We loved the location and the grounds. The villa is nice but needs some repairs and maintenance and the furnishings, bedding and decor are in need of updating. The beds are hard and the pillows are hard and flat. The owner was easy to work with and we enjoyed our stay.

We were 4 adults & 3 children (under 7 years old) staying in this well maintained historic home for a week in June. Communication with Sabrina was easy & she was quick to respond and accommodate, both prior to & during our stay. She immediately replaced a broken coffee maker, she provided extra towels upon request (for the pool), & she accommodated us for a very early departure. The charming town of San Casciano is 10 minutes away; with a supermarket and several restaurants. The house is conveniently located for touring Tuscany, about 10 miles south of Florence. We used it as a hub for day trips throughout the region; Florence, Pisa, Luca, Sienna, Greve, Radda, San Gimignano & other places. The large, clean pool was delightful to use after touring throughout the day. The house has been upgraded with all modern fixtures (bathroom & kitchen), is very comfortable and was extremely clean when we arrived. It has the convenience of air conditioning in the bedrooms but due to the ideal weather & stone structure we didn’t have to use it. The only problem we experienced was with the electronic entry gate. It didn’t work properly. Sometimes it took us 15 minutes to get out of the property. It was especially concerning when we were leaving the property to catch a train for the next part of our journey. We informed the owner but that had not yet been repaired. We would highly recommend this magnificent, historic property as a Tuscan hub for extended families and groups of friends.

This very nice restored classic farm house is wonderfully located for relaxation and activities. Our group had bikes delivered by a local shop. Everyday the group spent hours biking through this Chianti region. Afterwards the pool provided much relaxation. The location among the rolling Tuscan hills is breathtaking. The location is also an active farm where we purchased plenty of Chianti Classico and olive oil. Location is a few minutes from plenty of shops and grocery stores. We took the tram to Florence from a station 20 minutes away. We highly recommend this location for a large group.

This spacious farmhouse is situated on a stunningly beautiful hillside in Chianti. The pictures do not do it justice! It was literally one of the most beautiful places we have every stayed. The property was surrounded by olive trees, vineyards, cypress, and citrus trees. The landscape was beautifully maintained. The farmhouse had surprisingly spacious bedrooms and common areas. There are frescoes on the ceiling, beautiful but functional furniture and a wonderful outside table with ample seating. It is perfect for a group or large family. We used this as a base for our travels to Florence, Pisa, Lucca, Sienna, and Cinque Terre. The pool was a welcome retreat after site seeing each day. We used the pizza oven to grill one night, as well as the ovens. All the appliances worked well and the air-conditioned bedrooms allowed us to sleep comfortably. A few nights, we opened windows (all screened) as it was cool outside, and the ac wasn't needed. Sabrina was extremely helpful and even came over to help us figure out the washing machine one day. I would definitely stay here again and recommend it to anyone coming to this area. Our group actually voted to skip a day of sightseeing just to enjoy being around the property. It was just perfect all the way around! My only suggestion would be to have the farmhouse history detailed for guests. Sabrina mentioned it had been in the family for 400 years and we would have loved to know the full history of this beautiful farmhouse and property!

There is no doubt this is a charming 400yo villa in a great location in Tuscany. San Casciano is the nearest town and has great restaurants and amenity. As an old villa you can expect rustic conditions especially regarding plumbing. However, we were disappointed that there was absolutely nothing in the way of basic house provisions. You have to bring your own everything. We had to go and buy bin liners, dishwashing liquid, soap, salt, pepper… basic things for our week long stay. Of course we didn’t expect fresh food but in our experience some basic kitchen provisions would have been nice. There weren’t any suggestions for local things to do either - that would have been another nice touch. It was cold during our stay in May but we weren’t allowed to use heating down stairs! Despite these annoying circumstances we had a great stay in Tuscany. There is so much to do.

The Villa was all we expected and more! Sabrina even opened the beautiful pool a couple of days early and we capitalized on it with some beautiful weather.
My only recommendation would be to place some more specific written instructions upon checkin to cover more details on such things as: obtaining trash bags, operating 1st floor heating, what to do with trash, linens and such upon departure.

We were 4 married couples on vacation and this house was perfect. It was even better than the pictures. The bedrooms are huge. Contrary to some previous reviews, the kitchen is very well stocked. We cooked dinner 3 times and had everything we needed to make a big meal. We also used the outdoor oven fire pit to cook meat. We had a little issue with one of the showers and Sabrina had a plumber come that very same day to fix it. The property is so clean, lush and well looked after. The pool is very big and so clean, we really enjoyed how refreshing it was after a hot day of sightseeing. The location is also really good. An easy drive into town for groceries and to get to all the other little towns in Tuscany. We would definitely stay here again.

