the night.
There is not much negative to say - maybe only that it would have been nice to know how the shower works as that was a bit tricky. There was such a nice book/welcome letter with all kind of information and it could have been added there.

My host was so friendly and accommodating. He got up early to make breakfast for me because I had to leave early for a tour one morning. The breakfast was delicious! Fresh berries that were at their peak, delicious coffee, lovely toast, and juice. I'm vegan, and I got a good breakfast. The place was also spotlessly clean, and very easy to access downtown from. The bathroom was very roomy. I had plenty of room for all my things, and I was provided with ample towels.
The water pressure in the shower could have been better, and the holder for the removable shower head slipped up and down a bit. The bed was okay, but not as comfortable as I would have liked, and the chair in the room was wobbly and not safe to sit on. The room was otherwise very well furnished, however.

Our room was tiny. The bathroom door wouldn't open all the way because the bed was in the way. There was mold in the bathroom. Also, there was no air movement and the room was stuffy.

Fabulous location: just up a stairway from the heart of the city, so you are right next to everything yet on a quiet residential street. The owner Sandy provided wonderful Scottish hospitality and the breakfast was great.
Room decor does not feel appropriate for a Scottish B&B - rather glittery and 90s. The showers could be nicer - the electric on-demand hot water was not great.

I picked this property for its location and for its cost.
Despite the stairs down to the centre of Inverness, (stairs and hills are just part of the Scotland experience), it is close to bus and train stations for those traveling without a car. I had a sweet tiny room, perfect for one person. Very comfortable bed, a small desk and an ensuite bathroom.
The breakfast came with the usual full Scottish breakfast, made to order, a selection of yogurt, cereals, small pastries.
The gentleman that greeted me was so helpful as to carry my case up to my room.
All in all I would recommend this to stay in.
I have never seen such huge skylight windows, made me feel like I was in a doll house.
I found no problems at all.
