About this house rental
The space
Remodeled home has modern amenities, a quiet location, and proximity to all that Seattle has to offer.
The living areas are spread over three levels.
The entry level has a bedroom with lots of possibilities... perfect for groups of all different configurations (kids/adults, couples/singles). It has a queen over queen bunk bed, as well as a twin over full bunk bed. Just outside this bedroom is a full bathroom with bathtub.
Up one level is the main living area. This open concept space has a chef's kitchen with modern counter tops and stainless steel appliances. This flows directly to the dining area with seating for 8 (expands to accommodate more), plus stools at the breakfast counter. Continuing from the dining area is the living room, furnished with a queen futon, DVD, and cable TV. Enjoy our collection of games in front of the gas fireplace.
Continuing up to the top floor, you arrive at dual master bedrooms, each with an en suite bathroom. One bedroom has a king bed and the other has a queen bed.
The home also features a washer/dryer for use by our guests.
Please note,
*Air conditioning is a real rarity in Seattle. Please be aware that like most homes, this one is not air conditioned. You will find a small fan in each bedroom.
Each of our homes has been decorated to pay homage to a meaningful facet of our lives. This home ("Life's a Game") will soon be decorated with a theme celebrating fun and games!
Guest access
Access to the home is provided without a cumbersome lock box or key exchange. Instead, you will choose a 4 digit code, and the electronic lock to the home will be programmed work your code for the duration of your stay.
You will have access to the entire home, including off street parking for one car (and plentiful free street parking for additional vehicles).
Interaction with guests
Your hosts, Andy and Lynne, live just down the block. We are here to welcome you and help you with any of your needs during your stay. We are happy to offer you advice for sightseeing and restaurant recommendations.
Guests will receive, in advance, our comprehensive homemade visitors' guide to Seattle, packed with our personal recommendations for dining, activities, and much more.
Do you plan to cook during your stay? By special advanced arrangement (depending on availability), we will fulfill your grocery list and have your home stocked for your arrival.
The neighborhood
This home is central to everything Madison Valley has to offer: great restaurants, parks, hiking, supermarkets, day spas, and more.
Your hosts made Madison Valley their home when settling in Seattle 5 years ago... and haven't looked back since.
We love walking the streets of this neighborhood, and we will gladly suggest fun walks depending on your interests. Stroll to the beach at Madison Park. Walk by multi-million dollar estates. Discover hidden neighborhood gems such as the farmhouse with horses in the yard and the home that doubles as an eclectic art studio and antique truck gallery. Take a walk through the fabled Arboretum to Lake Washington.
Once you have worked up your appetite, enjoy the countless restaurants that Madison Valley ("Little Paris") has to offer. In addition to French gems, try our favorite tapas restaurant or the best Japanese food east of Tokyo. Take your morning coffee in one of numerous bakeries. Or opt for Thai, pan-Asian, craft pizza, Tex-Mex or more.
Our home provides easy access to Downtown (Pikes Place Market, Seattle Art Museum, Seattle Great Wheel), Seattle Center (Space Needle, Chihuly Glass Museum), South Lake Union (MOHAI), University of Washington, and Capitol Hill. All are accessible by car, bus (numerous bus lines a few blocks from home), or for the adventurous, by foot.
If all of this touring (and eating) has you tired, pamper yourself with a visit to a day spa or nail salon. There are several of each within a few blocks of home, and we are happy to point you in the right direction.

Lots of room, great location, parking a tad tight; overall, we enjoyed our stay. Three of us rented the home for a weekend in Seattle.

The hosts were incredibly accommodating and understanding of our situation. Their home is perfect, clean, big and in such a great location, great price and so many bathrooms! They had everything we needed to cook at home. The hosts were very responsive when I would reach out. I really cannot express how great this place is, and I am grateful I stayed here because now I know where to stay when I go to Seattle.

We were very comfortable at this home. It was clean and well stocked for our needs. The owners were very accomodating and had great communication throughout our stay. The location was great to the area hospitals. Parking was painless.

Clean property with lots of sleeping spots. Large open kitchen, dining area, and living room made it easy to mingle with the whole group. The location was awesome! Walkable neighborhood close to amazing restaurants and bars. Checking in/out was the easiest I’ve ever experienced. Will book with them again!