Lovely Tuscan villa
The locale is superb though a car is a must.
House is clean with some lovely features, but as previous reviews have stated , it needs just a few basic extras to make the stay even better. We all said what a lovely villa it is and had a wonderful time.
If you want five star with all the mod cons, this property is not for you. If you want true Tuscan rustic then it definitely is!
It is such a shame that such simple little things which would really make a difference have not been done despite previous reviews e.g Basic kitchen equipment - 3 tumblers for 10 people, only wine glasses available.
A microwave , Some small sharp knives
A cupboard for food not just a table top - in 36 degree heat with insects and ants this would really help
A bin in each bathroom and hand soap dispenser
More nice pool towels and available from day 1
Outside furniture needs an upgrade
Pool furniture needs tightening up to stop collapsing and another brolly.
Bedding and towels did not arrive on stated days which meant host having to wash, iron and replace at short notice and guests arrived to no bedding and no towels. This happened twice.
I would recommend this property to anyone but just a little spend on a few extras would make this a 5 star review.

San Casciano Villa - Mom's 80th!
This is a beautiful home surrounded by olive trees and a beautiful Tuscan like setting. We loved this home and Sabrina was great to work with. I would highly recommend! Make sure you have a rental vehicle or two. Uber doesn't really come here.

Nous avons passé unevtres bonne semaine dans une maison magnifique propre et très bien située.,tous les coins de la maison sont agréables. La piscine est très grande et bien entretenue.Au moindre soucis Sabrina et lorenzo sont là pour nous aider.
Je ne peux que recommander ce lieu magnifique au milieu des vignes et des oliviers.

A very nice home in Tuscany.
Overall this is a lovely home, the grounds and exterior are well-kept and beautiful. As other reviewer‘s have noted, the inside is somewhat dated. The kitchen is small and not terribly well-equipped although we managed to cook dinner almost every night. The biggest problem Is the powder room just off the kitchen which has a floor drain issue. I was assured that this would be fixed shortly, as the season is ending and they can make repairs. Hopefully then the smell would be gone. The biggest plus however, is the location. You can take the bus from the center of town and be in to Florence in 30 minutes. Or you can drive to the park-and-ride at Villa Constanta and take the tram into Florence.

Historische Villa in Traumlage
Villa Carmignani ist ein denkmalgeschütztes historisches Anwesen, das von einem wunderschönen, gepflegten Garten umgeben wird. Die Lage ist erstklassig: Ein Katzensprung nach Florenz, direkt im Kerngebiet des Chianti. Das Haus und die Schlafzimmer sind großzügig. Die Bäder sind teilweise recht neu saniert, teilweise aber auch schon etwas in die Jahre gekommen. Die Sitzgelegenheiten außen sind schön. Man findet bei jeder Witterung einen geeigneten Platz. Der Pool ist sehr großzügig und gut gepflegt. Die Küchenausstatung könnte für ein Haus dieser Kategorie vollständiger sein. Manches Sofa in den Wohnzimmern hat schon bessere Zeiten gesehen. Die Vermieter sind sehr freundlich und hilfsbereit. Uns hat es sehr gut gefallen. Wir haben zwei sehr schöne, erholsame Wochen in der Villa verbracht.

Wonderful stay in a beautiful Tuscan villa
We left this morning, and am already longing to go back. The villa is beautiful, clean, huge, well equipped and in a superb location. The pictures do not do it justice at all. The pool is enormous, ten of us playing ball and only filling half of it! Would thoroughly recommend getting in the Chef in Tuscany to cook whilst you are there. I think the most amazing homemade veg pasta and Tiramisu I’ve ever had. It is very close to a well stocked coop and beautiful town, if it hadn’t been so hot, we would have walked in for lunch one day, but drove instead. It is well placed to visit Florence, 20min drive to the tram, free parking and then 20min tram ride into the centre, and also all other major Tuscan towns. We picked up our older teenage children from Pisa airport, again a very easy journey taking just under an hour. I really can’t say anything bad about this place. We have stayed in several beautiful villas in Italy before, but this really did tick every box. Also the family that own it are lovely in every way. Thank you for letting us share your slice of Tuscany. Hopefully we will visit again another year, this time with our grandchildren. (Another bonus, pool is down steep steps but that is fenced from the house 😊😊)

Nice grounds, but run down house that is not being taken care of
I will start with the good things: Beautiful grounds, amazing view, Big pool, beautiful gardening and clean outdoor surroundings. The owners and care takers were very prompt to assist with the issues that came up and extremely helpful.
The bad: The issue that bothered us most was the smell in the house-especially in the kitchen. Combination of mold, gas and sewage. I hated going through the kitchen not to mention cooking. The cabinets held dirty plates and utensils, which were taken care of once we mentioned it.
Take in consideration if you like to cook (and we were dreaming of cooking in Tuscany) - the kitchen is very basic when it comes to accessories. The most basic I ever encountered in houses I rented.
Between that and the odor-we tried to stay away from the kitchen as much as we could. Another thing you should plan is buying EVERYTHING before you get to the house. By everything I mean even sugar, salt and dishes detergent. There was not even one drop of dish detergent. Not a grain of sugar. Honestly, after renting tens of houses and apartments it seems to me very cheap and humiliating to welcome tenants that rent in thousands of dollars without the basic cleaning accessories.
Another issue, if you plan to stay there in the summer - there is no AC in public areas (which we new in advance from the listing). The house was extremely hot and we couldn't open the doors because of the mosquitos.
Bottom line - I'm giving 3 stars because I feel bad to give less. They were extremely nice people. However, as is - I would not go back, nor would I recommend it to a friend.
You can get away with the heat and the dirty dishes, but the odor in the kitchen and other parts of the house, the small, basic, not updated kitchen-was making our stay extremely unpleasant .