I was contacted and asked if there was anything that needed repair. Below is my response.
"Yes, the heaters in the basement are not working correctly. The one in the bedroom does not work at all. The one in the hallway works for a few minutes and stops. You have to turn it down, wait a few minutes and try again. They brought a portable heater for us, but we never could get the lower level warmed up properly. The same thing happens in the far bedroom heater. Also, that heater is too close to the end table and is a fire hazard. We also had the fire alarms go off this morning. Apparently the shower set it off. After that one of the alarms chirped a bit and stopped. The fire alarm in the far bedroom is hanging by the wires. The bathroom fan in the far bedroom is not working. I brought my niece and grandnephew and grandniece with anxiety problems here and it was not a good experience. I will not be giving this stay a good rating."
Their response.
"I am sorry we were not able to meet your expectations on this trip. Thank you for the notes so that we can improve our offering for subsequent guests."
We had maintenance come 3 times and they did not take care of the problems.
Do you think my expectations were too high?

We had a small get together for board/card games. It was very hard to get to the place due to the snow and a number of our party couldn't attend (we booked for 10 people staying and only 5 did). We couldn't get to the parking spot due to the ice and snow but luckily we found a spot on the street. There was one broken chair and a dirty mug but otherwise things were nice. The place was a little smaller than anticipated but we were very glad it was warm though we had it at 60 and it got very hot. The fireplace was very cute too. We thought the bunk beds were so cute.

My sisters and I were all in town for a wedding and the life is a game house was perfect for us.
4.9
Our party was a group of friends in town for a wedding, and even with 13 of us there was plenty of space. All the rooms were clean and there was enough space for everyone. It's also in a great, central location to reach downtown or the suburbs.
4.9
Had a great time staying here with my wife and family on vacation. Convenient parking close enough to downtown to visit while far enough to avoid traffic if going somewhere else. Andy and Lynne were attentive and responsive hosts, and our whole stay went off without a hitch.

We were in town for a wedding and thought this place was great! We had four women and one child with us and everyone was comfortable, especially when it came time to get ready for the events there were lots of bathrooms. Loved sitting in the window overlooking the herb garden during my morning coffee.

We had a large group- our Girl Scout troop. We traveled from Southern California, and this was the big trip for which the girls had saved their Cookie proceeds. My co-leader and I LOVED how easy it was to have all of us in one house as opposed to multiple hotel rooms. We were able to buy groceries and eat meals at the house. The beds were comfy and the water pressure on the showers was AMAZING. Everything we needed for a relaxing stay. The bus stop was a short walk from the house, and we were able to take the bus to all of our Seattle destinations which saved us a ton of money. Thanks Andy and Lynne!

Great stay
We had a great time hosting family and friends at the house. It was very central, and plenty of space for our group! We also had great communication with our host from beginning to end. The only challenging part about the townhouse was finding it. It is not straight forward to see the house from the street. But once we found it it was no problem from there.

Family Football weekend
Place was great for everything we had planned, Saturday College football and NFL football on Sunday! As the other reviews stated it is very difficult to find and definitely not suitable for someone with bad knees. We planned on using the kitchen during our 4 days, although not enough pans for cooking. I must say that Andy and Lynn were amazing to our needs. We needed more towels and they had some sent over right away. We asked for early check in and they were able to accommodate. They were wonderful and the group loved the snacks n wine left for our party. The personal welcome note hand written was a perfect touch. I will definitely use them again as they have many different properties in the area!! Thank you Lynn and Andy for sharing your place with us.

Very Lovely Home
We thoroughly enjoyed our stay at the home. Comfortable beds and nice accommodations.

Property was not easy to find. It was extremely hot & stuffy in the house.
Property was suitable for 10 but can use some updating & maintenance. Hospitality was great. We were greeted with wine & lots of snacks for the kids.

Wonderful spot!
Spacious house in a beautiful, quiet location. Perfect for our stay, thank you!

Easy to access, clean, well-stocked and a great location.
This property was perfect for us. Each bedroom having its own bathroom was great, the hosts were easy to communicate with, the condo was well stocked with plenty of towels, soap, etc. It was also clean and easy to get to. It is 3 stories with two of the bedrooms on the third floor. If carrying luggage up stairs is an issue you may want to stay elsewhere. For us it was the perfect choice.