Our villa in Tuscay
The villa overall is very good, very nice charming an historic villa , we enjoyed the pool as well, as it was very hot. The ac in the bedrooms really helped at night. Location is good, to travel to florence, sienna, etc. If you like to cook, the villa needs a upgrade in the kitchen, re glasses, utensils, coffee maker etc. Otherwise it is close to good places to eat in San Casinano. Sabrina did a good job as well.

This was exactly what my family and I were looking for! An authentic place very close to town with unparalleled views and amenities. Sabrina and her family were attentive hosts and were incredibly pleasant and thoughtful. Pool area is incredible and the house/property were immaculate! Do buy more of the family wine and oil, it’s very very good! We also hired chefintuscany to come cater a private dinner at the villa and WOW!, we’re we blown away! Very affordable and world class food and service!! I HIGHLY recommend this place to anyone looking for a relaxing trip to the Tuscan countryside!!!! Thank you Sabrina!!!

Exceeded our expectations in every way!
From the moment that we started communicating with Sabrina in order to find out about this beautiful villa, until the moment that we drove away the experience was great! Sabrina is very prompt with her responses which makes communicating a breeze. I even asked if she knew of a private chef that would come in and cook for our family one evening and she helped me with that as well.
Turning into the driveway, through the gate and past the olive groves on either side was breathtaking and thrilling. The property is so pretty and well maintained. The air conditioning in the bedrooms worked perfectly and we all slept comfortably after days of sightseeing and swimming in the beautiful private pool.
The villa sits on a hill and we spent memorable/comfortable evenings gathered as a family under a lovely shade tree talking and looking out at a "typical breathtaking Tuscan view" of hills and vineyards and olive groves. The breeze was gentle and made even the 90 degree days feel comfortable and relaxing.
I would return again and hope to one day.

Beyond our expectations!
Staying at Villa Carmignani was one of the best parts of our trip to Tuscany. It was just far enough outside San Casciano to feel like we were in the country, but still close enough to run into town easily. The views all around were astonishing. It really looked like a postcard.
The house itself was in great condition, nicely upgraded wherever needed, but still retaining all the old touches. One thing that might help to understand, is there are actually 6 bedrooms. But one is in between two others, so it doesn't have its own separate entrance. But there is also a tower bedroom, which was pretty cool too. There are 4 full bathrooms as well, 3 of which are en suite. There is a powder room downstairs too.
It is worth mentioning that the bedrooms have screens on the windows (except the tower), and there are fans in each room. So nice to keep the mosquitos out!
The wifi was really good, which is pretty unusual in Europe based on our travels. The kitchen was nicely equipped with plenty of dishes and lots of cooking stuff. Plus an American coffee maker, which we appreciated. You will need to bring or buy all supplies, including salt, pepper, sugar, etc.
There is so much room in this house to spread out with a big group. We ate breakfast at the outdoor table in the morning, had happy hour under the big oak tree, and ate dinner in the room with the fireplace. It was chilly, but Sabrina was nice enough to bring us some firewood and we built a cozy fire each night.
It was too chilly to spend time in the pool, but I can see it being great for hot summer days.
One night we had two ladies, Lina and Moira, from ChefInTuscany.com (Sabrina's recommendation), come over and cook an amazing dinner for us. That was definitely a highlight!
Sabrina was so great to work with right from the start. She responded quickly to all of our inquiries beforehand, as well as while we were there. We got to meet her mother, daughter and father too! They gave us two bottles of their wine, Lunatico, which is made right below the house, and we loved it so much we bought two cases which we drank over the 10 days we were there.
I really recommend this villa if you are looking for the quintessential Tuscan country villa. We would love to return if we have a chance in the future.

Die Villa Carmignani ist ein Traum. Altes, perfekt restauriertes Landhaus inmitten von Weinbergen und Olivenhainen im Chianti Classico-Gebiet. Große geschmackvoll eingerichtete Zimmer. Und ein riesiger Pool. Das perfekte Ferienhaus! Die Vermieter sind äußerst freundlich und hilfsbereit. Wir (2 Familien mit insgesamt 5 Kindern) haben unseren Urlaub sehr genossen.

Authentic Tuscan Retreat in a Beautiful Setting
The property was well maintained and very clean and in good condition, including the pool. The property is not air conditioned but there are fans for your use. Be sure to bring your own hair dryer. They have provided an electric American-style coffee pot, you have to be creative with finding coffee filters, or bring your own. There is a very convenient grocery store in town where you can get anything you might need or want for your stay. The owners were very friendly and had a handyman available to address any issues or concerns. The grounds are beautiful, we spent every morning and evening relaxing while looking out over the vineyards and olive trees. We wanted to stay another week--We will return someday! The perfect Tuscan retreat!
